By booking this reservation, you agree to comply with all House Rules and Grand Panama Resort rules and regulations. These rules exist to ensure a safe, respectful, and enjoyable stay for all guests, owners, and residents. Please treat the property and resort amenities with the same care you would your own home.

-Guest Verification & Booking Requirements-

For safety and compliance with local regulations, government-issued photo ID may be required from adult guests. The guest who books the reservation must be present for the stay and may not book on behalf of another party.

-Self-Catering Property-

This is a self-catering vacation rental. Linens and towels are provided, along with starter supplies to help you settle in. Guests are responsible for laundering linens as needed and purchasing additional items such as shampoo, conditioner, toilet paper, paper towels, dishwasher pods, and other consumables during their stay.

-Check-In / Check-Out-

Please adhere to the designated check-in and check-out times unless approved in writing. Unauthorized late checkouts may result in charges of $100 per hour.
Occupancy & Unauthorized Guests

Do not exceed the property's maximum occupancy of [Insert Number] at any time. Only registered guests are permitted. Unauthorized guests may result in $100 per person per night, immediate termination of the stay, or eviction without refund.

-Noise, Parties & Quiet Hours-

Quiet hours are 10:00 PM – 8:00 AM. Excessive noise, loud music, parties, or disturbances are not permitted and may result in fines or eviction without refund.

-Smoking Policy-

Smoking and vaping are not permitted inside the unit. Smoking outdoors must occur at least 10 feet from doors, windows, and balconies. A $500 fine plus cleaning or damage costs will be charged for indoor smoking.

-Utilities-

Please use utilities responsibly. Excessive or negligent use (such as running AC with doors or windows open) may result in additional charges.
Personal Property

UMB Vacations and the Grand Panama Resort Association are not responsible for lost, stolen, or abandoned items.
Property Access

Management, maintenance, or contractors may access the unit for emergencies or scheduled services (including pest control). Advance notice will be provided whenever possible.
Damages

Guests must report any damage promptly. Failure to report damage may result in charges to the card on file for repair or replacement costs. By booking, you authorize UMB Vacations to process such charges if necessary.

◆ Grand Panama Resort Rules & Amenities

-Registration, Wristbands & Parking-

All guests must register upon arrival and pay the $55 resort fee, which includes wristbands and one parking pass. A second parking pass may be purchased for $35. Wristbands must be worn at all times on property.

Parking is allowed only in designated areas. Oversized vehicles, trailers, boats, golf carts, and similar vehicles are prohibited. Motorcycles require a special parking pass. Vehicles parked improperly or without a pass are subject to booting, towing, and fines at the guest's expense.

-Pools, Fitness Center & Common Areas-

All common areas are monitored by security and video surveillance.

Pool & Spa Hours: 9:00 AM – 10:00 PM (no lifeguard on duty)

No glass, food, or drinks in pools or spas

No smoking or vaping in pool areas

Children must be supervised at all times

Swim diapers required where applicable

Fitness Center Hours: 6:00 AM – 10:00 PM (18+ only)

Balconies, Walkways & Conduct

Do not throw, hang, or store items on balconies or in walkways. No items may be hung on balcony railings. Portable grills are prohibited. Bikes and scooters must use designated storage areas only. Violations may result in fines or eviction.

-Local Ordinances-

No alcohol on the beach during the month of March

Pets are not allowed on beaches or pool decks

◆ Eviction & Refund Policy

Guests who violate House Rules or Resort Rules—including noise violations, unauthorized guests or pets, damage, or disruptive behavior—may be removed for cause under Florida Statute §509.141. Guests evicted for cause will forfeit payment for nights already occupied. Remaining unused nights will be refunded at the time of removal.

Property is OK very low on dishes one little pan so little only for two eggs no cutting boards no hair blower bedroom is so small one person can barely walk around two people no chance and my biggest minus for this apartment is AC unit is IN bedroom next to your head so sleeping with that noise is impossible so we have to sleep in living room 😡.Tv didn’t work because there is no battery in remote I have to go to buy batteries. unfortunately, I don’t recommend this unit and I will not go back ever again
