Quirky, fun and comfortable

A real one-off - amazing to stay in such a lovingly restored old building with original art

The spa bath was unavailable as we were only staying one night, unless we paid an extra $80 as the water needed heating!

Museum like apartment in a great location in Perugia. Would give it a 9.5 rating overall.

Location is perfect. Beds were comfortable. Place was very clean. Lots of space! Beautiful museum like design. Huge shower space with rainfall head. For an extra fee, we enjoyed the spa bath experience.

The well in the bathroom was interesting but a bit spooky 🤭. For some reason the lid wasn’t completely closed.

Unique sanctuary for art and architecture a short walk from town!

Even though we had seen photos, we were still not prepared for how great this place would feel in person. It is a true gem! The homeowner met us upon arrival to tell us the history of the original Roman structure, the surprising deep freshwater well, and the modern artwork that fills the space. It is very special here! We enjoyed all aspects of the home and would recommend it to anyone looking for a unique stay that is a short (and picturesque) walk from the center of Perugia.

The bedding (blanket) was not the most comfortable and the hot water in the shower did not last more than 5 minutes. Everything else was wonderful.

A one off - you wont stay anywhere else like this - brilliant

If you are looking for a spectacularly different place to stay then look no further than here. A stunning restoration of an original roman building with its own excellent eclectic collection of original art and a historical providence second to none. The accommodation is split over three levels - enter into the stunning middle level of an ancient pedestrian street and stand and look, taking it all in. A well equipped kitchen and fridge ensures you dont starve or go without some vino (supplied at cost by the owner). Downstairs is the bathroom facilities and a brilliant roman style bath that showcases the original huge well and channels used to service the posh folk that lived next door two thousand years ago Upstairs to the mezzanine bedroom overlooking the main floor. Stairs to the mezzanine are quite steep and autolit by movement detectors Parking was available in the street below - little bit of effort if you have brought half your household belongings as we appear to have done but manageable none the less. Make sure you walk the aquaduct road over to the main shopping area - enchanting The owner is a font of all knowledge and explains the history, restoration and art brilliantly In summary this is an excellent location with the only word of caution being for people who have difficulty with mobility

A history lover’s dream

This property is absolutely beautiful and stylish. It’s amazing history is visible to anyone fortunate enough to rent this space; it’s ancient well discovered during renovations, an ancient amphora sitting nearby. The details of the arched ceilings, the walls and all the extra details impossible to list here are wonderful. It has been lovingly restored, and its former history - both ancient and also more recent when it was a carpentry workshop - has been honoured. The kitchen is modern and large, the living space huge and the loft bedroom very comfortable. The bathroom facilities are modern and fabulous, with the only downside being that they are located two floors down from the loft. This won’t be a challenge for those who don’t struggle with mobility issues. There is an internal mini-pool with spa action located beside the well and visible from the shower, and Andrea, the host is only too happy to organise for guests to use it. Andrea is a great host, very responsive and helpful, and eager to share the history of his beautiful property - his labour of love. The location is also great, in a quiet street just beyond the main centre - a short ten minute walk will get you right into the centre of all the action.

The architecture and interior décor are a masterclass in minimal elegance—clean lines, natural materials, and curated art pieces that give the space a refined yet welcoming vibe. The rooms are a true highlight: spacious, immaculately clean, and thoughtfully designed with comfort and aesthetics in mind. Large windows flood the space with natural light.Smart lighting, luxe bedding, and a state-of-the-art bathroom made my stay feel effortlessly indulgent. Location-wise, it’s ideally situated: just a short walk from the city center, yet tucked away enough to feel serene and exclusive. Historical apartment with modern touch for a unique experience in Perugia.

The owner met us and explained the history of the apartment; he also gave us a tour of the apartment. It was perfect for my family of four (includes two young kids ages 6 and 10). Also, there is an ambience of mixing the historical with the modern that gives this apartment a unique vibe. Last, it is close to the center and worth every cent if you want a unique experience.

There was no WiFi but we didn’t care to be honest. It fits the vibe to disconnect here. Also, I had a decent signal on my phone so it wasn’t needed. Although this wasn’t a problem for us, it would be hard to stay here if anyone in your party had mobility issues (e.g., walks with a cane or uses a wheelchair).

surprise your partner

When you book this art gallery/museum, don’t show your partner the pictures beforehand. This is like walking into a movie set for a film about how Perugia has built something new on the bedrock of its foundations. We played Etruscan lyre music in the vaulted living room, and were transported back in time. The carpenter’s bench with its vices and tools, were also such a symbol of the authentic transformations that exist everywhere you look. The Morpheus mosaics are very close, and the walk to town via the viaduct is elevating. The hosts are so caring. An unforgettable poetic experience.

