New Town flat in good location

A New Town flat with lots of space and period features. Location is very good and is close to railway and bus routes. Plenty of restaurants and bars locally.

Bathroom could do with an upgrade but we did not experience any problems with hot water as mentioned in previous reviews. Looks like a new boiler has been installed. Similarly, we did not experience any problems with the front door locks.

Dangerous electrics, especially in the kitchen, light switch sellotaped to the wall. Lamps in lounge falling apart. no bulbs and plug in bits. Only 2 chairs to sit on in Kitchen ,we had booked for 3 people. Cupboards full of inapropriate crockery/cutlery and ancient food items. Very few saucepans, had to boil eggs in Kettle as no matches for the hob .Paper peeling from wall in bathroom, shower fitment above bath had circular shower curtain which stuck to every body part making it a very uncomfortable experience. Towel rail not working ,so very cold. No sink plug. No communications from owners until the morning of our departure,

Loved the location and the property

The property is stunning in many ways, it is grand (as well as out of date, unmentained and somewhat dirty). It was great to experiance such a property, even if it isn't looked after properly. The location is fantastic. All the amenieties you need are right out the door and all attractions are walking distance if you are up for a wondering walk. Full kitchen with all ameanities you need. Accessing the keys was easy, menaing arrival at any time is fine. We saw some reviews mentioning trouble with hot water, we had no problems there, shower fictures are new and worked great. We were a bit creeped out by the property at first glance, like a haunted great grandmas hourse with a chear in the grand hallway with a permanent butt print on it, but after an hour in there we strated to appreciate it for what it is. Like going back in time to see how the other half lived. We loved it!

There are 2 single beds and a sofa bed in the next room. The single beds were made up and ready to use, the sofa bed however was shut and I struggled to find beddings and balnket to make it up. some instructions here would have been nice on the house manual. We staid as a family of 3 and needed the double bed. It was a last minute late night emergancy booking for us so maybe it would have been different if we had time to advise the host but I'm not sure about that. The bathroom has some water damage on the wall which was sad to see. We struggled with the wi-fi and ened up using our mobile data which was fine as we are brits but may be inconvenient for external tourists. Light in the bathroom did not work, had to use flash light during the night. We wre there for a short while so made due and did not bother the host to fix it but hopefully they will see this review and have a look. Parking was a pain, definitely consider this and plan ahead of stay. On street parking which is free from 6:30pm to 8:30am, out of this time it is £6.80 per hour.

Overpriced and defo would not stay again

We arrived to the apartment with the place not be cleaned from the last guests, beds weren’t made and wet towels on the floor! Once the cleaners arrived they made beds with sheets that smelled of damp, the place was like fawlty towers with broken door handles, very dated decor and loose wiring

Large. Interesting decor. Very kind host who let us drop off our bags early, and stay an hour later.

the location is good and it is a large apartment with decent enough facilities

there is a massive health and safety risk with this property as there are plug sockets hanging off in the kitchen and other places. It could be a great place to stay if it had some TLC and some money invested in it. the sofa bed is poor

underwhelmed and over-charged

Location was fine

It felt as if the apartment had been inherited from a distant uncle who had lived alone, having furnished the property in the 1980's and who had spent no money on it since then, which the current owners have simply opened up to the public, leaving all his tatty contents and furniture in place. All that the current owners appear to have done to convert it into a short-time rental is to buy two cheap and over-firm pine single beds and one sofa bed which they have put in the middle of what were formerly large sitting rooms and put in wifi and one tv screen (that no-one needs anyway) - they appear to have ignored the peeling wallpaper, loose electrical sockets and other defects that they I expect inherited some time ago. Calling a property "quirky" is not an acceptable excuse to spending the bare minimum in preparing a property for rent and then charging out at £200+ a night. As a small point, the key box was very difficult to open.

Disgraceful

PUT MY BABYS HEALTH AT RISK!! Arrived around 5pm and the place was freezing , filthy and full of dust , wouldn’t provide a cot for my 8month old but we’re fine for him to stay there , tried to turn on the heating and it wouldn’t go on so contacted the host and was told someone would come out , contacted him again an hour later as no one has come still and the place smelt of gas and was assured someone was on they’re way , it got to 10pm and still no one was there I had my baby (who is already unwell) wrapped in duvets and blankets as he was freezing and has to stay up the entire night with him as he couldn’t sleep it was that cold . The next morning still no one had come to check the heating , phoned the host very upset and was told someone was on their way , someone finally came around 11am and told me that there was no heating at all in the house and an engineer would need to be called out . So we decided to leave and find accommodation elsewhere and the host assured me that I would receive a full refund , however I have not received this and they now won’t respond to me ! Extremely disappointing and totally ruined our entire trip as it made my son extremely uncomfortable and unsettled for the remainder of this trip and he is now more unwell than he was when we arrived ! They knew I had a baby in that house and could smell gas and had absolutely no heating and still would not send someone to help us - disgusting

Property is well situated, and that's about all going for the property.

