Stayed here for one night while at the Fringe Festival. The location was brilliant - and walkable, or a quick bus journey, from the centre. Loads of places to eat around there too. Guest house and room were dated but clean - very much had an HMO vibe. Not the place for you if you are looking for somewhere fancy to stay, but if, like me, you want somewhere basic to crash with a comfy bed, this will do. Do note that check-in closes at 8 pm unless otherwise agreed in advance, as I made the mistake of rocking up at gone 10pm and had to wait for someone to come and let me in. They were very kind and polite about it, despite is being late!

Room smelled very odd, as did the toilet. Shower was essentially broken and leaky and there was no ventilation in the bathroom. The bathroom itself was also behind a locked door in another part of the hotel which was a bit inconvenient for going between room and shower.
Bedroom itself was in a decent condition. Sink was provided and tea and coffee is available.
