Ideal overnight stay

Clean and comfortable. Kettle, mug, spoon plus tea, coffee, milk and sugar provided as well as shower gel, shampoo, conditioner miniatures and bath towel. Freeview TV also in the room. Everything I needed for my overnight stay :-)

Great Guesthouse

I used this cheap Guesthouse for a football game In Birmingham and was very impressed. Great communications regarding checking in and decent location. 10 mins walk from the station and only a couple of stops from Birmingham. Spotlessly clean and very comfortable bed. No traffic noise and a good night's sleep. Very happy

A good budget place to stay

The lodge is in a good location for getting to and from the NEC in about 20 minutes. Car parking is extremely hit and miss, as even if you do get one of the two spots outside the lodge, people park across the driveway so you're blocked in. No decent restaurants or food places nearby beyond dodgy takeaways, so eat before arriving or bring your own food. Good kitchen (I never used it). I would recommend that the lodge send the info about the key box earlier than on the day of artival, as I was driving and unaware of the email. Room was warm and bed was comfy.

Told the lodge I would arrive between 5-6pm, and arrived at 6pm but my room hadn't been cleaned, so had to wait for it, but the owner was very apologetic and friendly.

Lovely property, unfortunate access experience

The property was clean, comfortable and very well-equipped.

I was unable to contact the host on arrival, wasted almost an hour waiting in the hot sun outside while I tried to get hold of him via Booking.com which made me late for my dinner reservation that night. I had not been supplied with a code for the lockbox either. The host was very apologetic when eventually he called me back but it didn’t really make up for all the stress and spoiling the event I had been looking forward to.

Ideal to get your head down. The owners were lovely, explained everything I needed to know and made sure I had everything. The room was cosy and simple, had everything I needed.

The only downside is the parking, they had a drive but only had room for 2 vehicles, had to park 200 yards down the street which wasn’t ideal in the middle of the night but the property was excellent.

Clean and tidy place for a short stay in a quiet area.

The property was very clean and comfortable. Clean beddings and towels, even had soap and shampoo. Yea and coffee facilities in the room as well. The room was spacious and the area is a quiet neighbourhood, so ideal if you’ve had a long day and want to just get some rest. I really enjoyed my stay.

Outstanding value and a great place to stay!

The property is a large house on a quiet, leafy residential street with no through traffic. Stechford railway station is just 10 minutes walk away and there is a decent selection of takeaways (mostly cash only) nearby. My room was spacious and well appointed, clean, quiet and comfortable. I had a really good night’s sleep. Monday was very helpful and welcoming and he runs an excellent, amazing value property. I would definitely stay there again next time I am in Brum!

Staying in the ground floor, former sitting room (immaculately transformed into a master bedroom!), I felt it could have been a problem had people been using the kitchen/dining area next door, late at night. But I guess if you want to be guaranteed solitude and no noise, simply indicate your preference for staying upstairs when booking. Having said that, there was a downstairs loo tucked under the stairs opposite my room door which was very convenient!

Hams Lodge exceeded expectations with warm hospitality (Rebecca is great!) and it's very clean, parking on site and comfortable! The stay was complemented by a great mocha, which was a nice bonus in the room ;)

Noisy from rooms above, but this quietened down before I went to sleep :)