Caution ⚠️ Property managers still haven't fixed showers, and carpets are filthy. Nothing provided milk would have been nice. Towels even they have dirty marks on them. Never have I stay it a property is so unclean and outdated. Ruined our stay, obviously, the same issues keep coming up, and booking.com needs to remove property unless it is rectified. People are being taken advantage of with pictures being so tidy.

Grandeur and location

Kitchen and bathroom not really usable. Kitchen wasn't really stocked with items for use and you couldn't make a meal. Also not very clean. It needed cleared out of last occupiers stuff. No window covering in bathroom, which had enormous window. Shower curtain gave me the fear. Insufficient lighting in sitting room. Toilet sink looks like it could fall off the wall.

Great location!

The location was fantastic and we loved the general feel of the property. We liked the old family photos on the walls and the sense of history all around. The kitchen & bathroom were very basic but useable. If these were upgraded, then this would be a fantastic place to stay for a longer break.

Parking was a nightmare but nothing to do with the property owners. We can thank the council for that. Ample parking on the crescent outside but £4.10 per hour (!) and a maximum stay of 4 hours. Edinburgh Council need a re-think!

The worst experience ever and I had no support from Booking.com. Refund request

The boiler had not been turned on, I was freezing without the radiators, it was snowing outside. I had to wash with cold water in the morning. When I called, I was insulted, told that it was my fault, that I had probably turned off the boiler myself on purpose! I do not even know where that boiler is and I am the one who went through that ordeal, sleeping with my jumper and my coat, having to wash with cold water because I could not go to a conference, representing my company smelling bad. The place was dusty, it triggered coughing. I took pictures of the bookshelf behind the bed. Old tissues fell on me when opening the bathroom glass cabinet. I left the place and asked for a cancellation that was not done. I sent a message to booking.com and you never answered me either. I went to a hotel instead. I want a full refund.

Enjoyed the charm & comfort of the flat - but not for all!

Flat is quirky but charming. Unmodernised (especially the bathroom) but all part of the experience! It’s also much larger than the average place you would expect for this number of bedrooms. And very comfortable. An excellent location - quiet street but incredibly close to Haymarket and walking distance to so many places across Edinburgh.

A nice touch would be to provide shower gel and shampoo - in the other properties I have stayed at in recent months, this was the case every time. The link to the house manual did not work and I did not get a working link until the evening after I checked out. Again, not essential but better to check these before each guest visit.

A very enjoyable stay in a roomy, comfortable property located in the centre of Edinburgh's West End

The location of the apartment could not have been better. The apartment itself was very large and comfortable. I really liked the property and it was the perfect place to stay in Edinburgh.

Easy to locate the keys but I'd originally been sent the wrong code, which was a problem. The host contacted me but I'd managed to resolve the issue by finding the correct code in my emails. I loved the property but a few things could be improved on: 1) the kitchen doesn't have a microwave oven, this was a problem which should be resolved. 2) the kitchen could do with basic sets of crockery and cutlery for visitors 3) lots of labels in the kitchen marking items as off-limits for guests wasn't good 4) there was washing left in the washing machine (which my wife washed and dried during our stay) 5) I only received instructions for the property on the 3rd day of a 3-night stay

The property is in a great location and is beautifully characterful. the decor, though tired in places, added to the charm.

The main bathroom shower was unusable, the decor, fixtures and fittings are all tired throughout the property and broken in places. Stains on carpets etc. Despite instructions being sent to use the heating - this didn’t work and the property was freezing! Quite creepy - locked doors etc.

it’s so tired …. needs a full revamp … the kitchen was so old and smelt damp … the bathrooms we very old and the shower was so weak. Water leaked all over the floor and I slipped when getting out of the shower and cut my arm and hand and banged my head on the side of the bath. very sloppy dangerous floor. no iron I had to buy one and no hairdryer which I also had to go and buy. I contacted the agent he said he would deliver an iron but never did. The electrics tripped twice just my turning a light on
