About this apartment rental

Elegant, finely furnished and bright apartment, also suitable for families. It is located in the historic center, in the San Niccolò district, a part of Florence much loved by the Florentines.
It consists of 2 double bedrooms: one with private bathroom with shower and the other with double bed and in the mezzanine of this room there is also 1 single bed (foldable).
Another full bathroom with shower and washing machine.
Large living room with double sofa bed, TV, with dining area and fully equipped kitchen (hob, oven, fridge-freezer, dishwasher, kettle and toaster).
The apartment is also equipped with all comforts: free A/C and Wi-Fi, independent heating.
Third floor without lift, but with comfortable steps.

I’ll start with the positive, the location is great. It is a walkable distance to the city centre and restaurants and some historical sites. As for the negative, walking into the apartment you can smell the dust. The apartment did not seem to have been cleaned, dust was covering most surfaces. You have spider webs and spiders dangling from the ceiling not to mention the amount of mosquitos. Waking up I was covered with mosquito bites. The bathroom by the kitchen, the shower is with the toilet, there is no separation between both. When taking a shower, the toilet and toilet seat get all wet and the shower door doesn’t close fully, you have run off water through the bathroom. Having a washing machine in an already tight bathroom, water from when taking a shower and electricity don’t go well. We were 6 people reduced to using one bathroom in the main bedroom. Keeping with the conversation on bathrooms, when taking a shower, the water goes from cold to boiling hot, and I mean scolding where you can’t grab the shower head in instances. You’d think it’s gowong through menopause. A 5 mins shower goes longer waiting for the water to cool down so you can wash off the soap. We burnt ourselves several times. The checkout is at 11, we had a woman and a child waiting outside the apartment door from 10 o’clock, I assume to clean which is fine (I mean maybe not the kid) but they could’ve come by after the checkout time. Good luck!

Check in was a hassle. I wish we had someone welcoming us and walking through everything at home. However, the property is in a prime location and hostess was available anytime to address the issues that came up as the time went by. I would highly recommend this place for a tranquil vacation in Florence.

This was the perfect place for my friends and I staying the weekend in Florence. Were studying abroad in Rome and didn’t want to stay somewhere very crowded. The quiet street was perfect and located in close walking distance of great restaurants and shops. The bridge was only a short walk away and had an amazing time at the Ufizzi. The host was so helpful and communicative and the place was great!

I will start with the positive. The location is perfect. We walked to everything and it’s on a nice quiet street. It has a hair dryer and washer. The negatives for us was the fact that the man who checked us in spoke no English. The apartment smelled very musty like no one had been in to spruce things up or even check to see if it needed anything before we arrived. The daily amenities in the apartment are very few. We had one towel per person for our entire stay with a hand towel. One roll of toilet paper in baths. There is no microwave. The beds and pillows were absolutely terrible as were the couches and pillows. There were black like scratches all over the fake hardwood floor. The place definitely needs some tlc and updating. We had a wonderful time in Italy however, if we return we will not stay in this apartment.

We really enjoyed our stay in this apartment. 2 bedrooms, loft, and 2 bathrooms. It is located on a quiet street about a 10 min walk from Ponte Vechio. Stefina met us right on time and everything was great. It is on the top floor and no elevator (70 steps),

You are not allowed to talk at all after 9pm, the neighbors will bang on the walls and come to your door and yell at you. Even on the weekends, I'm not joking they even hear you when you whisper. The hosts had to come to the house because the shower was leaking to downstairs, I get that, its totally fine to come. But it was clearly a design flaw in their shower(it has no door), and was clearly preexisting, still blamed it on us and charged us for damage we did not cause. Overall they are very nice people who mean well, I'm just not sure it was great for a vacation renting situation.

A beautiful & comfortable apartment in a fantastic location. This apartment was clean, spacious and offers excellent a/c, free wi-fi, has 2 bathrooms & comfortable beds. The only thing to be aware of is that parking is off site and is not included with the stay. Host was accommodating as far as meeting on time for check in. Overall was a wonderful choice.

Great little place on the other side of the Arno River. Walkable. The highlight of the neighborhood is the BIG pastry and pizza place right across the street. The staff were all amazing and very welcoming. I even lost my phone on a taxi and they called the taxi company and my phone was returned in 15 min! Would definitely return! Nimoe our hostess for the apartment was fantastic! Thanks again!!

Being so close to everything we wanted to experience was beyond perfect. Yes there is NO elevator but the stair climb is not a hard climb, even for me. June is HOT or at least this June was and the small AC units never quite cooled off the unit. The loft area, even though the AC unit is up there, there is no window or any place for the collection of heat to flow out. Therefore, the person who was going to sleep up there ended up sleeping downstairs on couch. Also, another person from the same room, downstairs, moved to the other sofa as well. Even with the window open there was no circulation. The skylight in the living area provides for great lighting but doesn't help with the heat. The apt was very clean and had what we needed for 2 nights. Our hostess was so helpful and accommodating for our late arrival. We had a lovely stay.

Thoroughly enjoyed staying at Stefania's apartment in the lovely San Niccolo area. 10/15 minutes walk to Duomo, Uffizi etc but also a good selection of bars and restaurants on the doorstep, and an easy walk up to Piazza Michelangelo in the evening. Not luxurious but comfortable, and had everything we needed for a few days stay. NB is on top floor so be prepared for the stairs!

We were a family of 5 adults staying at the San Niccolò Apartment for 4 nights. My sister and her husband, my mother, my husband and myself made up the group. The apartment is located in a wonderful neighborhood of Florence. All the tourist sites are walkable from the apartment, but you are in a true neighborhood. We loved the "BIG" Bakery across the street, we ate there almost every morning (except when they were closed on Sunday). There is a wonderful gelato place right around the corner not to be missed. Additionally, there are good restaurants down the street from you as well. Communication from the owner was very responsive and we were met at the designated meeting time. We did have to wait a bit outside of the apartment, but only because we got in to Florence on the train a little earlier than we thought. The layout is a little strange with the 2nd bathroom next to the bedroom with the ensuite; but we managed. Also the stairs going up to the loft bedroom are a little steep. The loft would work better for a child but I had my mother who is 78. I had conveyed my concern about the loft stairs to the owner ahead of time, and they had made up the pull out couch for my mom instead of the loft bedroom. The pull out couch worked out very well for my mom. Keep in mind that there are a LOT of stairs going up to the apartment as there is no lift. Unfortunately we stayed in Florence at the end of our 3 week trip when we had lots of souvenirs in our suitcases, so getting up the stairs was a workout. However, it is manageable getting up and down the stairs to/from the apartment as you are coming and going, even for my mom. The apartment worked well for our needs and you'll love the San Niccolò neighborhood. I would highly recommend this apartment if you are staying in Florence as a group/family but want a true neighborhood experience.

The apartment had all the amenities needed in a wonderful neighborhood. The short walk across the bridge placed you in the Piazza Vecchio. We walked the other direction to the Pitti Palace and through the Boboli Gardens. Then just continue down and you walk across the Ponté Vecchio. We are foodies and loved being able to prepare several meals at the apartment. We shopped at the lovely small grocery stores that carried the freshest produce, meats, Wine, homemade pastas and breads. We also sat at many of the great little cafes in our neighborhood and had our Apéritifs. Our hostess met us right outside of the apartment door and was very helpful. We would recommend this apartment highly.
