close to Shinagawa station

bathroom floor was a bit sticky and I felt not so clean

Great location very close to Shinagawa station, restaurants, 7/11, entertainment and plenty of things to do walking distance

Room was very small for 3 people, other that that everything was great.

Proximity to Shinagawa Station and apartment type accommodation.

Kitchen is adequate but can use an upgrade.

Cooking facilities in room. Nice quiet area. Amenities provided and there was a multi charger which helped us to charge all of our phones at the same time. Beds were firm but comfortable. Nice to have a balcony that we could stand out on. There was a washer and complimentary washing powder in the room. It was only ¥600 from the station to take an Uber up to the hotel to avoid walking up the hill with luggage.

The carpets were very stained all over and we found rubbish under the bed from a previous guest. There was a spare blanket in the closet that smelled bad and had food marks on it, so it was clearly not clean. The dryer was incredibly loud and slow, we had to wait till morning to use it so we didn't disturb any neighbors at night. After 2 hours use, our clothes were hot but still damp (and it was not at capacity). There was a broken/missing drawer in the kitchen. The room could have been great with a little bit of time and money spent on getting it up to standard.
