Poor value for money
Location is central and close to main attractions
Access to the rooms seems a little too easy. Main entrance to rooms was basically an unlocked cardboard door. The room itself was very noisy (due to the central location). The bathroom was not very clean and the room had a funny smell (coming from the comforter).

Very pleasant stay
The location is great, literally one minute from the centre.
The owner was really helpful and nice when telling us the directions to the room (you have to meet the host at their office on the next street. Also remember about the tourist tax, 6 euro per night per person, which is not included in the price and u have to pay in cash).
The room was clean, the bed comfortable, the AC was working well.
The directions to find the room were clear and easy to follow.
In general, the price was adequate to the quality.
In order to get to the room you have to go through a very hot corridor (because of the AC output) however it was not that big of an issue.

Horroble
Cannot recomend this place. Booked a stay for one night, I would check in short after 20. This was not possible. During high Summer Season Check in is only possible until 20. Not even with additional payment was possible. The host ignored my messages. Also messages and calls from booking customer service. It’s not a serious place. Better stay away from this. Hopefully your flight would never be late

At the entrance you can break legs as pavement is not right, my and my husband almost broke legs

Okay stay for one night but not comfortable.
The property was easy to find and the security was good.
The hallways were heated in the middle of June and the air conditioning didn’t work well in our room. The fridge also didn’t work and I didn’t like having to check in at a separate location.

Okay room with terrible staff
The location is nice very central. The room further is okay.
The staff was extremely rude, if you want to store your luggage you need to pay a very high amount just for a few hours. On the check in day our travel got delayed so i messaged if we could possibly have a later check in, but i got a rude response stating it is not possible. After rushing and running to still make it in time the lady was extremely rude when i entered and rushed her explanation of how to get in the property since the check in location is somewhere else. Two other customers came in and when i asked a question she just replied “vai” go in italian basically telling me to leave now. When i told her it would be nicer if she could answer my question she got mad.
Also on booking it says that all taxes are included but you still have to pay city tax which was another 7 euros per person per night this is not the property’s fault but is still worth mentioning.

The location was very close to the city center.
Loud at night. The shelves by the bed were coming loose and slanted. The faucet in the bathroom was very loose and required two hands to change the water temperature. The bathroom could be cleaner (hair from previous guest, grout very dirty/stained). For the money paid, this stay was not worth it. Would not recommend.

Very good place
Location is wonderful, it is located almost in the center of the city, 30 minutes walking to the railway/bus station and to the hospital to take the bus to the airport. Around 10 minutes walking to the heart of the city. Very kind woman on the reception and clean room.
Lack of the kettle, its better to have one in the room or take it with you to make tea or coffee :)

Great stay in the heart of Bologna.
Room had basic facilities but it was almost like a rented apartment in the city and very comfortable. Location was 5/10 minutes walk from Piazza Maggiore. Very quiet room despite being in the centre of the city. Very close to check-in location.
Check-in was quite slow. Finding the property was also a bit tricky with a list of instructions of how to get there. Was unaware that the keys had to be collected from another location.

Location
Cheap sheets and towels (towels so thin they were see through and bad quality) mattress gave a boat effect, bad shower pressure, the sink wasn’t secured well enough on the wall and water was dripping from the pipe. The AC units on the hallway made it very hot. They only gave us one toilet paper. We had a kitchen although we didn’t see the purpose of it since they didnt’t supply it with anything besides some paper cups which were probably left from the last people staying there.

They just stole our money
The person who runs this property has no respect. The check-in time mentioned is before 8 pm and we were late by just 8 minutes because our train was delayed and they just cancelled my reservation. I tried to call them to check if there was any other way but they did not respond properly. I tried to explain the situation but she was like its your problem and none if my business.

We were 20 minutes late for checkin because our flight was delayed and tried to contact the object through booking and email on the day that we were supposed to come to say we might come between 20-21 and didn't get the reply.. When we came to try to get the keys and contacted the host we got the reply that checkin was until 20 and ignored afterwards... We were left on the street although we paid for the room upfront. The host was so unhelpful probably because we already paid and didn't care that we can't get in any way the keys of the room we paid for.. So my advice to all, avoid if you can because they just want your money and don't care at all if they leave you on the street.

Very poor offer/value for 140e/night for a very basic room, location does not qualify for it.
I am sorry but the location (close to the main city plazza) is not an excuse for them to underperform in all other aspects of their hospitality offer. The space (most probably previous offices) was only barely and basically transformed into rooms, with only minimum, basic, table and office chair, a simple bed (to qualify as a room) and the cheapest sheets and towels you have seen (almost see-through). Yes for 6 days, they offered 2 rolls of toilet paper, and we of course bought more. Also no bottle of water or any indication if the tap water was drinkable. So we bought that too. No problem. We were prepared for that anyway, from reading some of the reviews. A/C and hot water were working ok. We stayed in room 8, at the end of the corridor. The windows need to be replaced with more sound proof glasses, to qualify as a sleeping area (I guess in the previous office use, noise was not an issue). In the check in, the lady was polite and helpful. The anonymous person replying on whatsapp was too abrupt and kind of rude, practically dismissing everything without even investigating further. During normal hours nobody asked or checked when we entered the building. only nights it was locked. I know they will refute everything we write below, I don't even care to write, it is a waste of time, but let's try to warn others at least.
Room 8, at the end of the corridor. There is a spare locked room at the one end of this room. We assume it is their storage room where they keep cleaning supplies and linens. Fair enough. The first day we arrived the room and floor were clean. We left the next morning for a walk in the city (when cleaning of all the other empty rooms was in progress) and when we returned to the room, we noticed even from the entrance to the corridor, some dark marks, dried up drops of dirty water on the floor. Those stains led all the way to our door and also inside our room and they lead up to the locked door. It was very obvious and those marks were not there before. I took photos and immediately texted the property through booking.com app, to inform them and ask for explanation and cleaning. They didn't reply at all, only after I texted them again after more than 24 hours, next night at 10pm, when we returned to the room and the dirty stains were still there. We tried to clean them, with wet wipes which was not very effective. Only then, late at night, we got a reply, that what we were saying (asking if the cleaning crew entered our room and probably made those stains, that could have been just their accident) was only lies. They tried to imply we were lying and that those stains were there from before, that they were some kind or acid (that couldn't be removed), that it was just the way the floor was made etc. We asked them to investigate if someone entered our room (even to get some supplies, would have been reasonable, if we were informed about it). The person replying was just saying No, no one can enter the building. When we were clearly referring to the cleaning crew which already has free access. They reluctantly agreed to ask them, but we never received any answer the rest of the days we were there. Plus the stains were not cleaned up, in our room or the corridor for a week we were there. I reached word limit,....

Disappointing
I like how convenient the location was as we had access to all the main places in the centre within 10 minutes reach by walk.
The room wasn't cozy at all. It was small and looked more like a room in the hospital than a hotel room/apartment. There were no bed lamps, wildly uncomfortable pillows, no spare blankets, no wardrobe. The fridge smelled like mold and carrion as if it wasn't cleaned for months... As for the bathroom, The re was a problem with the sink and the shower. To take a shower u need to press a button every 20 sec so that the water keeps running which was also really uncomfortable.
