Lovely personal touches like the brownies and sleep yes. Excellent breakfast with home made bread and preserves.
Parking is a bit of a challenge. Not really anything that can be done about that though when Eastbourne is busy.

The guest house was clean comfortable and homely. The owner was very welcoming and the breakfast was excellent. The location is very close to the beach and other amenities.
My single room was slightly cramped, but I am not particularly tall/large so it suited my needs.
