The location is just Superb! You have easy access to great restaurants all around, beach and main spots at walking distance. Plus you have a full kitchen with washing machine.

I am 1.82 cm tall, and I had to crouch to take showers and go to bed on the first floor. The ceiling is really low on those two points (above the shower and upstairs). So if you are taller than me, be prepared for a lot of crouching.

We liked everything about the property however due to the lack of air conditioning (which we knew before we booked) the property was too hot and too noisy. If the property had air conditioning we could have closed the windows to stop the noise (especially the bin men at 5:30 every morning who were particularly noisy at right outside the windows!) I expect a certain amount of noise but the brochure said quiet hours between 10pm-7am but there were no quiet times) the property sleeping arrangements worked well for us although if you’re over 5ft 4 then this property is not for you!

Lack of air conditioning which led to other faults as above

Location is excellent. Room was quiet and clean.

Communication was very poor up until the week before arrival. They didn’t respond to my messages on the booking.com chat. On the day of travel they changed the procedure to collect the keys and wanted the security deposit there and then as I was travelling to the airport. Main beam in room is very low. I hit my head multiple times. There are more positives than negatives to be fair.

Overall, we had a very enjoyable stay and found the accommodation to be comfortable, spacious, and well equipped. One of the biggest highlights was having the space spread across two floors, which made the property feel much larger and gave us plenty of room to relax and move around. The apartment had everything we needed for our stay. Having access to a kitchen, washing machine, and other practical amenities made it feel like a home away from home. There was also a couple of fans provided, which was very helpful during the warmer weather. We never really found ourselves wishing for anything that wasn't already available. The location was another major advantage. Situated right in the heart of Nice, it was incredibly convenient for exploring the city. Restaurants, shops, and attractions were all within easy reach, and the tram stops were only around a five-minute walk away, making it simple to get wherever we wanted to go.

The biggest issue during our stay was the noise from neighbours within the building. Before arriving, we noticed that other guests had mentioned similar concerns in their reviews, and unfortunately, we experienced this ourselves. On one occasion, at around 3 a.m., someone was aggressively trying to gain access to the building and was repeatedly banging and kicking the entrance door. Although it wasn't our apartment door specifically, it was the main entrance to the building, and the situation was concerning enough that we seriously considered calling the police. Eventually, the individual was let in and appeared to be a resident, but we experienced at least three separate incidents involving the same people during our stay. We could also regularly hear people running around and making noise within the building, which affected our ability to relax. We were also disappointed by the lack of communication from the hosts when we needed assistance. Prior to check-in, we were specifically asked whether we would need the sofa bed prepared, and I confirmed that we would. Although there were only two of us staying, we required separate sleeping areas for privacy, as the two upstairs bedrooms face directly towards one another. Additionally, I have arthritis in my knees, and the steep, narrow staircase made it difficult for me to repeatedly go upstairs, particularly as the bathroom is located downstairs. Despite explaining this and requesting bedding for the sofa bed, my messages were ignored and I never received a response. In the end, I had to improvise by using bedding from one of the upstairs beds. It was disappointing to be asked about our requirements and then receive no assistance when responding, particularly when the request related to accessibility and a medical condition. The layout itself may also be challenging for some guests.
