Good value for money - at 2nd floor. I was happy with this. Back again - now on 3rd floor, where a ventilator/motor on 3rd floor makes it close to impossible sleep. Really sorry about that - but - haven’t slept much this time (even though room is nice) Thus - depends on floor and how susceptible you and your sleep is to this

Friendly welcome on check in but that was the one and only time i saw any staff, i was provided with a contact number in case of emergency and the asked me to take a foto of the access codes as they changed each day ( felt very safe) although i did manage to lock my fone in my room and had to wait for another guest to let me in the front door so i would suggest also keeping the paper info in a safe place on ypur person. Great little area of paris metro across road next to a mc donalds but lots of little authentic bars/ cafes around with friendly locals and be bops pizza van was delicious and very reasonable and market on sunday morning (early)was a suprise

The hotel was actually very sizeable for what' we needed it for especially I did go with my little girls so great that McDonald's was across the road. In terms of transport links the metro is right across the road also and good shops and a local park around the corner for children.

Area is rough, right outside is alright but would not take walks at night. Bit cramped but ok for the value, could be cleaned a bit better. No sink in the toilets so have to wash hands in the rooms.

We really enjoyed our stay. The staff was super friendly and helpful and the food was delicious and inexpensive. Everything was kept clean daily. Being close to the metro station and McDonalds was helpful too. Would definitely stay here again.

The hotel is in a great location. That's the best part. The room is meh. The shower doesn't have a curtain and is advertised as a "family" room, but no one can take a shower when somebody is in the room. I have to kick everyone out so I can shower. The toilet is out in the hall, which is ok because we knew that in advance. I just didn't expect the ensuite shower to not have a curtain or something. But the worst part is that the room reaks with CIGARETTE smell. I had to open the window in the cold night so I can sleep without putting on a mask.

This is a really clean, well-run hotel in a very good location - right next to the Metro and in a pleasant residential area. It's above a brasserie-bar but on the second floor there was very little noise (except the odd door banging). The only downside is the shared toilet.

Not too bad of a stay. Really cute restaurant in the front and convenient for getting around as the metro is across the street. Only problem was the lack of AC and didn’t get a fan until night 3 (survived heat wave of Europe 2019...with that said, almost no where has AC in Paris). Overall simple and easy place !

Upon arriving in Paris I was slightly concerned when the taxi driver told me that the hotel was outside of the city! I need not have worried as this hotel was a great little place in a picturesque neighbourhood, meer steps from Garibaldi metro station. We were greeted outside the entrance of the bar/restaurant and escorted inside to check in, which in turn was an easy process led by the manager who was very friendly. The room was small but had everything we needed, apart from a toilet that happened to be directly opposite our room (we were aware of this when booking the room but as it may be an issue for some guests, there are certain rooms that do have all of the facilities). The room itself was modern and immaculate with a great view, there is also a park and a lovely church on the opposite side, along with a street lined market at the weekend. After long days scouring the city, coming back to the hotel was a pleasure as we would spend the remainder of the night in the bar. The staff were very accomodating and friendly despite our limited french (a special mention to Mehdi who translated everything for us, especially when we requested to leave our luggage on our last day, which they were more than happy to do). We had a great stay here and would highly recommend it! The next time I'm in Paris, I will definitely be staying here :)

Great for the value at time booked. Train and bus stop just across the street making it super easy to get into main attractions in Paris. Plenty of shopping and restaurants in walking didtance of hotel. Smoking is allowed in rooms so be aware incase you need smoke free for medical reason. Also shower is in room but you share toilet with others on floor.

Spent one night here. Staff was super friendly and welcoming. Room was small, but perfect size for a couple. Toilet was just across the hall, and very clean. The cafe/bar downstairs was lively. Hotel located on a great street, near lots of banks, restaurants, other services. Directly across the street from subway station - perfect! Awesome experience, definitely a great place for the price. Would wholeheartedly recommend.

The hotel hallways are very narrow and the light are not handy. No having a bathroom in the room is very uncomfortable.

I did not like that the bathroom did not have a door - no privacy at all. There was no toilet in the bathroom, this was shared with other rooms on the floor. Worse the toilet did not have a sink so not possible to wash hands before leaving the toilet. I liked that the Hotel very close to metro, and shops, about 30 mins from Gard du Nord. Wifi stopped working on last day, the staff were not bothered (just shrugged at me) luckily a customer in the bar overhead and reset the box, got it working.

This was the third consecutive year that I stayed at Hotel cafe de l'Avenir and I would give it strong recommendation. The hotel is located in St Ouen and is located literally across the street from a Metro station. The commute to the central city is only 15-20 minutes. The hotel is across the street from a patisserie and a McDonald's and a short walk from other businesses such as a store and bars that offer entertainment. The hotel itself is clean and the staff is friendly and helpful. I would give the hotel good recommendations based on my experiences.

Great location, a few metres from Garibaldi metro. Very friendly welcome, helpful staff. The hotel is above a really nice café / bar used by the locals, the real France not touristy at all. Also a good bakery / café across the street. Room was fine, double bed a little small, but that is common in Paris. Only complaint was that it was so COLD. It was a particularly cold spell, but our room was sub zero. They did try and fix us and gave us a third duvet for the bed, but it should have been warmer. Also no hot water one morning. However, it is a really good small hotel at a great price.
