You pay for what you get. Cheap and cheerful

Perfect if you have a large family and you all want to stay together.

One room had no window and when in the bed in that room you end up on the floor.

Spacious apartment in great location

Great location, nice spacious apartment that was clean and comfy overall. Comfortably fit 6 people. It was an enjoyable stay and great place to get into Edinburgh. Lots of facilities on your door step as well in Leith.

Check in process long and difficult. Spent ages waiting outside at the reception address given where no one answered the door or phone. Eventually someone answered via ring door bell where the connection was bad, and told us the keys were at the property not the address given. Some things were faulty/ could have done with a slight upgrade e.g. towel rack in toilet, toilet door handle, coffee table in living room, some of the floor tiles, one sunken bed in main bedroom.

We had a great time overall staying at the apartment.

Easy to find, shops and pubs nearby and Tram just outside. Very quiet. Allowed early access to leave our cases. Very clean.

Shower was not the greatest but it worked okay. We couldn’t turn down the heating.

Would stay here again fantastic for bigger families visiting Edinburgh

The location was great right beside tram stop and a couple of local little bars. Lots of space for the 6 of us. Tea coffee supplies and towels for everyone. No noise at night.

The toaster was broken so you had to hold it down to toast. Hair dryers didn’t work.

Light and Airy, Great Location Apartment

Great location and a very spacious apartment, light and airy. Great to have WC separate from bathroom when you have a large group staying. Located right beside the tram in a lovely area in Leith. Kitchen very well stocked with dishes and cutlery.

Apartment is on second floor and stairs are quite steep & spiral, so may not be suitable for people with mobility issues. Needs curtains in double room. Missing iron. Shower was hard to regulate temperature on. Could do with a book of instructions for heating and other appliances.

Many things. How was super cluttered with unusual/unnecessary stuff. There were rat traps in the kitchen. The kitchen didn't look clean. There is no car park at all around. If you park, you will be charged £3.5 per hour with a maximum of 4 hours. There are no car parks close by. The hot water doesn't work properly. The shower head couldn't be placed on the holder. You will be asked to provide a £100 deposit, which is not an authorisation of the money; they will charge you that amount. I've got it back 3 days after leaving, though.

If they replaced some mattrasses, linnen and curtains would be OKAY.

The price is okay for the amount of beds. Also the key collecting is easy.

The worst thing was that the shower didn't work! Unacceptable. Terribly soft beds which a big dent in the middle. Also the sheets were not 100% clean. Rest of the appartment is also so old and dirty looking. Curtains in rooms were not suffiecient. TV not working. Not a good vibe.

Location to centre of Edinburgh, buses and trams right outside

Needed actual curtains in the room with the double bed. Needed more mugs as only 5 and cutlery, as not enough for 6 people. No washing up bowl or plug for kitchen sink. No bath mat for the outside of the shower. Only left a bath towel for each person, no hand towel left. Not easy to work out which apartment as no info in the actual booking, we just tried doors! TV did not work.

Comfortable for 7-8 people

Very easy to find, safe and close to bars and buses stops. Good spaces in the house, well equipped and clean. Plenty of space for beds and we really enjoyed the living room. We were 7 people and the space was enough and comfortable.

I didn't appreciate the proposal of paying the caution sending credit card details via phone. It' s very unsafe. I would prefer paypal or similar, but I confirm they sent back all the money and the office is genuine, since we decided to pay directly to the office when we arrived. The flat is very good and I would suggest it, but there was a bad smell when we entered the house and during the whole stay. (Not so bad anyway). I would add a second toilet In the single room the bed was too soft and not so comfortable.

Very nice flat, modern and comfortable.

You have all the amenities and utensils to have a good stay. Close to ALDI and TESCO The TV room is fantastic and you can enjoy time with family or friends very well.

The outside area leaves a lot to be desired, I recommend that the entrance be swept, as when we arrived we found accumulated rubbish.

very cold, single glazed windows with really lose glass making a lot of banging noise, we were not able to sleep well. No soap in the bathroom, one of the towels was dirty. One room had webs on the wall. No hot water in the toilet washbasin, there is only supply of cold water.

Clean, comfy, fairly basic but does the job and has a great location

Location was fabulous - highly recommend getting a tram pass as the nearest stop is five mins walk that takes you between the docks, city centre and airport. The property was clean and comfy and we felt previous reviews didn’t reflect our stay. The shower issue is fixed.

The middle bedroom has no window so was quite airless. There are 2 floors of concrete steps up to the front door and the communal hallway is dark and not welcoming. It’s clearly student accommodation for part of the year so there are some minor issues and bits that need attention. It’s a shame because it has massive potential.

Not recommended at all, pricing near a 3 star residence but very bad maintenance and service.

The space in the flat was ample, enough for 6-7 adults (when supplementary beddings included)

1. Rude staff at reception with very rude behaviour on call prior to arrival. Attitude devoid of any courtesy at all. 2. Pungent foul smell throughout the apartment (likely due to a faulty toilet/bathroom and poor ventilation) 3. Wrong address mentioned at the advertisement initially and a different address mentioned on call, had to wait painfully after 6 hours long travel just to collect keys/code. 4. Very poor water flow throughout the taps in the toilets

The way the flat is decorated is very nice. It is decorated with cushions, flowers and frames.

The common area is in a terrible state. We got a shock when we opened the outside door but then the flat was clean, comfortable and very nice. We loved it.

The flat was clean and and in good condition. The beds were comfortable

The flat is located on a very busy road. Those sleeping at the front bedroom were woken up by a fight on the street at 4am. There is trafic and noise all night long. The shower was impossible to use. It either provides scalding water or cold. The shower floor is badly stained too. We had to shower in the bath. The water temperature was correct but the tap was broken so half of the water got lost. It's unacceptable for the price we paid.

did not identify that it has very steep spiral stairs that are not usable for handicap people or how hard it is to carry luggage up. Advertised washing machine available, it did not work and has now been identified on a post in May it was broke and now its the middle of August and still broke. very concerned about the shower, the water went from extremely cold to scalding hot within seconds and would keep bouncing back and forth this way. Very dangerous if you have a child or not able to jump out quick. The kettle was available but had such a stench that even boiling water in it did not help clean it. reported to management and they did not offer a solution. parking is on a side street that states permit holders only. no guaranteed parking

Beware of Fraudulent Property - Stay Away! Review: My family and I had the most awful experience at this property. We were asked to pay a 100-pound deposit upon arrival, with the promise of a refund if there was no damage. However, after our stay, they falsely claimed that a blanket had been urinated on and refused to provide any evidence despite my requests. Additionally, when I tried to inspect the blanket, they conveniently claimed the office was closed. The apartment itself had some positives - it was spacious and clean. However, the water pressure was extremely low, making it impossible to take a proper bath. Moreover, there were no pans in the kitchen. Also when I contacted the manager about the false claim, she made a racist comment, saying that i should be ashamed for my community for urinating on the blanket. I'm writing this review to warn others about this fraudulent property. Please be cautious and avoid supporting such unethical practices. It's disheartening that my family and I, seasoned travelers with experiences in multiple countries, had to encounter this scam during our visit to Edinburgh. Stay away from this place and spread the word to protect fellow travelers from falling into the same trap!
