Pros: Central location, coffee provided, small balcony.
The location is very good. Unfortunately, the bed was a bit small, but very comfortable.
Be careful: when the hostess asked us about renting bicycles, she first mentioned €2, but later it turned out to be €20 for the entire stay. Since it was so windy during our stay that we couldn’t use the bikes at all, I told her after just a few hours that we didn’t need them after all. She then became somewhat unfriendly, and suddenly the money was non-refundable and compared to renting a car.
It’s a bit frustrating when you’re already paying for accommodation and, due to the weather, couldn’t use the bikes at all—especially when you informed her only a few hours later. It felt very inflexible.
The rooms are very poorly soundproofed.
The room did not fully match the photos shown in the booking listing.

Marina was fantastic! I got lost trying to find the location but Marina was there waiting outside when I pulled up. Location was good for me but other travelers may find it a little out of the way from the main sightseeing areas. It was nice to be able to rent a bike directly and store on the property.
A small kitchenette would have been great.

Our room was on a separate floor with an elevator; the apartment was large, spacious, and occupied an entire floor. The staff were excellent, very friendly, and recommended great places to walk. The hotel lobby is cozy and atmospheric. We especially appreciated the high quality of the shampoo provided in the room. The room had a coffee maker, a refrigerator, and a microwave. The location is in the city center, close to major attractions.
The entrance was a bit hard to find - look for the large wooden doors with the letter ‘B’ above them.
The bathroom door in our room was quite heavy and difficult to close; you need to use some effort to move it.
The windows had some small gaps, so we could hear a bit of noise from the street, but since the area is quiet, it didn’t really bother us.

The place we were assigned was perfect for us, as we had specifically looked for a location with a terrace to relax and cool off after a full day of sightseeing. Its location was incredibly convenient, being so close to everything, and we loved walking through the old town every time we returned from other attractions. Honestly, we couldn’t have chosen a better spot, and we’re delighted to have met Marina, our host—a very discreet and elegant lady who kindly provided all the information we needed. It's a great place to stay when visiting Valencia!

We had a lovely stay at this apartment! We enjoyed the tub and the balcony the most. We would like to thank Maria for her kind approach to every request. The apartment is located in a quiet neighborhood and the smell there is great. I would advise everyone to leave the furniture where you found it, the walls will thank you.

We had a great stay in totale. We loved the location of the place and we also liked the way they could arrange transfer from and to the airport. The place was clean and nice and had what we wanted in general so we have no complaints there. The communication what our host Mariana was always good and we felt very welcome from the start.
We also liked that they could arrange bikerental at the hotel. The bikes worked nicely without any problems and we thought it was a good way to get around the city and foremost the beach.
There was also a complimentary snackbar with some croissants and coffee and such for free which was nice.

Location was conveniently located in the old town . Some simple but nice restaurants/ Street cafes were very close by.
The pick up service from the airport was very good.
The Photos in the net were misleading and the “terrace” was not really usable. The whole apartment was very basic.
The host does not live at the premises and can only be contacted by phone or internet, which is ok in most situations, but there was a power cut in the area and it took a long time to clarify, of whether it was only local or throughout the city. As the main door was operated by an electronic code we could not leave the apartment as we couldn’t be sure to get back in. Only after a few hours the owner appeared.

We really loved the layout and ambiance of this place. It’s set up like a small hotel and is a great home base for exploring Valencia. Our room was excellent and we enjoyed having wine on the balcony. We also really loved chatting and engaging with the owner and her husband. Such a fun couple of people and they really made us feel comfortable and welcome. We will recommend this place to anyone.

The accommodation is very comfortable and there’s a lovely library area on the ground floor where you can have free coffee, muffins and biscuits. The style is modern with a few quirky twists. Location is excellent with the historic centre on your doorstep.
There are a lot of dead leaves on plants of the rear terrace of Suite No. 1, it made rather unattractive to use.

Great location and apartment. Easy walking distance or bus to lots of different sights etc. There is a great brunch cafe just on the corner that does excellent breakfast and lunch., and a tapas bar in the evening. Apartment itself is good, and the hosts are super helpful - allowing us to store our luggage in the downstairs lounge area on our last day.
In the street facing side of the apartment the curtains are quite light and there is a streetlight outside - so if using the sofa bed good to have an eye mask. The sound of people walking about in the above apartment is quite noticeable - generally not an issue except it early in the morning.

