The staff have banter with you and made you day good from the very get on

Nothing to do with the b&b but the parking outside the bed and breakfast is rubbish during the day, the road could do with permits for residents and b&b guests only

It was ok but won't be going back

Location

No clean towels for the whole duration of stay. No top up of coffee and milk. Had to ask for milk. Room very small and not very nice tbh.it was ok. Towels were soaking wet from showers but weren't replaced daily and nowhere to dry them.

Was very disappointed with the room could not stay in the room due to it being very cold.

Breakfast was ok the price wasn’t bad looked better then it was.

The room was very basic the shower not very good the room was very cold with a summer quilt. A fair bit of dog mess around the outside a lot of noise from dogs running around

Very disappointing especially after reading excellent reviews

Friendly host and a welcome cuppa given, excellent location

We declined the room offered which was located in an annex in the garden. It felt damp, had an overwhelming sweet smell and the cleanliness in the bathroom wasn’t the best. It is in need of TLC so that didn’t help the overall impression (mismatched furniture, extra electrical cable tacked on the wall, depressing battleship grey walls, broken plant pot on the shelf. After requesting, we were offered another room in the main house which was better but still chose not to stay

Home away from home feeling

Me and my son had such an amazing stay here, all the staff are amazing and so so kind and helpful! My son loved it so much we asked to stay another night! The location is perfect, so close to travel routes and the beach!

Perfect 3 day break .

It was clean, comfortable and had everything we needed including great location. Excellent value for money and the hosts and all their staff were fabulous. Breakfast very personalised and nothing was too much trouble. We will definitely come back to stay again.

Clean , friendly staff, we had room 2 which is to the side of the house, everything you need in the room , great breakfast great outdoor space undercover, we have been in lots of B&Bs and this is probably the best one we have stayed

Everything was perfect julia and clive are lovely always have a friendly smile and the staff were lovely as well would recommend this hotel to anyone coming to skegness me and partner will definitely be coming back here again in the future 😊 also the 3 dogs are lovely ❤️

One of the best I have had so far since staying in hotels in Skegness.She and her staff were very courteous,prompt,warm and organised.The were eager to please and make guest happy.The breakfast range was above standard,well prepared,For a big eater they spared nothing in making sure I ate very well.I was offered a bicycle to move around if I wanted.i discussed and laughed with her and staff,I felt at home and will choose the place anytime I am at Skegness.I saw evidence of training course/certification for staff.There were tens of thank you cards in the beautiful dining room from grateful customers and I will equally do the same.On my next visit I believe since we have good rapport,I will get a more customised service.She is very responsive in a polite listening manner.I love the aquarium.She knew and called me by name as of her other guests too.

This are more like recommendations based on my stay,it will not affect my decision to make it a place I will come and stay next time with my family or introduce to friends.However I will prefer a double bed instead of a room singles bed for me and spouse.The other rooms a quite luxurious and I will go for them next time.Check out time if made 12pm instead of 10am will help.The outdoor shed was by my room window and discussions and banter of people affected my sleep times for sometimes,but not very late.i will prefer rooms in the higher floors nxt time because of this.

Breakfast was lovely and freshly cooked. It was located 5 minutes away from the beach and arcades which pleased the children!

The whole place could do with a bit of a facelift if I’m honest, but this doesn’t detract from the wonderful staff and incredibly warm welcome.

The most striking thing about Beachdene Guest House is how friendly Julia and Clive and the extra staff are, nothing was too much trouble. Beachdene is very clean and comfortable, it has attractive decor and a welcoming atmosphere, the room was just right for us, the breakfast was very enjoyable and the location is great.

A gem of a guesthouse with friendly owners.

It's a good old fashioned guesthouse. The owners make it special , a friendly greeting and an offer of a cuppa always goes down well. The room was spotlessly clean and comfortable as well as being user friendly. Breakfast is beautifully presented and tasty. A serious note from me and a huge plus , my wife is allergic to egg this was dealt with professionally and without fuss to a point that nobody noticed apart from our party , steering us to a 9am breakfast when it's quieter and giving you that time to get my wife's breakfast safe was a clever and thoughtful move , thank you. The breakfast walls are covered in thank you cards ( hope there is room for ours ) . In short when we return to Skegvegas Beachdene will be the first guesthouse on our list . Thank you.

No on site parking, but there is a great carpark just up the road ,so not a hardship . That's it .

Amazing B&B

Without doubt the best hotel in Skegness, very clean and well presented rooms, beds are very comfortable with nice and fluffy pillows, breakfast is lovely and plentiful, the hosts are bubbly and always have a smile, we shall be returning in due course. Paul and Sam xD

Enjoyable apart from the lack of sleep.

Breakfast was lovely, the hosts were really friendly, the room was clean although the bed dipped one side it was reasonably comfortable.

Being woke constantly through the night by the owners dogs running around above us which wasn't nice, so the first night of our stay wasn't too pleasant.
