Points for effort but this place needs to up its game on cleanliness.
Location was acceptable for the price - one the cheapest options I could get close to the NEC at short notice (about a 25-minute drive). Was expecting a one-bed annexe, but was put in a three-bedroom house on my own, so very spacious. The bed was comfortable and the linen was clean. Although the location was on a main road, it was fairly quiet, thanks to the double-glazing.
The property has obviously undergone some recent renovations, but these do not extend to the kitchen. Sadly, the kitchen let down the property and was not overly clean, with food spatters on the tiles and a very old and worn scourer by the sink. I only stayed one night, but would not have been happy to prepare food in there. I went to get a glass of water in the night and found a three-inch slug on the worktop. Would not return for this reason alone. I asked for an early check-in and the owner offered to allow this for a £20 fee, which I declined. They later offered to permit an early check-in free of charges. The instructions for entry (via a key in a lockbox) related to the property next door, so I had to ring the owner for clarification. Confusing, though quickly clarified with a phone call. Not the owner's fault, but I was disturbed in the night by some people out the back near my car. Found in the morning that they had discarded their takeaway rubbish on the driveway.