Three things are always important to us: cleanliness, the shower, and the bed. All were great, and the location was close, but not in the middle of a noisy area.

Located in a quiet neighbourhood about 10 minutes pleasant walking distance to the city centre. Room was spacious and comfortable, and the owner Marina did her best to accommodate our earlier arrival which was much appreciated. If needed, bikes are available to rent from the property.

We were asked to rent bikes in advance from them and told that if we rented from elsewhere they wouldn't allow them in the hotel. We were also told they had limited bikes. They have tons of bikes and they aren't well maintained. I'd recommend getting bikes from elsewhere. We also had to pay for the bikes with cash.
They requested payment for the room in cash and offered us a 2% cash discount but we insisted on paying with a card.
Our room was never cleaned during our stay. I think you have to request it.
The bed should be replaced, AC upgraded and mini fridge maintained. Our mini fridge was leaking.

The original concept of this boutique hotel will not leave anyone indifferent. The opinions within our family are divided into WOW! and WHAT IS IT? It is very unusual to combine bath, toilet and bedroom in one open space, at first it is shocking, but you get used to it quickly and afterwards you even find its advantages (for example, you don't have to walk far at night) ;).
The apartment is clean, comfortable, spacious enough, our kids really enjoyed the nice terrace, they spent almost all the time on it.
There is a Brunch corner restaurant next door to the hotel on the next street with excellent breakfasts, highly recommended
As with all apartments located in the old part of town, there is a slight sewer odor present. When the air conditioner is on, there is practically no smell.

The suites are in the Old part of town, very accessible to everything. However, it is a quiet street so there is no disturbance at night time. The decor of the building is very cool, lots of polished concrete floors, mid century furniture and cool accessories. A very sophisticated, Bauhaus vibe. Reno and Marina were extremely friendly and helpful. Also, great air conditioning, a must in the Valencian summer heat.

READ THIS BEFORE BOOKING HERE - I liked that the owners thought they could endlessly get away with utterly false advertising, making shockingly untrue claims about the studios they rent out and their amenities, thinking nobody will ever report them for fraud. Just kidding, I didn't like that, either. Read on for a brief overview of the many lies for which the property has been, and will be further reported.
The apartments in question are NOT 800+ sq feet (70+ m2). Though we paid for a "75m2 apartment with two rooms", we were given a 32 m2 (we measured) studio with NO doors at all and the sink located by the bed (?!). The said space was nowhere near the description provided on the platform here and absolutely not something we would have paid EUR 100+ per night. I am a former Spanish resident and for that kind of money, you get much, MUCH better in Valencia. Please refer to other reviews where people mentioned being lied to similarly. There are three "suites" in total and not a single one is 75m2 - we've spoken to other guests, too, who were confused and angry over the listing claims. For example, the studio on the 1st floor (ours was on the 2nd) was said to have a "big terrace", when in fact this was just a tiny, dark space crammed between two walls, situated right next to an actually large terrace of a lovely elderly neighbor who uses her property for large family dinner parties EVERY NIGHT.
Secondly, the soundproofing lies. As you see, the property brags about being soundproof, while in reality, the walls are paper-thin, most of them actually plaster, the floors are wooden and can't prevent so much as a fart being heard a floor above or below, and the ancient window frames are of plywood, exceptionally poor quality and cannot even be closed. The constant noise (in reality mostly people just going about their business) makes it impossible to rest - and my family are not light sleepers. The owners play dumb when you confront them about fraudulent ads. Much else has happened that don't have the space here to describe. These people ruined our vacation for profit.
All of the above has been well documented and has been reported to Booking.com, with further claims to be made to the EU Consumer Protection Agency. We are considering further legal action unless Booking.com takes this false listing down.

The location of the flat was very good, it was a walking distance from the city center. The common area downstairs was very cosy, the staff was incredibly nice and helpful. The flat had microwave, coffee machine, AC and it was the right size for three people. The balcony and terrace were an advantage.
The flat is really modern and it can give an impression of being clean but after a deeper look it really isn't. There was a lot of dirt in the corners on the floor, there was mold in between the tiles in the bathroom. Also, the flat wasn't cosy, we came during winter season and we know in Spain there is no central heating (we were using AC to heat up the place as it was very cold), but still we were getting a lot of cold from the floor as it was concrete. Small change of adding a few rugs and some more pillows and blankets would made all the difference.
