Perfect stay for our time in Belgium.

It was clean, had everything we needed, spacious and great location - not a long walk to the transport and heart of the city

There is no lift so not ideal carrying luggage and a buggy up to the top.

Nice stay

It was a comfortable stay, we had a small kitchenette, coffee, tea.

The gliding door at the bathroom, a bit inconvenient. There were shady people in that whole area, near the train station

Stayed for 3 nights. No such issues, perfect room size for a single guest.

Perfect room size for a lone guest. In particular, if you are a Harry Potter fan, there are lots of memorabilia within the room to look at and reminisce. Bathroom / Shower room was spacious and adequate.

There could have been at least 1 more table in the room or a slightly bigger table to eat comfortably.

Decent value but on the shabbier side

Great location, comfy bed, decent amount of space, the heating and Wi-FI worked perfectly

A bit shabby: one of the lamps was broken, the toilet paper holder was 3 seconds away from falling out, and the shower was clogged with water taking ages to drain. The apartment we stayed in (2.1) did not have a normal dining table, just a very narrow working desk, which made meal times awkward. Only 2 towels were provided for 2 people, not even a separate hand towel (come on).

Spacious, well-located apartment ideal for families, with minor access issues

The apartment was clean, very comfortable, and conveniently located within walking distance of the Zuid/Midi train station, which made arrivals and departures extremely easy. We were a group of five (two adults and three kids) and had plenty of space, which made the stay very pleasant. The presence of two bathrooms was especially appreciated, as it made daily routines much smoother. The WiFi connection worked perfectly, and the overall setup of the apartment met our expectations for a comfortable stay in Brussels.

The access code for entering the building was changed without notifying us in advance, which caused some confusion on arrival. As a possible improvement, it would be helpful to have a designated place to leave luggage, particularly for early check-ins or late departures. It also felt a bit strange to stay in a building that is entirely dedicated to tourist apartments, which slightly reduces the feeling of being in a residential environment.

Good for a short stay.

Close to Brussels - Midi station. Warm cosy room with good radiators and great ensuite shower room. Very comfortable bed.

Some more useful kitchen utensils and decent sized crockery. Problem with the door handle and the lock. The lock mechanism was replaced but at a later date wouldn't work, luckily there was someone on site who managed to fix it in time so I could leave the apartment.

Potential for improvement

Location, location! The studio is very cozy, light, good atmosphere. The bed very comfortable. In potential everything is there..

There were blood stains on the bed sheets, food on the cuttlery, sewege smell, and you can hear every step and word from neighbours next and above you. Also it easy to make it more comfortable if you fix all the screws for the front door, the bath room etc...

We had the wrong code for the front door. The single bed wasn’t made up.

Be booked this place based on the pictures on the internet. The place was not even remotely close to what they promised.

Great old building, did not mind the fact that some repairs were not completed.

Could not store luggage before checking in. No problem not everybody does it. No AC unit. Toiletries not enough for 3 nights. Emails are not answered in a timely fashion.

There is a sewage smell in the bathroom which is pretty much permanently there. Also the apartment feels tired and could do with a deep clean and perhaps redecorating.

Great location

The appartment is in a great location, near the station Gare du Midi. You can get to the city centre on foot(to go to Grand Place, The Cathedral...). The facilities are quite nice. I would absolutely recommend it.

Good location and a good size space with a comfy bed. Easy check-in.

Bathroom sink was broken and there was a nasty sewage smell coming from the bathroom most of the time but overall a good stay. :)

Convenient location, feels safe

Very convenient location, close to the main station. Relatively safe considering the location. All the basic requirements available for a comfortable stay. Recommended.

Could improve on few amenities like cleaning products and tea/ coffee making products. The complimentary creamers were expired and some dish cleaning sponge was used. As there was a carnival on the other side of the street it was a mildly noisy till late at night.

The apartment was not the same quality as advertised.. I would not recommend it.

The apartment was spacious, however it was a duplex with a lot of stairs, which I found inconvenient for my senior mom and my little kids. This information was disclosed to me the last minute. I would have not chosen duplex if I had a choice. Smart Appart does not give an option to choose.

- The customer service was poor, and it was extremely difficult to reach the property manager. Messages were only returned within 24 hours, which is unacceptable for immediate needs. The phone number directly went to voicemail. - The front door code was disclosed the last minute, which was frustrating. I would have preferred to know this information ahead of time. The door code didn’t work a few times, causing me to feel locked out in the middle of a street in an unfamiliar city. Upon further questioning, the host clarified a few other important instructions that were missing in the initial message. - Our unit was located in 3.1, which was on the highest floor of an old building without an elevator. Getting our luggage upstairs was difficult. - 3.1 was a duplex with many stairs, which was not convenient for my senior mom and my little kids. - The apartment was not in the condition as advertised. The kitchen faucet didn’t work from the moment we arrived, and the plumber had to come in and fix it while we were there. The ceramic hob/oven top also stopped working, but nothing was done to repair it. My requests were ignored. The fridge was very dirty and hadn’t been cleaned in weeks or months, and the freezer had an old plastic container with food remnants covered in layers of ice. - The neighbourhood was dodgy, with a few auto shops nearby and street carnival games across the street that were open and loud until midnight. - The area is close to the Zuid/Midi train station, but it’s about 25-30 minutes away from the city hall. It was a long walk.

