A car is not necessary because you are 10 mins easy walk to the train station, on the flat, along a wide boulevard, again, with shops, bars, restaurants, gelaterias and a park, along the way.

A glamorous 2 bedroom apartment with terrace, Wifi, dish-washer + air-con, on the 4th floor with an elevator, Terrazza Bella has a pretty terrace, full of shrubs, bushes and flowers with mediaeval roof-top and hill views.

With Wifi throughout, it has an open-plan sitting/dining room with a fully fitted kitchen, inc dish-washer.

And, both bedrooms open onto a long balcony, overlooking pedestrian, mediaeval lanes.

In a buzzy, pedestrian area, which is quiet at times, especially during the hallowed siesta period, you are surrounded by shops, bars and restaurants.

And, for those interested in history, Terrazza Bella is housed by the famous Rocca Dei Perugini, constructed by the warring Perugini at the turn of the century, who occupied Spoleto for 2 years. The turning point came when a bloody battle commenced outside the Rocca Dei Perugini between the Perugini and the Spoletini, the latter of whom also doused them with flaming oil dropped on their heads from the top of the Torre Del Olio, 2 minutes walk up the lane.

The history of this specific spot makes what happens in the Game Of Thrones look like a walk in the park !

Further, Spoleto opened a travellator at the beginning of 2015, an underground network of moving walkways, escalators and elevators, that connects all parts of Spoleto together. One of its entrances is 2 mins walk away.

Diagonally opposite Terrazza Bella is a food shop that sells salami, cheeses, truffles, prosciutto, savoury cakes, biscuits, olive oils and specialist and all at great rates. Very handy. Next to it is a takeaway pizza place, which also offers every type of ready cooked goody you can imagine. There are fresh fruit and veg shops. And, amongst the nearby bars, there is the Chocolate shop and a specialist gelateria.

With full catering facilities, you can cater cheaply at home. There is a supermarket, 5 mins walk away. However, the nearby restaurants are extremely good value - all local rates. No touristy rip-off rates here !

With an elevator and the possibility of a car space for an extra 50 euros/week, Terrazza Bella is in the best location if a buzzy context is what you are after.

Surrounded by shops, bars and restaurants, busy at times, quiet at others, especially during the afternoon, when all shuts until 4 pm.

Comfortable, well equipped, thoughtful and efficient management, ideal location for access to both the station for day trips and to the centro storico for exploring Spoleto. We loved staying here even though the rain meant we couldn't make use of the terrace. The apartment was so comfortable and well located that it was ideal. We explored by both train and bus, visiting Assisi, Spello, Montefalco, Perugia, the Cascata Marmore and more, all easily accessible. Local shops and supermarkets were all within walking distance and a shopping trolley was provided to make shopping so easy. The owners' restaurant recommendations were spot on - we couldn't have hoped for better. We are looking forward to coming back again.

There is so much to like about Terrazza Bella in Spoleto, Umbria, Italy. The apartment is plenty big for two to four people and is lovely and comfortable. The kitchen area is roomy. There is lots of light in every room, and there are French doors that open onto the terrazza, which is definitely bellissima! Yes, the terrazza is spacious, tranquil, and somewhat private, with well-kept plants and flowers all around. And the view to the hills is both beautiful and calming. On the other side of the apartment, the balcony looks out over the lively Via Porta della Fuga, yet the triple-glazed window-doors keep out the noise from the crowds enjoying the night life below. The location of the apartment is really ideal: within a 20 minute walk to the train station; close to the moving sidewalks and escalators will take you to the top of the city if you don’t care to walk the steep streets; a short walk to several grocery stores; minutes away from many restaurants, bars, stores, butchers, fruit and vegetable markets, and banks. As for Spoleto, it is a perfect home base for exploring Umbria. We took easy train rides to a day each in Assisi, Perugia, and Spello, and rented a car at very reasonable rates to drive to towns and sites not accessible by train. We definitely recommend visiting Norcia, Bevagna, Montefalco, and the Cascata delle Marmore, in nearby Terni. But there is plenty to see and do and eat in Spoleto itself, which is a lively, cultural, and friendly small city. The Spoleto card offers an economical way to visit museums, the Fortezza, the Roman amphitheater, and many other historical treasures. Among our favorite restaurants were Il Tempio del Gusto, Cava Truffles and Bubbles, Osteria del Matto, and Novecento. Caffe degli Artisti in the Piazza del Mercato is a great place to start the day with a cappuccino, pastry, and free wifi. We loved our time in Terrazza Bella and have just one complaint. The wifi was inconsistent, sometimes weak, and sometimes nonexistent. If your cell phone works in Italy and has data services, you won’t be bothered. Norma and Laurie provide an extensive list of restaurant recommendations, and Laurie picked us up at the station, and gave us a great tour of the immediate area and introductions to local restaurant owners. Parking was available behind the building.

