Overall, good experience. We came for an IU football game. So the location was close. Needed a roof and a bed, and it provided that. Obviously, if you expect the amenities of a regular hotel, you won't get those. We needed to ask for soap twice since when we arrived there was no soap to wash our hands, and when they cleaned the room the second day, they forgot it again. But those little things were minor. The room was clean and the staff were friendly. Met the expectations of a motel.

At 2AM we awoke to the Police kicking in the door of a room below us. It appears the entire first floor are transient people. We will not stay here again.

I've been traveling my whole life and this is the first time that I stayed in a motel where the bathroom sink is not in the bathroom. The beds were uncomfortable, the only restaurant in walking distance is a really nice breakfast place but it's only open for breakfast, or a McDonald's. This is also the first place I've ever stayed in where there's no closet of any kind and there's nowhere in the bathroom or anywhere to hang a shirt or a jacket. I hung my shirt on the telescoping handle of my luggage. They provide the world's tiniest bars of soap and there's nowhere in the the shower to actually put the soap. This is a place that would be okay for construction crews where their bosses are are trying to save money. The morning coffee is actually better than expected. The family that runs the place is actually quite respectful and nice but this motel is only appropriate if you've run out of money.

The facility was undergoing a complete remodeling and when I got there, the roof was being replaced. Inside the rooms, it had recently been repainted and all the fixtures replaced with new ones. So, it was still quite busy while I had my stay, but the staff was willing to provide help when needed. Note that the location was at a very busy location with lots of traffic. Interestingly, it was quieter during the night than I thought it might be. There was a pancake house next door, within a couple hundred feet, that you could walk to.

The owner is very kind and accommodating. The rooms are newly renovated and the bed is very comfy. Easily walkable to IU Memorial Stadium and close to downtown. Very nice stay and great experience.

A not very clean motel, with cigarette burns in the curtain, hair in the sink and some previous guest’s name tag stuck to the wall. There were also flies in the room.

My experience was terrible. Staff at front desk was unfriendly and unwelcoming. The worst was the room cleaning less. The bedding had fresh blood stains and hairs. The bathroom walls with buggers on the walls. And I paid $240 for one night. I would NOT recommend staying here.

The outside might throw you off but the room was very clean and comfortable beds. We both slept so solid. Front desk was helpful checking in. Although we had some college boys next to us (we are thinking for a sports team from MI), we couldn’t hear them. It was the best value and if we need to stay again in town, we will book there again.

Excellent location, 1 min from IU football stadium. Newly renovated rooms, modern clean. TV, fridge, microwave, hairdryer, toiletries. Everything I needed for the weekend. The manager/owner was very courteous and I appreciate when an owner puts money back in his property. Clearly updated the entire hotel, currently the reception area so no construction noise. I was very pleased and didn’t pay the outrageous price that other hotels charge in the exact same area because they know people will be visiting the college. I will definitely stay here again.

My wife was traveling alone and when she got to the hotel it didn’t even look open. Certainly didn’t look like the photos online. See attached photo. She was too nervous to stay and went to another hotel. They should refund our money.

I reserved a room for me and friend. I reserved online, and I checked in and they refused to give me my 1 bed room and made me pay the amount for a 2 bed room. I had to pay an extra $21. That's very rude and disrespectful

This property is located within walking distance to Memorial Stadium. The rooms have been completely renovated. No amenities, but very clean. The beds are small (full-size), but adequate. Only one problem. We were a group of three couples, and everyone paid a different price for their room. Guess that's all supply/demand related, but it didn't make me feel great - especially since I paid about $100 more per night than another member of our party.

Worst experience of my life. Our bed sheets and pillowcases were full of black stains and to make it worse as I was eating a ROACH crawled across the counter to join me. I spoke to the man behind the counter telling him I need to get my family out of here and he couldn’t even refund me my money. Needles to say we left that night and drove home. ABSOLUTELY HORRIBLE
