DO NOT STAY HERE! unsafe, unkept and just awful

The ONLY good thing was the location. DO NOT STAY HERE!!!! The handy man Craig was just the most lovely helpful man (he worked for the rental company). Tried his best but problems much much bigger than him.

Mould round bottom of beds. Broken lights. Broken furniture. No outside lights down very dark stairs. Stained carpets. Every plate broken. Broken glasses. Not enough cutlery for 6 people. Large nails on floor that our children stood on. Plants growing through the window. No lamps in the whole place worked. No manual. Had to phone to ask for heating instructions. Smell of mould. Small towel each. It is a grim flat. Curtains don’t match, or cover the windows. Worst place I have ever stayed. Unsafe and booking.com don’t care.

Spacious, apartment with a great location

The bedrooms were very big as were the beds and very comfy, the location was good and the facilities were also good although we did not really use them

Only one toilet, but a separate shower room. It was not the easiest to communicate with the hosts, when we did get in touch they were helpful. Although for us it was perfect with 4 single people, but if it was 4 couples you would not want to stay in the same room although the apartment was big enough

Expensive and filthy

The location and the size

Where to start. It’s actually disgusting. From the mould on the bed bases, to the chipped dishes, the broken furniture, the dirty floor that hasn’t been mopped this decade to the lack of pillows and the marks on the linen. It feels purposeful the lack of care for what could be a great property.

Needed a very good clean amd some TLC. No outside lights walking to the property in dark and steps leading down were wet and slippery due to loads of leaves. Had a creepy vibe arriving late at night. Didn’t like the fact no blinds in kitchen for neighbours to see in.

Don’t spend your money on this sub-standard bedsit

Convenient location, spacious and warm flat

Grotty, worse than a student flat in terms of mismatched, cheap furniture, filthy windows, random curtains, what few lamps there were didn’t work, missing bulbs, dirty kitchen items, remote control broken. This flat isn’t suitable for paying guests. The owners should invest a bit of their takings in equipping it with new, clean furniture and fittings. There are two bedrooms each with two double beds in. One loo, two shower but one doesn’t work properly

Good property, close to the centre.

The title says it all irs spacious. Location is good . Good value for money.

The mix and match furniture lack of washing up liquid and towels to washup and dry. Had to go and buy ourselves. Just needs finishing touches to bring this property up.

No dishcloths, no dish soap, arrived to dirty and chipped dishes with lipstick stains on glasses, 1.5 rolls of toilet paper for 5 people for 3 days, sleeps 8 people but had 4 kitchen chairs, one of the showers does not get hot, espresso machine was broken.

Health and Safety concern, owner/host needs to make major improvements! Would not stay at again!

The accommodation was in a good location, but was also hard to find even with the photos and instructions that were sent through from the owner/host

Hard to find at first, very cold apartment - no instructions on how to change the temperature on the radiators, wifi didn't work consistently, couches in the lounge room were extremely uncomfortable and very dirty as well - so we didn't feel comfortable sitting on them either, the beds were extremely uncomfortable as well and the bed base's also have black mould on them - I would suggest that the owner/host replace all the furnishing in this apartment as it is honestly a health and safety issue! There was also eight of us staying there all together but not enough dining chairs or seating space for us in the lounge room to sit all together. Accommodation was also pretty dirty, had rubbish splatters all up the wall in the kitchen and everything was just so dirty to look at. I also received a message a couple days before handing stating that we need to pay a deposit, which is not anywhere in the booking information, I have then had to chase them up to receive my deposit back. I recommend you replace all furnishing, get a new cleaner with an eye for detail, put all the information about the deposit being needed in the booking information and have a manual on how to use things in the accommodation as well as what to see or where to eat in the area too. I also recommend you either invest in a dryer or a better clothes hoarse to use for washing too.

Great flat in great location but needs cleaned.

The flat is actually beautiful and in an amazing location. Lovely big rooms.

The whole flat is absolutely filthy. Bearing in mind there is a £150 ,charge for cleaning I would expect it to be clean. The stairs down to the flat are very dark and covered in litter. Quite dangerous at night. The front door is solid but only has one flimsy lock. Entering the property there is a lovely marble tiled floor which needs a good scrub. Two good sized bedrooms with 4 beds. 3 of the beds are badly stained. The sheets etc were clean. But when we stripped bed on departure we found that quilts and mattresses were in a disgusting condition. Both bedrooms need a deep clean and the beds skipped. The kitchen diner is absolutely huge but was so dirty that even after we cleaned we wouldn't use it. Strangely the fridge was clean. Both bathrooms need a deepclean. The living room is huge with a massive TV but again needs cleaned. There is a random wardrobe in living room. We only stayed as we had paid in advance but if we had seen mattress. We would have left on first night.

