Warm and Welcoming

Francesco greeted and immediately made us feel welcome. Our room was very clean, comfortably warm and secure. Within a few metres from our doorstep, we had access to 2 restaurants and the Modern Art Museum of Bologna.

Very nice owner who made us feel quite welcome in Bologna. Apartment had everything we needed during our stay and when we requested more coffee pods for the machine he provided to us for free which was nice :) Location wise, I found the apartment to be in the perfect spot between the central train station in Bologna and the city centre with around 10 min walk to both places.

The best place to stay in Bologna!

Everything about the property was perfect. Starting off with the best host ever Francesco, he welcomed us in the place and from the first seconds made us feel like home. He was very responsive and helpful, giving us the tips on the city and answering our questions. The apartment was very clean and tidy, provided with everything and even more than we needed and expected. It was very well equipped and Francesco made sure if we needed anything more. The location of the apartment is in the centre of Bologna which made it really convenient in exploring the city. We are so happy with our choice and would 100% choose it again. Highly recommended!❤️

Everything was just perfect. I can recommend this apartment with two hands!

The property was not accurately described in the booking. It is only a bedroom with its own private bath and does not have a balcony or terrace nor does it have laundry facilities on site for clients. The host then offer to wash our clothes for us and gave us one free day of parking. I suggested they update the listing to make it more accurate. There is also a hidden charge of 40€ for guest taxes that we were not aware of until after we booked.

No breakfast but there is a Nuovo Caffe close to the room. There is a coffee machine and croissants

Room Check in time is 15:00. If you come early you stay out with your luggage . The location of the house is far away threre is no signage . We found it by asking the pizza reastaurant under the building. One man showed the house and bell of the room .Thanks that man . We came at 13.45 but owner of the house was not here .Name is Francesco . We try to communicate with his father but he doesn't know English . We called the communication phone number but nobody answered to us . When Francesco came to house he was angry . He said check in time is 15 :00 why you came early.? but we wrote to him before and explained our train arived time and our luggages . But he did not read our messages, He just spoke very rudely to my wife and with me . Than We wanted our money back we made a decision to find another hotel. Later he apologized to us . Anyway... we were so tired . We stay at Rosa house at the end . Only good thing is room was clean and hot shower. There was a coffee machine and croissants That's all

Bologna is fabulous and well worth a visit but ours was sadly tarnished by our host’s outburst.

Location to the train station and main attractions, pristine room, photos to help with directions to find the complex. Excellent ladies bathroom toiletries. Comfy bed. Two restaurants at the entrance to the property.

Photos/description led us to believe we had a balcony but it was just railing across a full length window. No kettle. Coffee machine provided but only one coffee pod each. Beware everything is white and the host is very worried about paintwork damage. Sadly, after posting a rating of 8 we had a late night phone call from the host followed by approximately 10 abusive text messages between 9.30pm and 11 pm demanding that we delete the 8 by the morning and replace it with a 10. He said he was very angry and we have disrespected him and his family and he would leave us such a bad review that we would never be able to use Booking.com again unless we did as he asked because we have caused his ‘average’ damage - and he only ever has problems with ‘the English’. He also said that my husband’s disability (he is registered blind) had made him sour, cold and heartless because we gave an 8. We received all this abuse because of his quest for a rating of 10. He needs to remember that 8 is a very good score but his conduct, however, would me marked considerably lower.

Lovely clean room!!

The room was lovely, however was in a block of flats and we struggled to find the property. Also struggled initially to contact the owners, but once we did, it was a nice stay. Property is within 5 mins from the station, but about 15-20 mins from the centre.

Francesco is a host with great personality and looks to make sure you have a pleasant stay. He gave me all the information I needed as well as recommended places for me to check out while I was in Bologna. The room was extremely clean and tidy. Had all the necessary items needed to have a great stay. I will book him 100% again when I come back to Bologna

Good place to stay, very close from the center walking distance and to airport of Bologna around 8-9 km. Friendly owner if you need some help he will do his best. Also parking space for the car wich is 20 euro. Comfortable if you want flat type of place.

Really lovely!

I LOVED this property! Once you make your way into the apartment complex, you go up the stairs/elevator, and you’re greeted by the lovely host. The apartment is a lovely converted space with 2 private rooms in it. In the room, there is brand new appliances, a comfortable bed, coffee and croissants, and a stunning bathroom with everything you need in it. The visit was great and the room really was beautiful and comfortable! Just an FYI, it is about a 15 minute walk to the city centre and about a 10 minute walk from Bologna Central station.

I didn’t realize it was in an apartment complex as the name implies a hotel. It can be a little hard to find as the building number is not clear.

Francesco and Rosa made me feel safe, welcome and very comfortable.

Francesco and Rosa the owners were lovely. They allow me to use the kitchen (which is usually not open to guests) and even wash my clothes for me, and did a fantastic job. After traveling alone for 2 weeks, I feel as if I am home with my parents😀. Francesco gave me recommendations for great restaurants and cafe too. Can’t ask for more!!!

Very Nice appartment

The location is very good. Near the train station (a 15 to 20 minute walk away with heavy luggage), in a residential area. Renovated and very clean. Smart TV with Netflix. There is a good restaurant and a good cafe nearby. The communication was easy. The host and his wife are very nice and helpful. Very good shower. Elevator in the building.

The room smelled very good, but the parfum was too strong. Not recommended for people with rhinitis or sinusitis. We were not able to let the room completely dark.

the room is great, big and clean, the bathroom is good and it has everything: shampoo, soup, hair mask and other things. air conditioned room. there is coffe machine and cornetto in the room, and we had access to kitchen where there is water and more cornetto. the owner is kind, friendly and caring. We had to check in late si he gave me detailed information on how to do self check in, and also he sent me messages to make sure if I arrived and if I was able to reach my room. location is 10 minutes walking to the central station, and close to all attractions on foot. the best host and super great place to stay. I highly recommend it.
