Excellent location! Lark Lane with all it's restaurants only 6 mins away, 5 mins to a Tesco Metro. The River Mersey and Festival Gardens 10 mins away. St. Michaels train station 3 mins away...trains every 15 mins into central Liverpool!
If you are a large group, you could find the lounge diner quite small. The front reception room has been turned into a bedroom. Also it would be more useful to have a dishwasher rather than a washing machine. But Lark Lane is close...so eat out instead!

We liked the location, it wasn’t close to the center but close to a main street with public transport and cafeterias. The beds and everything in general was clean.
Booking said €582 and it charged us €600 with no explanation. Also I have been asking for an invoice and there is no response. There is no communication.
It should clarify that it has only one bathroom. It didn’t have either shampoo or shower gel.
There were ants in the kitchen and a spider in the bathroom.

Excellent location and size for our needs. The property was clean, comfortable and well-prepared. Easy to find and access. The whole family were happy.
There were a couple minor resolvable issues.
- The back bedroom ceiling light wasn’t working (even after we changed the light bulb).
- There was an ant problem in the kitchen.
- The shower couldn’t be moved up to a higher position without the shower head collapsing (not great for the taller members of our family!)
- Despite sending a query in advance, there was no response. It felt like everything was very automated in terms of messages. Minimal personal touch.

Clean comfy beds location
We were a party of nine and we only had a table with four chairs sofa bed needs replacing extremely uncomfortable to sit on only one bathroom toilet seat hanging off scuffs on walls some beds would only sleep one garden is full weeds garden furniture not fit for purpose very old and rickety only seat 4 comfortable very disappointing.