Enjoyed my stay. Good value for money.

Facilities were good and was sufficient for us. Kitchen helps to cut down cost if you cook your meals in the apartment. Bed was very comfortable. I felt at home. Apartment is also close to the train station (Gare du Midi). It was about 10 minutes walking.

It's not possible to leave your luggage if you happen to arrive before check-in. It wasn't a big problem for me as I was travelling with light luggage, but my friend had a suitcase. Anyway, it's possible to chill and wait at a nearby cafe/restaurant while you wait. Some extra spices and cooking oil for cooking would have been good bonus. During the evening/night since there were a lot of sirens and noise outside, so you should have the windows closed if you want peace and quiet and a good night's sleep (we had to have ours open some nights since it was hot during our stay).

Great stay at smart apart.

The apartment was clean and very comfortable. It is very close to the Midi station and is well connected. Checking in was easy.. An indication of the room number on the door could have made it easier.

As it is next to the main road, outside noises can be a bit disturbing. Also minor things like cross ventilation can be useful especially during summer. However the convenience and the facilities do make up for it.

Overall good value for money

I liked the central location, very close to Brussels Midi station. The room itself was as expected, and very clean.

Wish there could’ve been an iron in the room. The room next door made so much noise throughout the entire stay, it became difficult to relax inside the apartment. There also was a lot of construction throughout the whole day from the lobby and we wish we had received a warning that there would be work happening.

Noisy and no onsite support from hotel – not recommended

Good location next train station. Room in basement was cool during heat wave

Little soundproofing between floors. No onsite support from hotel owners. When noisy guests above came back from dinner/clubbing late at night, their loud voices/yelling, music, thumping walking and grinding of chairs on the floor could clearly be heard. No response from hotel to noise complaints sent through booking.com until the next morning, which was no help. Asked for 24hr phone number to call for immediate assistance if noise repeated, but no response ever received from hotel.

Good for value

It was easy to check in and check out with a code provided by a message. The room was on the first floor. It was clean and equipped with Ikea furniture which I liked. There were enough kitchen tools.

It's ok, but I didn't feel safe in this neighbourhood.

It did the job of giving me somewhere to sleep for a night. Also i checked out early, dropped my bags at the station locker and went exploring the city before my train, which was the purpose of staying near the station.

It was oddly themed with Harry Potter paraphernalia and a very strange place. Which really doesn't worry me, it's not really a bother but the area felt unsafe to me so at the time I regretted not doing better research. Nice building if it had some money sunk into the interiors it might be cool.

The directions to our apartment were unclear - I’d suggest the hosts review the signs so the “Back house” is labelled with all its names! The neighbourhood is rough - not recommended for a family with children.

Would be great if it wasn't underground and had more thick walls and ceiling

no needed to meet anyone in person, everything done online. I got digital key for hotel door and room door using those keys I could accesses my room easily.

I do not recommend

The balcony

The apartment was small for 3 persons and very poorly soundproofed — it's hard to rest with so much noise from neighbors and the staircase. The window to go on the balcony is difficult to open/close. The shower pressure was weak, and the sofa bed was very uncomfortable. My car was broken into the first night, right in front of the building. Given the area, I believe safety concerns should be mentioned in the listing. When I asked the host if I could store my things before checkout, she said there was no option, even though there was clearly a room in the building — at the very least, the cleaning room. Definitely not worh it for the price i paid.

Modern, spacious apartment in a great location

Property was clean, modern, spacious and welcoming. We travelled as a group of 7 and were concerned that the apartment may have been small for all of us to share but we were wrong, the apartment was plenty spacious with more than enough amenities to accommodate us all.

Easy to get to the apartment from the main train station. The apartment is a really good size. Kitchen well equipped. Overall all looking nice and clean.

Disappointing

Bathroom was fine

Basement room not advertised as such and doesn't look like the deceptive pictures (see attached, compare to property images). No help for a heavily pregnant woman to get luggage down non-mentioned steep rickety stairs and rude replies from owners, completely unsympathetic. Loud footsteps from the building waking me up all through the night (and I'm usually a deep sleeper) and hot basement room. Overpriced for what it was, I should've just booked the Ibis. This booking made me lose faith in this site - over 100 euros for this room is a rip off. Also, it feels like a rough area of town, rubbish all over the streets. That's not their fault but I wouldn't stay here with children.
