A good place for an overnight stop, with flexible arrival time

Very quiet room, even though the hotel is on a busy road. Nice bathroom. Helpful staff - it was great to be able to arrive late (9pm). I phoned Sharon when I arrived and she gave me all the information I needed to get into my room. Good breakfast.

Mattress was a bit hard for me.

The location was easy to find and was central for all main routes into Derby town centre. Excellent room, good shower and TV and bed. Breakfast was well cooked and presented and very tasty. Sharon, the owner, was lovely and we had a nice chat at breakfast. Nice to meet the people who are hosting you. We would definitely go back and we recommend this amazingly low priced B & B>

Great place for short stays

The host was amazing and very accommodating. Room was comfortable and clean. This hotel was perfect for a short stay. It is very close from the Conference Centre (10 minute walk) and there is a Tesco Express about 6 minutes from the property.

The only draw back was that one guest for very noisy, but I do not think you can do anything about it.

Excellent room, superb food, friendly staff and great value for money.

Nicely decorated, everything you could think of was provided, the facilities were clean, everything worked perfectly, the towels and bedding were soft, the bed was comfortable, the view from the room was lovely, the garden was neat and tidy, there was a nice gazebo with seating, which was lovely for a morning coffee.

The parking was a little bit cramped, but adequate.

Not very relaxing.

The hotel is clean and pleasant enough for a basic stop over and had all amenities required for that.

It was noisy. There were 'staff only' doors opening and slamming shut at 2am plus lights going on and off and chatting. That was my night's sleep ruined - unfortunate as I had to get up at 5:30am.

Friendly host, excellent value for money.

Sharon was a superb host and food was excellent. Having a fridge in the room and use of a kitchen too were unexpected bonuses we appreciated. Free on site parking was great. Hard to fault anything and nothing major.

They got extra kitchen if we bring something to cook. Very handy. they have fridge and freezer plus more, Not in our room. But very handy to have kitchen.

Nice, easy B&B but sleeping may be difficult for some

The room was rather small but impeccably clean and practical. It was nice and quiet and the hostess was very friendly. Free parking in front of the building. With a car an easy drive from Derby centre.

The bed had an impressive iron frame but was too big for the room and you always had to take care not to hit yourself at the big iron bedposts when getting in and out of bed. My back struggled with the very soft mattress that didn’t support it or adapt.

A decent location, great value and great, welcoming owners and lovely people.

The property offered great value for money and was a location easily commutable from train station, local takeaways for a meal when you arrive late, and/or city centre. However, didn’t go into the city centre myself. The breakfast is nice, good quality and value for money. The owners are lovely people, very welcoming, and gave me a lift to the office near by when I couldn’t get a cab in time. The owners are welcoming and help as much as they can.

Really good value, considering it included a breakfast. Nice to be able to sit outside in the garden too. Room was also a good size etc.

The room was lovely and spacious (and cool) The garden was a great added bonus, available to use by all guests. We had a lovely cooked breakfast, the owners were lovely

It was a bit farther out of town than we usually book so had to use the car to get to places, but the room and owners outweighed this minor issue

Terrible hotel in a terrible location

This hotel looks lovely on the Booking.com website. In fact it fronts onto a busy, down at heel road and the owners had recently sold half the property so the garden was significantly smaller. Positives: The owner had booked me a downstairs room due to my limited mobility.

Negatives: I had given a rough indication of when I expected to arrive but was travelling from Yorkshire and did not expect that this timing would be taken literally. I did not expect that the owner would start ringing me and sending messages when I was 'late'. She was very flustered at me being 'late' and having to stay behind for me as the owners do not stay on site. There was no parking outside the hotel (because they have recently sold half the property) and after looking for a space on the busy road (many of the 'spaces' were not available due to concerted over front gardens and dropped curbs) and the owner directing me here and there I finally was able to park on the front after all. I must have turned around 5 times. The room was at the back of the building, through three locked doors to the outisde and past a load of decorating materials and a rat trap. It was very small (barely enough room for the bed), cold (with no instructions on how to turn the heating on) and spartan. The bathroom was also cold and stunk of cheap disinfectant. The breakfast in the morning was disappointing and the veggie sausages were inedible. All in all I would not recommend this place and will not be returning.

Little gem of a place

The room was perfect, bathroom perfect size. The garden area was beautiful, which I enjoyed doing last minute study in. Sharon and her husband were lovely, welcoming and very helpful. The cooked breakfast was gorgeous and cooked to perfection.

No hairdryer in the room, but that is minor. I managed without
