Location and staff are fantastic. Except minor AC problems, everything is great. Outside is noisy however it is normal due to great location.

Great location, quite clean, good bathroom (newly renovated), a few minutes to the beach and promenade as well as old Nice
One of the receptionist was extremely unfriendly and rude, the “city or landmark view” rooms overlook abandoned building with broken glass and ruined walls...not cool, although the roof accessed from our window might be used as a roof terrace (not equipped though), it covered with cigarettes ends and broken glass. Lift may carry 2 persons only (funny enough). Old furniture in the room