Loved the spacious flat, comfortable beds, liked that it had 2 bathrooms to get ready in. Right opposite a bus stop and main road, easy for travelling around and good places to eat within walking distant.

Kitchen cutlery and crokery was a bit sparse. Could do with some better equipment for cooking and eating.

HMice, spiders and only ONE TOILET not 2 bathrooms as advertised!!! Disappointing!

The location

What an inconvenience of finding the right location - loading and unloading the number of luggages due to misleading address and directions. Rubbish in the entry way Mouse seen running into living room and in hall way Spiders all over the place. I saw 4 with my own eyes Map location/address. Maps brings us to different location!!! Include cross street and better directions on how to find the place!! Totally ruined the beginning of our stay by searching for the place for a long period of time with the taxi!! That cost us more money! 2 walkway would’ve been an address to look for instead of Gaylord place lane!!! Wasted our time! Blow dryer provided had a European plug!!! No use!! Bed mattress is bigger than frame by entrance. Can opener is broken. No instructions on how to turn on heater! It’s cold here! Poor and untimely response to early check-in REQUEST!! Once we arrived they let us know that we couldn’t do early check-in. False advertising!! You said you had 2 bathrooms!!! You have 2 showers and 1 toilet!!!!!! A full bathroom generally contains a bath or shower (or both), a toilet. You only provided 2 toilet paper rolls!! Not enough!!! It was done on the first day!! Kitchen chairs were shedding and filthy!! TVs don’t work! Only showed americas got talent in living room. Kitchen tv did not work. I need compensation as I did not get what we paid for. Especially the false advertising on the toilet situation. Very misleading and super disappointing. The only thing i liked about this place was its central location. That’s it.

A spacious apartment for large families in central Edinburgh, but lacking some key amenities.

This apartment is in a very good location (called Gayfield Place), within easy reach of public transport (bus, tram and taxi). It is the lower apartment in a duplex house and so it is a bit below street level. One needs to climb down stairs to reach the front door from the street level. The house has spacious bedrooms and two bathrooms. Only one of the bathrooms has a toilet, while both have bath facilities. It also has a very spacious kitchen and a separate sitting room, and so is good for families and large groups. They also have a decent sized refrigerator and very good kitchen facilities, ideal for longer stays of more than 1-2 days. The access instructions were clear and crisp, and they worked for us the first time we tried. The host communicates with us through WhatsApp and while he is responsive, there can be some delays in response.

The apartment suffers from a few drawbacks. First, it does not come with a dedicated parking space. One has to reserve a paid parking spot using a third-party app called Your Parking Space (https://www.yourparkingspace.co.uk/). Strongly recommend the host to provide a paid/ permit parking space, at least a few hours after check-in, since this will greatly help travelers unload their luggage and feel comfortable. The second is that, as mentioned above, the apartment lacks direct street access and is half a level below street levels. This means that one (along with one's luggage) needs to walk down from the street level to the front door of the apartment. Combined with the lack of a proper parking space, this becomes an issue with large families traveling with a number of small and big bags. The third important drawback is the lack of a drier. The apartment has a washer, but no drier, and it is not very convenient to dry clothes on kitchen tables and other furniture. The fourth of course is a caution deposit that the host will demand from the guest a few days before arrival. This appears to be a lack of trust in the guest as well as in the booking.com system. The caution deposit is made through a third party app that does not feel authentic. The refund (after checkout) is reasonably fast, but the balance will reflect on your card a few days late. I feel this is not in the right spirit and should be waived for guests who have a good track record.

Great location, bit of love to the apartment and sort the pest problem it will be fantastic.

Location was excellent, shower and beds fine. But could do with a proper clean.

Steps down into property covered in leaves and no light outside, also where the heating appliances were we noticed a chewed bait box and droppings from mouse we presume. I do believe dropping in other rooms, we did discuss about booking somewhere else but we stuck it out.

The location is very near the city centre. We love that it has a wide space. It was clean. We are not picky. We like that we can cook and rest.
