Very good.

The location was perfect for me as my cousin lived around the corner, and the bus service into the centre of town was just along the road. The shower was brilliant and everything was very clean. The host was friendly and very helpful and explained clearly all I needed to know.

The bedroom floor was a bit cold and i wished I’d brought my sheepskin slippers!

Good property, but far from city.

So this is a private property, hosted by a private person. There is a family who are also live in - so you need to manage. However there is no interference, but still you feel a little stressed when you see a family living in the same house. Very clean and quiet. The bus service is close by, however from princes street (central) it is a bit far 35-40 mins. With cab around 20-25 mins. Rooms are upstairs and there is no lift

My room was very cold during the night, the radiator was switched on, however the heating was not enough to fulfil the requirement for the weather. I had a bad throat and a little chest ache just after the night. Nancy was easily approachable, however we need to check that how much the heating is required. Nancy is very sweet and approachable.

Unfortunately for us, our stay was during a very busy time in Edinburgh and the cost for our stay was doubled for this. The facilities were basic and didn't reflect this charge. Although the towels provided were clean...they were ancient!

nice location, you take 47-43 bus to the city center in 30minuts. Very cozy and warm. Would’ve extended more if i could.

The room was so efficient and cleaned everyday which is something that deeply appreciated it. The hosts are so nice and helpful i couldn’t ask for more. They made me feel at home. Highly recommend.

Welcoming, clean, comfortable and good location for visiting my relatives

The owners were very welcoming and attentive. I had a single room which was basic but clean and comfortable. The bathroom was across the hall but not shared. No meals were provided but I was visiting family so had all meals with them. I was given keys so could come and go as I pleased. The Guest House is just an 8 minute walk from my nephew's house so that was perfect. It was also only a few minutes walk from the Bus stop to get the 17 Bus to Edinburgh Airport for my return journey. I would be happy to stay there another time. Thank you to Nancy and Chris for their hospitality.

I would have preferred an en suite bathroom but the bathroom across the hall was just for me so it was ok. The door to the room creaked when opening which I was a bit concerned about in the night.

Bike traveller

Nancy listened to my needs as a guest as I was travelling with a bike. I also needed to get in to Edinburgh to visit my family, she assisted with this and made leaving early in the morning very easy.

The mattress could have been better quality and I found the shower very small. The toilet seat was cracked, an easy fix and the door to the room was very noisy when closing (this could easily disturb other guests.)

Great for a couple's city break in Edingburgh.

We enjoyed our stay at Hillhouse with it's very welcoming and helpful host. The location was good with bus stops to city center immediately outside, along with onsite car parking. The room was very clean, comfortable and well appointed with hair dryer etc.

We had a great time at Hillhouse. The hosts were incredibly kind and helpful – hats off to them! In terms of value for money, I think it’s one of the best options – each room had its own private bathroom with a shower and toilet, which was fantastic.

What we liked less was that the host family lives directly on the property, so the whole place wasn’t entirely ours. Because of that, we also had to keep things quiet in the evening. But let’s be honest – you don’t come to Edinburgh for peace and quiet, it’s all about the whisky and beer… and the combination doesn’t exactly make you quieter. :) Also, the bed was a bit uncomfortable.

Nice, simple in a calm area but too expensive

The owners are lovely and helpful giving good advice and very welcoming. The location is in a residential neighborhood 20 mn by bus from the city center. The room was clean and simple with everything you need. It is 25 min away from the airport with the bus that you can take around the corner of the street. I could drop my bag before the check in, but couldn’t use the toilets.

Overall it was okay but it is way too expensive for what it is. It is not mentioned that you actually live in their house. My bathroom was not in my room but outside of it which was okay because I was the only one renting a room on that night. Would be valuable to simply mention it. You can also hear them speaking or playing piano which again is okay, if mentioned. The shower was super small, you can’t really move in there. This is clean the owner are nice, really nice but this is not worth this price.

Could have been better

House not clearly marked with street number-thus difficult to find (especially in rain!) even with a Satnav. The room was spotlessly clean. Both Lucy & her husband was very friendly & helpful. Location is perfect for easily getting bus into Edinburgh.

The towels were very small -and VERY OLD -not what I myself would give to my guests -never mind paying guests. No face/hair towels-just 1 (old) facecloth. They were however changed (or dried)for the 2nd day. The 2nd night was quite cold & no heating was on & we were not told how to put it on. Occupation only at16:00 can be a problem.

Fine for short stay

Friendly personnel, late check-in was no problem, parking for free alongside the road, quick answers per booking chat.

Due some activities in Edinburgh, all hotels were expensive and even a guest house like this. Heavy smell of food in the hallway, small bed (I'm 1.93m tall and couldn’t fully stretch out), no proper chair to work at the desk, couldn't make the room dark enough.

A pleasant stay

The location of the property was excellent, near a bus stop. The owner was very welcoming, the room was quite pleasant, quite spacious for a single room. It was nice to see the vegetable plot outside near the front door.

No complaints. The room was not en-suite, so I had to make sure I was dressed properly to cross the corridor to the bathroom, but that was no real problem.

Very nice

I was travelling for a conference, and for what I needed, the room was very suitable. It was close to the conference site, however was a bit far from the city center and did not have many supermarkets around. I stayed in the individual room, which was very comfortable. It did not have an ensuite bathroom, it was across the hall, but for me it was not a problem. The hosts were also really nice and helpful.

This is a room only accommodation. The room was a good size and very clean. It had a large bathroom with a great shower. The couple who own the house were nice.

It is not in my preferred location, being about two miles from the city center. I was a little nervous because the "on site" parking is free street parking and I was in a rental car.

Very disappointing.

It was very clean.

As a solo traveller, I was given the single room, which was tiny, with a tiny bed, completely unsuited for a large man. My "private bathroom" was across the hall, not ideal for a 73 year-old with prostate issues, which was also tiny. The shower was the smallest I have ever seen. The room did not even have a chair or bedside table. The only place to sit was the bed.

The bedroom was cold. In bed, warm, and I know it was late December but ...... I thought the accommodation was very expensive. £550 for four nights was way too much. There were no extras and I paid in advance but reviewing the stay retrospectively, it was poor value for money.
