Pinon Vacation Rentals provides guest support from 8:00 a.m. to 8:00 pm.
All guests are responsible for reading Welcome Book Check-In and Check-Out instructions.
~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. 24 to 48 hours before arrival, check-in instructions will be sent to guest.
**This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV s other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $1000.00 to the Guest s credit card on file, as authorized by Guest s approval of the terms of the Rental Agreement.
Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

Beautiful townhome within a five minute walk to downtown Salida. Overlooks the Arkansas River and our mini schnauzer loved to sit out on the upper deck and people watch as folks strolled along the river trail. We’ve stayed here before and will definitely do so again!

We thoroughly enjoyed our stay at the Dog Friendly-River Livin' townhouse. This was such a great place to relax and had everything needed for us and our dogs. The kitchen is fully updated and equipped and the bedrooms were so comfy. Loved hearing the sounds of the river through the open windows. Salida is a friendly town and this home is close to everything! Thanks for a terrific stay.

We have been coming to Salida for over 20 years and try to stay at VRBO places close to Riverside Park.This location was fantastic and had other relatives in the same complex.Can't wait until next year ...

I was in frequent contact with the property manager and I believe the issues became too much for them to handle. We love VRBOs, especially in the Salida area. The list we kept is below. We are not choosy and love to work with property managers when things aren’t quite right. It helps the process. This was a bit beyond realistic and we thought perhaps the property wasn’t often rented. Some of the list is ‘non-starter’ type items, some are not that big of a deal. None are beyond what should be easily maintained or resolved.
- Oven cleaning chemicals were left in the oven and after days we went ahead and finished the job so we could cook in it.
- Crusty food was on paper towel holder
- Water pressure in the kitchen was poor then started a large leak.
- Kitchen exhaust fan can’t handle the food being cooked on the phone.
- Breaker blew with fridge and toaster oven on it and the breaker panel was challenging to find, so we had to call maintenance. This info could be in a VRBO Guest Guide or something.
- Keys do not work from the outside of the second floor deck door, which caused two lockouts.
- Couch and blankets had pet hair all over them.
- Maintenance contact stopped communication. She ended up telling me that she personally cleaned out the oven…but it was still not cleaned out. I have photos and video of us cleaning it.
- Maintenance crew did not appear to be educated on home maintenance.
- Had to walk back home to check if the work had been done because of prior issues. It had, but was not complete as the mirror was still on the bed.
