Enough space for our family and it was convenient for our purpose
Our room door was damaged, the heating and hot water temperature wasn't working properly, but these are minor things which can be repaired.

The corridors and room adjacent had a strong odour. The lock on the door was very flimsy and did not fit well in the door. Would be nice to have a lamp in the room and an extra towel when two guests are staying.

The location was ideal for my purpose of travel.
The cost was fair.
The temperature in room 1 was below the expected level considering the current cold spell across the country.
The doors leading into the garden/ patio from room 1 was not very secure at all and was difficult to close at the first, second or third attempt. Made me feel slightly unsafe considering it on the ground floor. Needs to be immediately rectified in my opinion.
The door of room 1 when locked did appear very secure and appeared easy to force open from the outside.
Couldn't work out how to access freely or usual tv channels on the tv ie bbc1, itv or channel 4 .

I booked this accommodation for one night from the 12th-13th December so it has ruined my whole stay.
When I arrived at the property, the house smelled extremely strongly of weed. The living room was messy, with wrappers everywhere and what looked like a joint left on the table. I went upstairs to my room and used my private bathroom. Shortly after, the host's sister entered the property and knocked on my bedroom door asking if I smoked and whether I had seen anyone else in the house - I hadn’t.
Later, when I was in bed, I heard people coming back into the property. I noticed that one of them used my private bathroom, which was very distressing. I checked the living room and saw two people there, so I immediately messaged the host.
The host called me and said they were going to call the police. I said I would not leave my room for safety reasons, and the host agreed. However, when the police arrived, the two people in the house refused to answer the door, so I had to go downstairs to let the police in. I then had to explain the situation and show proof of my booking. Four police officers had come to address the situation because the host had reported it as a potential breaking and entering, which I was not informed of.
The police determined that the two individuals had overstayed their booking and removed them from the property. They handed me the key that those individuals had, apparently at the host’s instruction, I locked the door behind them. Afterwards, the host phoned me again confirming that I had the key and to provide physical descriptions of the two people.
This entire situation was extremely unsettling. My privacy was breached, my safety was compromised, and I was placed in a position where I had to deal with the police and the host’s situation on their behalf. Since this was a one-night stay, it has completely ruined my experience.
At no point did the host offer to come by and sort it out herself by the way, and I had to deal with it all...

The landlord was constantly bothering me with phone calls to check if someone is smoking weed in the living room. Police cracked in on midnight.
Apart from that, the toilet is separated from the bathroom. I only had got a towel for two people, bad smell, …….. and a very large etc.

Unfortunately this property was so cold we had to cut our trip short.
There was no heating at all, the room had double glass doors (single payne glass), which did not lock properly.
The bedroom door lock was easily openable and left me feeling unsafe for the one evening I was there.
My ensuite was not an ensuite as advertised and I had to walk down a communal corridor to access both my shower and toilet.
The toilet was next to the front door in which other guests kept leaving unlocked through the night.
We did see the host on the morning we were leaving and he was admittedly apologetic but no offer of another room or any kind of compensation was offered.

The place exists, that's the best part.
Room door and lock damaged and totally inoperable, not secure at all. Allegedly it was fixed following a previous complaint but it was clearly a really poor bodge job.
The door frame was bad too, really bad!
The room key was also the front door key, so anyone staying there has access to all the rooms. Awful security.
My partner shrieked when she saw a silverfish (creepy-crawly) in the wash basin.
Business owners agreed to a partial refund but then cancelled the booking saying that we didn't even turn up, avoiding the refund.

The location was great , my friend and I were in Derby to watch a band so literally went straight out so can't comment on the lounge and kitchen but the bed was comfy and situated in a quiet area , also parking was a bonus although there is only 1 space , there is a free car park called Parkers Piece a 4 minute drive from the house and Trance allowed us to leave the car after checkout whilst we went out for breakfast which was very kind of him , we walked into the centre , it took about 15 mins and stopped at the 2 lovely pubs on the way , The Five lamps and The Seven Stars , both cracking little pubs , top marks for communication , I had to message a couple of times and was answered straight away
Only 1 towel between 2 and also something to bear in mind , we got in at 2am and the guests in the room across the hall came in at 5am and kept us awake for the rest of the morning , giggling and talking in the lounge below our room , this is obviously no reflection on the owner but if you are a light sleeper take ear plugs just in case you get inconsiderate house guests , it didn't ruin our stay though

Location is good and the room was not expensive.
I arrived late due to a delayed flight - I was assured this wouldn't be an issue due to a keysafe, but they did not provide a key to the front door, only my room, so I had to call the owner multiple times and was left standing outside for about 20 minutes at 2am. Also bathroom was not private like listing described. Also could do with a new mattress, as it was not that comfortable. Other guests very noisy in the morning, although I appreciate this part is not the owner's fault.

I think if you use the term ‘luxury’ you open yourself up to easy criticism, for example the bathroom and shower absolutely need renovation, water was gurgling and spurting in our shower drain when next door was using theirs, and it brought up chunks of sediment which wasn’t a good look. Bed could use a new mattress as you can feel the springs.

I found this to be a very good place to stay and enjoyed my time there. Big positives were that the room was light and airy and the bed very comfortable. I'm usually a light sleeper, but I ended up with a better than usual sleep, which was very welcome. I liked that the place was very clean and tidy and I think the idea of having no shoes on carpets inside is a very sensible one. I brought my own lightweight slippers and a shoe bag, so I just popped my shoes into the bag and used my slippers when there. Sorted.
Although there's no TV in the actual room itself, there's a spacious communal lounge with a big TV and comfy sofas in, and a kitchen with lots of facilities to use, both well illuminated by natural daylight. Nice and clean and with a big fridge freezer which I found useful for preparing cold water as I need to keep well hydrated.
My room had a private bathroom which was next to the room with shower and bath. Hot water was available quite fast so no worries about having a good long soak in either.
It's very conveniently located too, being just a few minutes' walk from Derby Cathedral and Ye Olde Dolphin pub. The bus station only takes about 10 minutes by foot (admittedly I'm a fast walker), so around 15 for most people. The railway station is around 25 to 30 minutes away.
I'd like to add that in the evening it was very quiet and I hardly heard anything, which was great. I noticed there was parking outside, and it's on a quiet street in a nice area. I was able to self check in with keys being in a lock box outside, making it easy to come and go without having to bother anyone else.
Trance, the host is friendly and helpful, and explained everything in a clear way. Nice one!
All said, a very decent place to stay, and I would like to stay again if possible on a future trip to Derby.
Just a couple of things I noticed. The bathroom didn't have a wall mirror, so it would help if there was a small one there. The other thing, which is more a matter of personal preference and won't affect everyone, is that the blinds in the room let a fair bit of light in during the morning. It would help if there was a way to make the room a bit darker for light sleepers such as me so we can have a longer snooze. :) That's certainly not a major issue though.

Absolutamente nada. Las fotos que están en booking no tienen nada que ver con las habitaciones en realidad.
La moqueta estaba súper sucia y la casa olía bastante a humedad (quizás sea por eso por lo que tiene un ambientador en casa enchufe de la casa). La puerta al patio del dormitorio de abajo no cierra, se puede abrir fácilmente forzándola.
La verdad es que viendo las condiciones en las que estábamos decidimos irnos y buscar otro sitio donde quedarnos!
