The location of is great. It is a short walk from Fondamente Nove where the boat from the airport comes in, and an even shorter walk from the local vaporetto stop on the grand canal. We really like this area, you can walk into the centre in no time, but also walk into quieter Cannaregio area. There are plenty of cafes and restaurants around ranging from the cheap and cheerful serving the crowds down to smaller ones with students and young people sitting out in the evening. A really good base for visiting Venice. This time we were visiting for a special occasion and wanted a nice place to be. The room was lovely - large with a canal view. Very well decorated in an elaborate period style. Had all we needed and felt special. We had breakfast in the room, good quality rolls, yoghurt etc. View from window of small canal with delivery boats etc very nice. The room was quiet. The person on the reception desk was very helpful and sorted things out for us and was friendly.

There was a slight hiccup when we checked-in in that the room we had booked was not available. But after a few phone calls it was sorted by the reception - we had to change room after one night. These things happen and it was sorted.

The location was good, easy to reach, and the room was clean.

The room was not ok: the only window faced a narrow inner courtyard, leaving the space dark at all hours of the day. We had to keep the light on constantly. It is not right to offer guests a room with no natural light. On top of that, unpleasant odors often came from the courtyard, making it impossible to open the window for fresh air. We didn’t change hotels only because we were staying for two nights and didn't want to waste time, but the experience was a real disappointment.
