This elegant house has big beautiful rooms. We were greeted with a cool face-washer and drink and the grand hallway has a coffee machine, water and sweet snacks. The villa is manned day and night and there were security cameras overlooking the slightly off-street carpark on the side street. We stayed 2 nights, and flew out the last day, so it was convenient for us. The nearby beach a few blocks away has a lovely strand which felt safe, and we could see all the paragliders landing from Signal Hill.
We had a front room with a small balcony outside it so people sitting out there could see and hear us if we didn't have the window closed. My elderly mum had trouble using the door knob to her room.

Really lovely Guesthouse in a great position in Sea Point - Rooms are a very nice size - beds are comfortable with good linen - staff was very friendly - communal coffee/tea station with Marshmallows and Oreos made my day - peaceful atmosphere - nice gardens - good security
No bottled water in rooms - breakfast needs to have options and not limited to one dish - excluding the cold section - my personal preference

The service was absolutely exceptional. A special shout-out to Chelsea, Stephen, David and Harley — every interaction was marked by genuine friendliness, openness, and a real willingness to help. You’re made to feel truly welcome from the moment you arrive, and nothing ever feels like too much trouble.
We were also incredibly grateful for a complimentary upgrade, as we were staying for an extended period and our original room would have been quite small. That thoughtful gesture made such a difference and really speaks to how attentive and guest-focused the team is.
Breakfast was another highlight — always delicious, beautifully prepared, and with something new to enjoy each day, which made mornings feel special rather than routine.
The property itself is peaceful, quiet, and beautifully maintained — perfectly tucked away from the busyness and chaos of the main Sea Point strip, yet still close enough (and safe enough) to walk to everything you need. It’s the best of both worlds.
Villa Rosa truly feels like a home away from home, and it’s a place we would absolutely stay at again without hesitation. We will definitely be back.

We had a wonderful stay at Villa Rosa. All the staff were extremely helpful and kind. As soon as we arrived, they gave us a map and plenty of recommendations for things to do around the city.
The room was spacious and comfortable, and the bathroom had a small heated rail, which was fantastic for washing and drying our clothes. They also provide beach towels that you can request to take with you when you go out, which was very convenient.
Parking is limited, but it is safe to park on the street outside the hotel. If the parking area is full, there is no problem parking nearby.
The breakfast was outstanding, with daily variations, freshly cooked for you.
The location is excellent—very safe and close to many great places to eat.
I highly recommend Villa Rosa, and thank you to everyone for the wonderful service.

I loved the location, it was exactly what I wanted, as I could walk everywhere, close to shops and the beach. The place was clean and, most importantly, the staff were very friendly. The breakfast was okay.
The hotel is a bit old, but that adds to its charm. However, there are some areas where the infrastructure could use improvement.

Breakfast was one of the best I've had, with plenty of healthy options. The room was beautiful, the bathroom was gorgeous, and the location was tip top. Safe area with lots of vibe, and a short walk to the seafront. The only snag for some might be that the room had a public balcony right in front of it which hinders privacy somewhat.

My six night stay at Villa Rosa exceeded my expectations - a beautifully appointed hotel with a tranquil ambience, I loved the leafy sitting areas and verandahs. Everything was exceptional - the staff, the food, the rooms, night security - all brilliant. So close to the sea and restaurants, an easy, safe walk in a pleasant neighbourhood. Can't wait to visit again.

We thoroughly enjoyed our time at the Villa Rosa. Chelsea was so welcoming and helpful during our stay while David, the chef, made us a delicious breakfast. The hotel is within walking distance to shops, restaurants and the beach and is a good location for tour pickups. The hotel is very clean and the beds comfortable. We would highly recommend!

The night gaurd was exceptional and the chef was lovely.
There was a power outage and owner left guest and the staff in complete darkness for most of the evening. No backup power and no alternative power to provides lights and other power facility. The owner didn't have the decency to show up and left the staff to manage unhappy customers. I was not in the hotel but rather in a room out in the back past the kitchen, bins and laundry. I won't put customers in a room like that. The shower leaked and it was freezing cold. Top it all the parking I booked did materialised.

Just loved the overall experience - quaint, beautiful place, one senses the heritage.
Perhaps some breakfast options, however, the option provided was really good. If travelling for business, the lack of a desk/table to work on in the room may be a problem. There is enough space to make one available I think.
