The price in this area was good, the roome had a fridge and balcony, it’s located 2,5km from the public beach (free), ~2km from the city center, ~35min by foot, or 5min with bus nr.1.(the hotel give you woutcher for free bus tickets and a discount to funiculier to Monte sansalvatore). The grocery shops are 1 min walking distance. The funikulier to Monte SanSalvatore is 2min walking distance.
The hotel is old and outdated, but you get the beautiful Lugano nature and clean streets for a reasonable price.

Just noting that’s not a new property and little noisy outside with ppl gathering that day.

Just that it was the cheap
Location is not good, no view from balcony, no water in the room, you have to ask for water all the time. No breakfast, just small dark kitchen that is smells. Just sleep two nights there, did not stay march, charged me for parking 40CHF
