**This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV s other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $1000.00 to the Guest s credit card on file, as authorized by Guest s approval of the terms of the Rental Agreement.
Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

spacious condo with exceptional downtown location on the Arkansas river. This two private rooms plus an upstairs living area converted to a bunk room this condo has lots of quiet sleeping space. The large kitchen dining and main living area have views of the old mining site and river and are completely private. When we arrived 6 deer were snacking on grass in the front yard. I would rent again!

Wonderful home in a fantastic location! This townhouse suited our family wonderfully, rooms are spacious, plenty of places to relax. Extremely clean and well stocked kitchen, plenty of towels, extra blankets etc. Garage access for bikes was a great bonus. Can get to everything in town in a short walk, and great rides right from the front door. The sound of the river at night was relaxing

Property was very clean, well appointed and very comfortable . Minutes from downtown via the Riverwalk, the dogs had a great time. Overall a fantastic place

I was in frequent contact with the property manager and I believe the issues became too much for them to handle. We love VRBOs, especially in the Salida area. The list we kept is below. We are not choosy and love to work with property managers when things aren’t quite right. It helps the process. This was a bit beyond realistic and we thought perhaps the property wasn’t often rented. Some of the list is ‘non-starter’ type items, some are not that big of a deal. None are beyond what should be easily maintained or resolved.
- Oven cleaning chemicals were left in the oven and after days we went ahead and finished the job so we could cook in it.
- Crusty food was on paper towel holder
- Water pressure in the kitchen was poor then started a large leak.
- Kitchen exhaust fan can’t handle the food being cooked on the phone.
- Breaker blew with fridge and toaster oven on it and the breaker panel was challenging to find, so we had to call maintenance. This info could be in a VRBO Guest Guide or something.
- Keys do not work from the outside of the second floor deck door, which caused two lockouts.
- Couch and blankets had pet hair all over them.
- Maintenance contact stopped communication. She ended up telling me that she personally cleaned out the oven…but it was still not cleaned out. I have photos and video of us cleaning it.
- Maintenance crew did not appear to be educated on home maintenance.
- Had to walk back home to check if the work had been done because of prior issues. It had, but was not complete as the mirror was still on the bed.