Superb

My husband's an architect so the staying in this beautiful and unique space was a sheer joy. The owner met us there upon our arrival and gave us a lovely tour/explanation of the place which, by the way, is filled with lovely/funky, modern Italian art (we learned that when this former woodworker's studio was initially renovated, it was made into an art gallery and was only converted into a livable space afterwards) and is also very well-stocked. The location is great too; a short walk to the heart of the ancient city, yet on a quiet, residential side street.

The listing led us to believe that there was on-site parking, but this is definitely not the case. With the help of the owner, we lucked out and found parking pretty close by, but that will not be the case for all guests. Also, inside the space itself, the bathroom is on the ground level, while the bedroom is in the loft space two floors up, so nighttime bathroom visits were somewhat inconvenient.

Unique. It’s in a historical building with modern facilities. The “Wow” factor begins when you enter this unique property. We particularly attracted by the jacuzzi & the over 2000 years old well. Our Host, Andrea is very friendly, kind & helpful. He showed us the last piece of mosaic located in the University which link to the story of the well in his property. It’s a wonderful experience to stay in such unique property. We are so glad that we have the opportunity to share our experience with others, it’s highly recommended.

The location was great and it was one of the most extraordinary places we ever stayed at. The owner put a lot of effort into transforming the old building into something very unique.

Unfortunately the sleeping couch was very uncomfortable and there was a lot of noise due to the streets and the water system in the house.

the apt is beautiful. the location was excellent. we were able to park nearby. and walk into town up the stairs in 5 minutes.

the bed is too hard and not comfortable to me. the water is not drinkable. the stairs to bed were a bit steep with no railing. need outlets on both side of bed.

Decorated with style and design this is truly an exceptional stay in the heart and historical part of Perugia. The apartment is one of a kind with great value for the money. The host was very friendly, giving the tour of the house telling the story and background behind the renovation. I love every little detail in this apartment. A once-in-a-lifetime place to stay that must be experienced!

This place needs to be seen to be believed. It is absolutely STUNNING and is one of the most unique places we've ever stayed. This apartment has been lovingly renovated with a keen eye for detail. The mix of historic and modern has been done with expertise and the result is incredible. The space is very large and is filled with wonderful modern art by Italian artists. The attention to lighting throughout creates such a neat effect. Our jaws dropped the moment we entered and we were so excited to stay in such an incredible spot. In terms of practicalities, the location is ideal - you are right around the corner from the Perugia aqueduct which takes you directly to the heart of town along the most scenic, beautiful route. The kitchen is fully equipped, there is a large dining room table and a washing machine for your clothes. The beds were comfortable as was the sofa and the TV is huge! The shower was luxurious. Everything in this apartment is of the utmost quality and is high-end and carefully chosen. The host was very kind and went out of his way to be sure we enjoyed our time in Perugia. We spent a lot of time Facetiming our friends and family to show off this unique place while we stayed and they were all so impressed :) Highly recommend it as a one-in-a-lifetime experience.

Un luogo semplicemente da sogno. Appena entri vieni avvolto da un’atmosfera curata in ogni minimo dettaglio, dove il design moderno si fonde perfettamente con eleganza e comfort. Gli spazi sono studiati con gusto impeccabile: linee pulite, materiali ricercati e un’illuminazione che crea un ambiente caldo e rilassante. Ogni angolo sembra pensato per stupire senza risultare eccessivo. È il posto perfetto per chi ama l’estetica contemporanea e vuole concedersi un’esperienza fuori dall’ordinario. Il pozzo situato nel piano inferiore rende il tutto molto suggestivo. Un ambiente che non è solo bello da vedere, ma da vivere.

Pulizia top e generoso kit di benvenuto all’interno del frigo. host gentilissimo ed estremamente disponibile, ci ha dato spiegazioni dettagliate sulle origini della struttura e ci ha consigliato alcuni punti di interesse che hanno superato ogni aspettativa. Die Parkplatzsituation ist schlecht. Es sollten hier entweder nur 2 Personen buchen, oder eine Familie mit kleinen Kindern. Es gibt keine Privacy da der ganze Bereich nur ein grosses Zimmer ist und auch nur eine Toilette und Bad hat. Aus der Beschreibung geht das nicht hervor.

Beh che dire…dare aggettivi per questo posto meraviglioso non sarebbe abbastanza. Personalmente non penso di aver mai visto niente di così bello, raffinato e storico allo stesso tempo. Casa unica, dotata di tutti i comfort, pulitissima e ultra moderna. Andrea il proprietario di una gentilezza unica, davvero la ciliegina sulla torta di questa meravigliosa location.
