Absolutely everything. The concept was new and unique which was exciting enough but the room was actually beautiful. It was comfortable, had everything you need, has a beautiful massive bathroom. The shower was lovely. It is so clean and new and fabulously styled. I was like the 13 year old version of myself so excited to see the pony and sat watching him all evening until it was too dark to see and even then kept squinting through the dark to look at him lying down having a snooze.
Nothing. I loved it all. It was amazing!
Negatives would be it is on a working livery yard. For me a positive but others may not be so keen. However, the yard was beautifully maintained, the people using the yard are all lovely and so quiet. My excitement just grew watching all the comings and goings on the yard. It is just a stunner so was a positive for me and probably anyone that would choose this accommodation.
The other negative would be the very long driveway. You would definitely need your own transport and it is a bit bumpy but not enough to worry about, I have a tiny Fiat 500 the weather had been raining for a few days and it was absolutely fine and when you get there you have your very own parking space literally at the back of the accommodation so about a minute from the front door. I loved it!!!! If you’re thinking about it, then you obviously love horses so book it. I would definitely book again.

Very friendly, lovely facilities and all of us enjoyed the stay very much. From the start, the information sent by Chris was detailed and clear, with excellent directions to the location. It was a pleasure to meet Bertie, who was very patient with the boys and we enjoyed spending some time on the farm. The shower was fantastic and the place was lovely and clean. Thanks for having us, it was too brief a stay tbh!

The ambiance of the livery stables was busy and well-managed with contented horses and owners coming and going.The farmland around , not far from the city, was beautiful.
The owner was friendly with a young family on site, and, as a professional builder,had built the stables, including the one bedroom apartment we stayed in. That was a lovely idea for horse lovers.
We came from Dorset to visit a performance at the Northcott Theatre, and it was very nice to stay outside the city in such an unusual setting.
"Sleep next to a Horse in a stable by the city" is not an address! The address is Rollenstone Farm, and if we had been given that we would have been spared a great deal of stress. The postcode , which we were given apparently applies to the whole area. We arrived , following that, at Rollenstone House. There were No Signs to indicate there was a farm or B+B down the muddy track next to it . The owner of the house said she had no knowledge of it ( when we finally spoke to the owner he said he knew her well and had built her house) I left a message for him on his phone, but he didn't reply till an hour later. She said it must be in Valley Road and to go back down the hill . But when we arrived we went round in circles on new housing estates. Stopped at a cafe exhausted, Finally the owner rang back and told us to go back to where we were and down half a mile of rough track, to Rollenstone farm. Why this information wasn't given I don't know! We lost the restful afternoon we would have had befor going into town for a meal and the theatre.
So between Booking.com and the owner please sort out the address and signage when you reach the track next to Rollenstone House!

This is a quiet location just on the edge of Exeter. Finding it needs some extra effort however it is a nice get away with horses and other pets all around. Definitely an escape but close to the town.

Difficult to find,signs are covered by overgrown bushes.
Toilet flush not working-was given a bucket to flush.
If you are booking for the horse-please note the horse wasn’t there for long-half an hour after we checked in at 4pm and did not come back until the next morning 15mins before our check out time at 10am. Should not be advertised as ‘sleep next to a horse’ if there is no horse in the stable overnight.

Sleeping next to the stable was fun and the kitchen had everything we needed.
The driveway was more dangerous than expected. Had some difficulty finding the correct building. We never managed to figure out how to lock the door so felt unsafe. Took many attempts to figure out how to flush the toilet. Didn’t enjoy having to drive to the nearest supermarket to buy bedding for the sofa bed.

Super room with plenty of space for the two of us. Lovely large modern bathroom. Mini kitchen would have been useful if we were staying longer. Excellent parking. Very friendly host.
Of course the horse looking at us through the big picture window added something you don't get any where else. The people in the yard were very friendly also.
Would have been nice to have had a couple of tea bags and some milk to go with the kettle so that when we arrived we were able to get a drink. Finding out that we would have to go out again after we get there via a long drive just took the edge off a great stay.

Everything, the room, the horses, the location, the value. This was cheaper than a Travelodge, and I cant quite work out why as it is fantastic. The room was spotless, people on the livery were approachable, and spoke to the kids for ages and even showed them examples of what they meant. I would recommend to anyone and we will 100% be back again.

When we were looking for places to stay in Exeter, we almost went for one of those hotels that all look the same, but decided to scroll a bit further to try find a place with personality. My wife loves horses, and this room made her week. Very spacious room with all the facilities, beautifully decorated. Our neighbor horse was a cob called Bentley, he was really sweet and pop to the window to say hi a few times, and also enjoyed some nice face scratches from the stable door. The room was clean and the bed was a bit noisy due to springs but overall very comfortable.
I would 100% recommend this place to anyone that loves animals and is looking for a unique experience. They even had several super friendly cats that enjoyed some pets.
The only downside is that some of the horses were a bit noisy overnight when moving around (which is totally expected), but the chance of waking up to a friendly pony's face in the morning makes up for everything!!

Title was 'sleep next to a horse in a stable' very disappointing as no horse in the stable next door from check in until 8.30am!!! Checked out at 10am.
Not able to stroke other horses in the stable block unless the individual owners allowed it. Didn't feel very welcoming.
Also, difficult to find property. Welcome email including location was not sent until 5.30pm when the check in time was 4pm!

We booked this as a surprise for my 7 year old daughter who loves horses and it was amazing she loved every minute of our 2 night stay.
We had a 2 year old horse called Billy who was in the stable next to us. His owner Pippa made my daughter’s experience even more amazing letting her help groom and spend time with Billy.
The people who keep their horses at the yard were very welcoming and friendly and it was a great experience a lady called Tracey who had 2 horses there was also amazing with my daughter.
It was very close to the town we ate there both nights.
There is a small kitchen so we had breakfast and lunch at the apartment.
The shower was really good.
Just a wonderful experience and I can’t wait to go back.

Great apartment in a livery stables with a friendly, entertaining ‘neigh’bour. Beautiful location and a very helpful team. Clean and spacious room that was well equipped for a weekend base - we were out and about for most of the time. Great bathroom. Only request would be for some outdoor space/seating but the farm and fields are all around.

Amazing location, great apartment, beautiful views, and so close to the city centre. Chris was a fantastic host who went completely above and beyond to make our stay a really great experience. Our equine host was also delightful and kept us entertained.

Wenn man den Weg zur Pferdefarm einmal gefunden hat, nächtigt man mitten in der Natur und in einem aktiven Pferdestall!
Host Chris gibt sehr freundliche und umfangreiche Informationen und auch die Pferdebesitzer, die man im Stall trifft, sind sehr hilfsbereit.
Das moderne und geschmackvoll adaptierte Apartment mit kleiner Küche bietet allen Konfort.
Pony "Birdie" ist ein ruhiger und sehr lieber Nachbar, dem man durchs Fenster beim Fressen, Spielen und Schlafen zusehen kann, der sich aber auch gerne kraulen lässt.
Ein ausgefallener Platz für Pferdeliebhaber, keine 10 Minuten von Exeter entfernt. Es empfiehlt sich aber ein Einkauf, denn in der nahen Umgebung gibt es keine Lokale oder Geschäfte.
