Great location walk between train station and st Mark's square rialto bridge so ideal location by Quaint streets and quiet canals and close to vaporetto stop S Stae although not needed if you like walking. Breakfast was simply yummy fresh croissants, bread, cheese salami, yoghurts, tea coffee and juice on the balcony. Great for timing when you just want to continue exploring outside and have breakfast like at home with no delays. We were also blessed with a festa great charity evening outside the location food, music , drink with the locals what more could you ask for. Little gem

When we left our luggage it was in a public area where any guest could have accessed them, there was no staff when we returned we called out to thank them but we just took our bags as we had a train to make. Some local recommendations would be valuable to share also in the rooms.

It was a very comfortable room, with a Venetian style, very clean and it has a great view of the city. Gianluca was very kind and has a very easy communication. We enjoy a lot the breakfast menu.

That there’s a lot of stairs (no elevator) to get to the room, and we have very heavy suitcases.

The bathroom was mouldy, understandably difficult to avoid in Venice in winter. Breakfast was delivered to the room, but it was small and limited. The room was expensive for its size. Friendly owner.
