I can only recommend this accomodation. Very good price, friendly owners, good position.

Couple providing accomodation is very helpul and allowed us to come late in the night. Room was clean, warm, well equiped and bathroom was spacious. Lovely view to loch, I enjoyed it at breakfast time. Good wifi. Free parking.

A pleasant stay in Ullapool

This is a lovely property, an old house with several rooms to let, on a hill just outside Ullapool. We were met at the door by the host, a friendly and engaging young woman with a young one in her arms, who showed us to our room and let us know about eating options, as it was already after dark when we arrived. The room was spacious, and spotless and the bed was extremely comfy. The location is just several blocks from the Ullapool harbor, which one could just about see from our window, a quaint and compact fishing village, but also with a large Tesco in town for stocking up before heading south in the Highlands. We only stayed one night, but we could have stayed longer!

It may have been us in the darkness and just beginning our trip, but we found the signage to the property lacking and the parking area was tight and unidentified.

Perfection.

A superb property. The ‘room’ was in fact a suite of rooms at the back of a large bungalow. From the entry into the room from the property’s main hallway, the suite has a hallway with fridge and bag/case stand. Then you enter the main living space, which has a comfortable leather sofa, two person breakfast bar with very generous tea/coffee offer. The bathroom is actually a wet room because, opposite the wet room you have a sauna! Yes, a sauna, which I used three times after cold days on the mountains. The flooring is laid to allow you to go from sauna to shower and back again. I didn’t but you can if you like. Then there is the bedroom which also has a small dressing space where you hang your clothes. The bed is super comfortable (I like a bed as hard as a board and thought this one would be too soft, but I had three great night’s sleep). Finally, you have a ‘back door’ which is actually the private access to your suite. The hosts were welcoming and helpful when required (I couldn’t work out the digital TV but they sorted it whilst I was out having dinner in the excellent Argyll Arms, just five minutes walk into the village. Also try Oak and Grain for pizza). Overall, having visited Scotland hundreds of times in the past 25 years to climb its mountains, this is probably the best value accommodation I’ve booked. Thankyou so much. If I find a reason to come back to Ullapool (which I love), I’ll be heading straight back to the Highland Rooms. Thanks folks.

Beautifully appointed and comfortable room

The rooms were spacious and the bathroom was huge, including a stand alone bath tub. The bed was comfortable and although located on the main road into town you couldn’t really hear the road traffic. Off site parking was convenient. The host was extra friendly

The location was very good, only 10 minutes walk into the village. Everything was very clean and the room was serviced regularly. We were warmly welcomed and made to feel at home.

It was honestly one of the coziest places we’ve stayed in during our time in the Highlands! Everything was spotless and so thoughtfully prepared, you can really tell how much care goes into it. AJ and Luke were the kindest hosts, incredibly welcoming and genuine, and they made us feel completely at home from the moment we arrived. We only wish we could have stayed a few more days! We’ll definitely be coming back and recommending this lovely place to everyone heading to Ullapool.

Welcoming, friendly owners and an extremely comfortable and spacious bedroom and shower room.

Beautifully presented recently renovated property. We had a spacious, comfortable bedroom and shower room. Lots of thoughtful details such as a shower stool for people less able to stand under a shower. The owners were very welcoming and friendly and explained everything. Nothing was too much trouble. Ten minutes walk into the town centre which had good places to eat. We would recommend Highland Rooms to everyone.

A lovely place to launch a trip to Lewis.

The house was lovingly decorated with pastel colours and fascinating artworks. The room was huge and included a table and chairs, large sofa, comfortable bed, bureau, and a view worth the entire price. The wet-room shower was just perfect. Our host(ess) and her delightful baby and toddler made us feel we had been welcomed into her family. Way beyond expectations.

Waking up to those views felt like a gift - peaceful, expansive, and breathtakingly beautiful. Whether we were gazing out the window or stepping out to explore, we felt deeply immersed in the beauty of the surroundings. But what made our stay truly exceptional were the hosts. Warm, welcoming, and genuinely kind, they made us feel not just cared for but truly at home. We left feeling refreshed, inspired, and already dreaming of our next visit. Beautiful kerb appeal and absolutely warm and cosy inside. The fact we had the room with the sauna was a bonus as it was a very last minute booking due to car trouble 🤦🏼‍♀️ AJ is simply a stunning soul and could have chatted all night .

This apartment was very comfortable! It had windows all around which allowed us to control the temperature and get fresh air. We really enjoyed Ullapool! Walked to restaurants and grocery stores. The couple that hosted us were the sweetest people! We enjoyed their company.

Beautiful and comfortable place to stay

We loved everything about this stay, the rooms are large and very comfortable with great amenities. Everything was very clean and in great condition. The host Luke and his adorable young family live on the property, but we never heard a peep. He was incredibly gracious and helpful with recommendations for town. The location is beautiful and easily walk-able into town

A delightful and peaceful place to spend a night in Ullapool

Really friendly and helpful host. Beautiful property with smart and thoughtful design. Very clean. I really love the smell of the property and the beddings! You can see the sky through the window from the bed which is a bonus. I went here with my family and they really enjoyed the stay.
