Good location by The Hoe and 5 mins into town. Quiet area. Proprietor Paul a nice polite chap and you can see he keeps his establishment in good order, moreover the cleanliness. I didn't have breakfast as not really one for eating large first thing in the morning, but it smelt and looked appetising. Shared bathroom was on floor below. Not a big deal for showering, but a little bit of a hindrance for the toilet each time.
Nothing to dislike as such only personally for me: although the room had a nice curtain it was too light to block out early morning sunlight and also by the edge of the curtain railing (I wear night shades but brought a flimsy one); TV small and positioned a bit high up and distant from bed; had to plug in kettle on floor.

Everything was perfect for our weekend stay in Plymouth , went to the theatre on Friday night (10 min walk) sightseeing down the Hoe & Barbican during the day. Hosts very nice and helpful, nice room & breakfast choice. Already booked another weekend stay for October.

Clean and comfortable room, all expectations were met. All expected facilities were available. Great location, close to the Barbican, the Hoe and the City Centre. Friendly helpful staff. Would highly recommend it.
The breakfasts were ok. My poached eggs were hard and still watery (causing soggy toast) and my bacon sandwich on the second day I couldn't eat as the bacon was not crispy enough.
