So much potential but very old tired and too many repairs needed

Lovely location on an old building. Apartment was very clean

Sadly this apartment and site has so much potential but almost everything let's it down. We visited for Christmas arriving 24th December 2025, got a phone call an hour before check in to say the office was closed and keys needed collecting from the bar, bar was only open until 6, so those arriving late would not be able to get keys and the restaurant had been closed all day. We also didn't appreciate that the entire site had shut down for 3 days and didn't reopen until 27th December. The pool you have to book (which you can't do whilst there are no staff for 3 days). Jacuzzi is broken so out of use. We didn't realise that we needed to bring our own towels but luckily the lifeguard gave us a couple for us to use. We managed to get a drink from the bar on Christmas eve before it shut at 6 and the staff that we did see here during our stay were friendly. The apartment was very cheap for a Christmas stay so we expected it to be tired. What we didn't expect was the amount of repairs that it needs. Broken handle on bathroom door we screwed back on, broken mirror and tiles, shower that doesn't work unless you want scolded then frozen with it set on high, it can only be used on eco mode for a trickle of water to wash, the shower enclosure door has long gone and has been replaced with a a shower curtain which smelled vile when it got wet and meant that until it dried the bathroom was out of bounds. We folded it up for the rest of the trip so it didn't get wet. It's not needed given the trickle of water anyway. The lighting in the entire apartment other than bedroom 2 is next to useless with a dull orange glow. Bedroom 2 has 2 bedside lamps, but no socket so only one can be plugged in. The light switch in bedroom 1 is broken so can't really be used safely.

Large, clean & and cosy apartment in dated building.

Apartment was clean and comfortable. All staff friendly, nice pool and lovely gardens. Heating was on which made the apartment cosy.

No soap in toilet, one toilet roll. That let it down for me a little. Small welcome pack in kitchen so wash up liquid was used until we got to shops, not ideal.

An evening away wished we had known and prepared with groceries

The large sitting room and vast size of the apartment though too big for a couple for one night if staying with friends for longer with the two bedrooms and kitchen could be great and everything to cook with.

No welcome pack and had thought there was breakfast available in the morning so thought expensive for the apartment without breakfast included

It was clean and well stocked , suited our needs for a short stay but wouldn't go back.

Very clean

Decor jaded. Windows don't open, bit dark inside, felt claustrophobic despite big windows. It could have done with softer lighting in the lounge. It was a bit cavernous. Not cosy.

Apartments OK but limited facilities local without a longer drive.

Size and cleanliness and ease of use and entry. Site is quiet and what it lacks in general facilities (shop and bar restaurant that is open more than closed etc) is far exceeded by the scenery. Local towns of Birnam and Dunkeld are nearby and are very quant with fabulous greenery and hills.

Some of the apartment facilities are a little tired and need servicing, checking or replacing. Restaurant is only open between 1400 and 2200 and offers limited menu and facilities. Pool is OK but small but also only open at limited times. The local town of Birnam is approx a 1.5km and offers a few cafes and shops as does the slightly further afield Dunkeld but both villages left me feeling slightly disappointed and under whelmed given the beautiful location. A few other better facilities nearby but you are probably going to drive to reach them.

Excellent jewel of a place that will make you look forward to returning again

Wonderful setting with a helpful and friendly staff. My accommodation was clean and everything was in proper working condition. The bar staff were most friendly and they enjoyed explaining the local whisky. I highly recommend.

Everything was great. My only regret is not staying longer!

Good value for Money and Very nice location

Staff very courteous... Apartment very clean and spacious. They gave us a welcome pack which had tea/coffee/milk/dishwasher tablets and dishwasher soap. Very very thoughtful 👏 The bar downstairs has good food options and very friendly staff. TV has WIFI connectivity which was very handy. Nearby walks to Birnam Oak Tree was very nice. Swimming pool right behind the Apartment and was perfect and never crowded since you book a slot for swimming. Small children play area and also table tennis board.

Apartment was creaky and old styled. The kitchen and living/dining room were separate units... would have preferred them together. Wifi connectivity was lagging in some corners of the apartment as per the kids.

A day in Dunkeld

The location was good. Walking distance to local attractions in Dunkeld.

There were no breakfast facilities on site. Even though it was clear that breakfast was not included with the room, we thought there would have been an option to pay extra to have breakfast - this was not the case. We were advised that a local shop is open on the main road for breakfast - it was not. After walking down to the main road, the only place that was open was the local convenience shop. Our room also had, what sounded like, a squirrel nesting in the walls. So there was alot lot of noisy scratching/scuppering throughout the night.

Beautiful apartment, bigger than expected. My kids loved the pool and the play park. Nice walk via the river to the closest town (maybe 15 minutes) Would recommend - looking into returning ourselves

Could've been better

Apartment needs a little tlc. Heating not that good. Hot water was tepid at best.The beds were comfortable and the bed linen and towels were fresh and clean. Went to the bar/restaurant at 19:00 at night for a meal. Including my party of four,there was nine people in total spread over another 2 tables. We waited for over an hour and a half for our basic meals to be served and the food was cold. We never ate them. We complained to the manager and got a refund on our food bill.

Quiet weekend

The welcome pack had everything we could need for the weekend. The food was good, staff friendly and the hosts welcoming in the bar and restaurant. Birnam is a lovely village. We left fully relaxed having enjoyed a lovely few days.

Clean apartment, not the best nights sleep though...

Convenient location. Good size rooms. Clean.

Noisy karaoke until 1030, then more music until midnight. Unfortunately the apartment is in the same building as the bar. Then at 345am the fire alarm went off. We evacuated and had to wait around outside until the warden turned up. Apparently it was a faulty alarm circuit? I don't believe it.

cobwebs, dirty shower and working badly, broken bathroom lock, stains on the wall and dirt, clogged sink, dirty carpets, broken mirror, unpleasant smell, photos do not reflect reality, TOO BIG PRICE FOR THE STANDARD!

The food at the restaurant was good and affordable

The pool was already closed at 5pm, the apartment was freezing cold with no extra blankets. We had to sleep with our winter jackets. The rooms are huge and the electric heaters were set to max but they were barely warm so clearly this cannot work.