We were two couples travelling together and spent four nights at Terazza Bella after a weeklong stay in Perugia. Laurie met us at the Conrad shopping plaza as prearranged, and we followed him to the apartment located in the lower part of town, just inside the walls, and a short walk from Piazza Garibaldi. In the square, you will find ATM machines, restaurants and a wonderful bakery. As well, there are several large grocery stores nearby, one is within walking distance. The apartment was well equipped and adequately furnished. One bedroom had double beds and the other twin. It is located along a pedestrian only street which made weekend evenings very noisy even with the windows closed however, the weeknights were quiet. Since the apartment is located in the lower portion of Spoleto, and most of the sites are located in the upper area, we were faced with quite the hike each day, but there is a moving sidewalk nearby that travels to the upper portion and it’s free. Laurie showed us were the sidewalk was located as there is no signage – we took the sidewalk up, saving considerable effort and walked down. The sidewalk closes at 9:00pm. It takes about 15 minutes to get to the top and one can get off at various points. It is worthwhile to purchase the Spoleto card for 8Euro, it is good for a week and if one wishes to visit all the sites, it would total 40Euro. We also booked the onsite parking and only drove when we wished to visit the countryside. Try to avoid driving and parking in Upper Spoleto, while we were at the Tourist Bureau, we overheard that a couple was facing a 90Euro infraction fee for taking their car into the square. As an aside, it is worthwhile to visit the Tourist Info Centre. It is equipped with informative brochures and suggested walks. Try to spend an evening strolling around the Rocco with all the locals, viewing the Pointe delle Torri all lit up and then stopping at the bar just outside the Rocco for a drink in the evening – the views are outstanding. Overall our stay was comfortable. We enjoyed eating our meals on the balcony and returning to the apartment for afternoon siestas, or just to regroup before continuing the day’s adventures.

We spent 8 wonderful days in this well-appointed apartment, on the 4th floor of a historic building. Loved the open plan kitchen/living area, with big doors onto the plant-rich patio; golden light and a warm, indoor/outdoor feel. This is a remarkably private and secure place, given that it's in a very busy town. Double glazing means you can shut out sounds from the pedestrian street far below; but for us that was part of being there. Also, it's all so easy thanks to the private parking space (by arrangement) plus elevator. Norma and Laurie are such generous hosts: they will do anything they can to make your stay perfect! But the location really makes it. We loved just walking out in any direction: to a cafe or restaurant, to participate in the passeggiata, to see the wonderful buildings and sights there are in Spoleto... we spent more days in town than planned, simply because we loved 'living in Spoleto', and the apartment makes you feel as if you do. We look forward to returning! (this is a copy of my trip advisor review - decided it should be on homeaway too!)

Terrazza Bella has a really good location in Spoleto - really close to the "escalator" to take you up the hill to the Rocca and Sacred Hills and on the main street where the locals walk for their early evening promenade. But the flat was extremely quiet and peaceful even though central. Everything we needed was in the flat including English channels on the TV. The heating and hot water were very efficient and the landlord very helpful - he even picked us up and dropped us off at the railway station. I highly recommend Spoleto as a town to visit - it was even nicer than I expected and wonderful if you like history. I also recommend Terrazza Bella as a place to stay.

I had the privilege of staying in Terrazza Bella for two months during February and March. The town is quiet this time of year yet there is plenty to do and see in Spoleto and nearby villages and towns. My hosts and owners of the property, Laurie and Norma offered the greatest hospitality from booking to pick upon my arrival until my departure. Laurie even stopped by a grocery store so I could pick up some things before he delivered me to the apartment. They also provided a nice welcome package of olive oil, pasta, wine, coffee, tea etc. During my stay he was a phone call away if needed. The apartment with two bedrooms was spacious, light, comfortable and had a fully equipped kitchen with everything necessary to prepare full meals. There is a lovely terrace off the main living area and a balcony overlooking the pedestrian street off the two bedrooms. The apartment is comfortable for up to 4 persons. There was plenty of room for family that came to stay. Laurie was more than helpful and gracious to pick up family members when they arrived. The train is only a 10 minute walk but with luggage this was a really appreciated service. The location of the apartment with it's close proximity to the train station makes it an ideal location for exploring other lovely Umbrian towns. Assisi was less than 45 minutes by train, It was a favorite destination. Orvieto, Perugia and other lovely towns and cities are easily accessible. Rome is only an hour and half by train. Norcia and Montefalco are great day trips by bus. Beautiful historic Spoleto is enough in itself. It is an extraordinary place and there is more than enough to see and do. There are Roman sites and beautiful churches. The walk up to the top of town, to the Rocca and Ponte delle Torri is worth every step. There is a mobile stairway to get you to the top without the strenuous climb, but if you are able, walking up the narrow streets and past the shops enjoying the sights along the way is worth the effort. The view from the top of the town is amazing and it is a great place to sit and soak in the beauty. Hiking the via Francesco up to Monteluco and visiting the little church of San Francesco was a highlight. I highly recommend a visit to Spoleto. The food is delicious the people are warm, friendly and welcoming. If you stay at Terrazza Bella or any one of Norma and Laurie's properties you will have a home away from home and enjoy every minute. I cannot wait to return.

Terrazza Bella was everything promised in the website and so much more. My 78 year old husband and I were here several days,then he left and my daughter joined me. We had a car and explored all the lovely and historical Umbrian hill towns with great ease. The apartment was spacious and well equipped. The terrace proved to be our favorite place for dining, emailing and sipping delicious Umbrian wine. I'm a gardener and was quite impressed with the huge, healthy flowers and herbs filling every corner of the terrace. Truly lovely, and this,in late October. We're grateful to the gracious owners for their great information about local sights, restaurants and shops. We are already planning our next trip, probably renting several of their properties in this same building. Grazie!

Having a parking bay, washing machine, internet access, the lift and being located right in the centre of your beautiful town was "icing on the cake" - and the restaurant and touring recommendations you gave us were "spot on". We would have absolutely no hesitation in recommending this very roomy, bright, comfortable, well-appointed and spotlessly clean apartment as an ideal location from which to explore Umbria.
