Good value and the room was nicely decorated with everything we needed. Sainsbury’s just down the road which was handy.
We were really lucky to get a parking spot at the front but not many parking options around which could be a negative for some guests.

The washrooms are interconnected. So, they hear you and , you hear them while you are in the washroom.

even though it wasn't right in the center, bus stop being at the doorstep made is super easy to get to the centre.

toilet is very small and the shower and toilet seat are in the same area which makes it difficult not to make it wet all over.
it was a bit pricey for a small room but I guess it was the New Years time so.

My room was cosy with central heating. I stayed from early December 2025 to early January 2026 in Room 11. The temperatures outside dropped but I never felt cold inside. My room was spacious. I had requested ground floor and I got it. I was able to keep my adult trike in my room. Although the courtyard was secure it was not under shelter. I enjoyed the area bike paths especially the Water of Leith.
I had a small kitchenette with everything I needed: stove, fridge, toaster, kettle. My bedroom was separate and the bathroom with a roomy shower was directly off it. The staff were attentive and quick to respond to any issues.
The bus stops were very close by - into the city or out to the countryside.
Not all of the lighting worked properly but there were plenty outlets for all my electricals and computer. The main thing I didn't like was loud footsteps from other guests upstairs, especially in the early morning.

Only negative was the broken LED lighting, I understand from previous visits that these are now years old and could be doing with being refreshed. Otherwise completely satisfied!

Great location 10 mins from corn exchange. The wee apartments are great use of space and really nicely done. Good security and no hassle of checking in etc.
We got parked ok but it is limited. Noise of other people in room above with creaky floorboards and sounded like elephants in there! So soundproofing could be better.

Pros
• Public transport stops very close to the accommodation, which makes it easy to reach the city centre.
Cons
• The bed is extremely small: around 120 cm wide and 170 cm long. I’m too tall for it, which made sleeping very uncomfortable.
• The pillow was also very uncomfortable.
• There is a lot of noise. The windows block no sound at all and the room is right next to a busy road. You can also hear everything in the hallway, noise from the people above, and inside the apartment there is a constant repetitive ticking sound.
• The blue LED strip behind the bed does not turn off completely, so the room has blue light shining all night.
• When we arrived, the room was literally 26 degrees. The thermostat didn’t work, the windows couldn’t be opened, and the floor heating was so hot it hurt to stand in the bathroom. The owners told us to switch off the entire heating system, which we did, but you cannot control it properly.
• The curtain does not fully cover the window, so a lot of light comes in.
• There is mould in the bathroom.

We booked this as it’s walking distance to the Corn Exchange. The room was bright and modern, bed comfortable and great shower. The room was small but cosy.
The curtains in room 4 need changed, grubby, the rest of the place was clean.

The self check in was spot on. Room was lovely and had a small kitchenette in it (really handy as there is a Sainsbury 5 mins across the road), shower was great and bed was really comfy.
Everywhere was clean, sitting out area was nice.
Handy for the bus in and out of the city centre. Very close to Water of Leith visitors centre for a nice walk.
I would definately stay here again!

The room was very stylish and we were blown away by the presentation when we first arrived!! We also liked the option for use of a hob and kettle (we ourselves only used the kettle to make teas/coffee as we ate out most days and there were no cooking utensils/pots to cook with anyway)
Only down side I'd say was it was a bit snug in the bathroom and that there was no good ventilation in there (made going to the bathroom a little stuffy and clammy)

I liked that the accommodation is located in a quiet, beautiful neighborhood. The room was very peaceful — we couldn’t hear any traffic or noise from other guests. The price was quite reasonable. The room had coffee, tea, even cookies and creamers provided. There’s also a small terrace outside, which was a lovely touch.
I didn’t like the cleanliness. There was visible mold in the shower, and a lot of dust under the bed and mattress. The shower was placed very close to the toilet with no partition, so after showering the entire bathroom floor got wet.

It was a very good point in regards to transport. There was a bus stop across the street and the bus was also cheap and regular.
The staff were pretty much useless. Tried to contact them a few times and no reply. There was also only 2 forks which would be very unhelpful for a small family. There was 3 towels given to last us 4 days! There was stains on the sofa, the shower was also quite dirty with tiles partly hanging off

Great location with an easy bus ride into the center. The room had a fan, which helped with the stuffy feeling and smell when we walked in. Kitchenette was great with microwave and mini kettle.
The bathroom floor wasn't very clean, and the shower flooded as the drain didn't seem to be working very well. There weren't any utensils for actually cooking on the stove top so we couldn't use it. Two of the three ceiling lights didn't work.

There was no breakfast! Location was the main reason for our choice.
We had to abandon our last night because our sleep had been badly disturbed by noise from the room(s) above. Being on the ground floor the lack of adequate sound-proofing made sleep impossible. There was also a stain on one towel and the duvet looked as if it had seen better days.

The bed was comfortable the shower hot .I was given clean towels when I asked.
No cooking facilities apart from a microwave oven.There was an electric hob and i was told that we weren't allowed to use it because people hadn't been cleaning it properly?I couldnt find how it would have been connected to the electric .The hob was on top of the fridge found that an odd place to locate something which would be very hot . 2 plates 2 bowls one wine glass one plastic beaker !No knives to prepar salads cut bread etc just knives forks spoons No jugs to warm milk in . No safety mat in the shower cubicle asked for one didn't have one so we bought are own.Shower cubicle needs attention black mold and sealant coming away.Nowhere to eat locally ,Thankfully Sainsbury's near to hand but so limited to what we could cook.Couldnt even have a slice of toast.Sleep disturbed with people upstairs.Someone came in to the building at 5 in the morning shouting.Only spoke briefly to staff on phone on our first day asked if there was somewhere near by to have food ,never phoned me back.We travelled to Edinburgh by train travelled everyday into the city and further by bus so when we came back we were stuck no where to have a drink apart from the new inn we went to a couple of times but we were really annoyed with the poor facilities. Claimed to have tea/coffee facilities also states there were fire extinguishers none in room or hall way.Window in room could be pushed up but there was nothing to prop window open so we used a toilet roll ,couldn't leave it open at night as was accessible by anyone walking in the court yard.Certainly the room wasn't worth £400plus for 4 nights.

Small room, very small bed (180x120cm), no blackout curtain, noisy from adjacent rooms and hallway. Traffic noise from outside. Difficult to open window to air. Partly plastic tableware. A two-burner stove but no pans at all! Parking a bit further along the road. Is not free at the supermarket as someone else noted.

There was no breakfast provided, but there was a kettle and a microwave and enough utensils for us to use. The location was fairly easy to catch a train to city centre and avoid parking fees. It was easy to park nearby and could even park outside in a loading bay to unload luggage. The place was warm and light. The bed comfortable if a little small for my tall husband! Large Sainsbury's conveniently close.
It would have been helpful to know there was an easy space for unloading right outside. My husband managed to bang his head on the low loft ceilings. Also there was some mould on the shower struts which needs sorting out.

The room itself was lovely! Loved the LEDs as a modern touch and all the up to date technology was amazing. Brilliantly comfy bed, great shower and a good sized kitchen. The instructions to enter were easy to understand and it felt very homely. The flowers were a lovely touch too and I would love to come back again!
The outside of the building didn’t look the most welcoming with paint damage and a dodgy door lock with little lighting on the outside for nighttime.
There were a couple things missing like salt and pepper, a tea towel for cooking and cleaning purposes only and also a cloth for wiping down surfaces rather than using loads of surface wipes. There were a few flies in the room when we arrived but nothing ‘dirty’ or unhygienic.
