Room was adequate for a bed for the night. Breakfast was good quality the following morning.
I had a big wooden unit in my room. There was a red towel crumpled a pile in the cupboard side and in one of the drawers there was a partially drunk bottle of water, plus an unopened 1L carton of fresh fruit juice. There was also a partially drunk bottle of water laying on its side on the window cill outside. Shower head rail is completely vertical meaning that you're only able to get water from the shower spraying horizontally at you - at the lowest point straight in your face. Could do with a longer mirror on the bedroom wall as is very small.

The location and price were probably the only good things about this.
The room wasn't as described, no wardrobe, no toiletries apart from toilet paper which was only half a roll for 4 days so had to buy more as i thought they would check maybe every other day for things like this. Food was only served after 11am so had to go out for breakfast everyday.

The room was clean and comfortable and had everything needed for my one night stay. Breakfast was reasonable and staff were accommodating and friendly. I was able to check in early too.
Was a bit rowdy downstairs outside the bar of the establishment but this was dealt with and did not affect my stay.

Cleanliness of the room was good, The bathroom was in the corridor but very clean too. Walking distance from the train station and from the university.
In the small room, the mattress was not very comfortable though. Unfortunately no breakfast available. Also a bit noisy but the pub closes at 10pm so after 10:30pm it was all good. Good value for money.

The beds were super comfy, the toilets and showers clean. The food was nice and the staff were pleasant.
The single glazed windows let in a lot of noise but I do appreciate that it is an old building and the windows are likely too expensive or building listed, this is just feedback as I kept being woken by voices right outside.
The fries had skin on as most do, sadly I can't eat potato skins but the hunters chicken itself was lovely.

Simple & clean. Very central. Friendly Lady showed me to my room & also kindly carried my suitcase. I was sorry that I did not have cash on me to tip her. Clean linen. Good value for the price.
The bed was lumpy - needs to be replaced. Single room #4 needs a new mattress! The bathroom had a bad shower drain smell.

The hotel is ideally situated, very central, close to the train stations and city centre. It’s not every day you get to stay in such a unique pub full of history and heritage, which made for a fantastic experience.
We were visiting Exeter for a stag do and taking part in one of the Devon Rail Ale Trails, and the Farmer’s Union was the perfect base for the weekend. The rates are much cheaper than many other hotels in the city, offering great value for money.
The staff were extremely friendly and helpful, always on hand to answer our questions and make us feel right at home. Highly recommended!
The hotel part of the pub has definitely seen better days, and I agree with some of the other reviews on here, but you are getting what you pay for - and all of my party had a great time and stated Farmers Union being perfect, so no complaints from us here.

We didn’t have breakfast, but the location was perfect for us. The room was small but clean and one member of staff in particular was very helpful, giving directions and carrying our bags up to our room.

The size of the room was adequate for my needs. There's an armoire with adequate number of hangers and drawers. There's also a small desk and folding chair. There's a bathroom and towels. There's also a bar/restaurant downstairs on the ground floor. St Davids train station is about a 10-minute walk, There are eating & drinking places within walking distance. There's also a launderette just nearby. The staff were very helpful and courteous. I am a light sleeper but the street noise (cars & passersby) did not bother me much.
The only negative aspect is the bathroom; it has a bad order.

The room was a small double, but really a small single with a double bed. That would have been fine, but on Booking.com it states that they do breakfast, but it isn't available until 11am, so no use to anyone!

Not much, to be honest.
No sink or toilet in room, the door didn't shut properly , so you had to give it a hard push. Then it would make a loud bang, which wasn't good , when we had an 8yr old with us.
We requested an early check in but they couldn't offer it, as the cleaner had come in at 1pm.
I doubt the place has had a make over in 30 years, its beyond dated.

The room was overlooking the main road so no peaceful nights sleep. The night life in Exeter never finishes until maybe 3 am. The shower was very poor pressure .

Clean and functional accommodation with all the usual. Tea / Coffee makings. A TV. En suite ablutions. Once in your room you can come and go as you please through a separate door to the street, however to book in you will need to do it at the pubs bar.
For some reason the washbasin in the room wasn't a standard size although there was room for one. It was small and of a size more likely to be found in a downstairs privvy.

The shower was needing attention. The cups in the room weren't very clean. I think the housekeeping staff probably weren't given enough time to do a thorough job and I suspect were not paid very much for their efforts. I know this because I have worked in the hospitality trade. They could have supplied a bin in the bathroom for used sanitary products, something I would have thought to be essential. The meet and greet person wasn't very affable, was quite snippy with me. I am a 71 year old woman and I had 3 rather heavy bags to carry. He didn't offer any help. When I asked what sort of food they offered in the bar, he just said "the usual bar food". When I went down for breakfast the next morning, shortly after 10am, which was the time stated on the blurb, the chef was having a cigarette outside. I had to ask for a menu. The man who had greeted me the previous day then came in with sandwiches for himself, which he proceeded to eat, totally ignoring me. After a while I got up and left, without the breakfast I had paid for. I was on a tight schedule, the man scoffing sandwiches clearly wasn't on any schedule. The clock in the bar was slow, for a reason I suspect. The reason I was in Exeter was to collect my fathers ashes, and to go to his house to clear it ready for sale. I was to spend 3 days doing this. What I didn't need was this sort of stay as I had travelled from near Penzance to do this job. I got my breakfasts and evening meals elsewhere. I think that says it all.

Location was good - not too far from the train station or shopping centre
Bedroom was adequate - beds were comfortable and clean. Overlooked not booking somewhere with en-suite which is the norm when we go away, so was a bit apprehensive about having to share facilities. Toilet/shower facilities basic but ok and clean - one separate loo on the first floor (with about 6 rooms), one separate shower cubicle, one with both. Didn't actually see anyone else during the stay so that was all okay and managed to survive. Automatic lighting in the hallway was a great idea - carpets in hallways very grubby
Quite a noisy location - didn't quite appreciate it was a bit of a thoroughfare for the early morning nightclub revellers returning to their beds......and lots of seagulls - so many seagulls!
