The staff is very efficient and friendly, nice rooms of various sizes, the level of equipment in the room is good, 3 minutes walk to the lakeshore, good breakfast for an additional fee, you receive a discount card for attractions in the Lugano area , From a room on the 2nd floor there is a partial view of the lake.
There is no elevator, there are rooms on the 2nd floor, going up with luggage is not easy.

Wow.... what kind, delightful owners.
Room views over the lake.
The owners proposed me Ticino ticket which I used and were more than helpful in recommending things to be done. Always open to help.
Tough not being able to stand straight in the bathroom. Such low ceiling.

Lovely family run B&B. Very friendly and welcoming hosts. We had a room with a balcony this time which was great and had a view of the lake. This was our second visit on our way to Italy and I hope we'll do it again. Breakfast was very good too.
