This was room only. It was very clean when we arrived and was cleaned every day. The bed was very comfortable and the duvet was thick and very warm.
It was very cold so a little heating would have been good for when you came out of the shower.

It's away from the City Centre but within walking distance (about an hour of a very pleasant walk through side streets), with bus stops nearby and frequent buses to key places (including one direct to the airport). The neighbourhood seems quiet - VERY quiet during the night. The room was cleaned every day, pretty much as soon as I left it (also, the earrings I must've dropped miraculously appeared on my desk one evening). The owners were nice, helpful, and chatty. I did not expect a full tray of coffee and tea, nor a dozen or so variety books as a bonus.
It didn't bother me personally, but the room might be a bit cold in the evening. It was warming up during the night, and it was fine in the morning though (just the Scottish spring for you, I'm afraid).
