The property was gorgeous situated in a hikers paradise - it was spacious, clean and had a well equipped kitchen, dining area, garden and games room so all this exceeded our expectations, the WiFi was great so I was able to watch my favourite tv show at night.
Our TV remote didn’t work, when I tried to switch channels with the button on the TV it kept brining up a menu, so I had to watch it on my phone.

The TV didnt work in one of the rooms and one of the light bulbs had gone. pretty simple to fix I think.

The location was fantastic, and the shared kitchen and dining facilities were great, along with shared lounge areas. The room was quite basic but comfortable enough along with the beds.
The main issue experienced was that the TV did not work at all, just showing as no service on a all options and channels, and that there didn’t appear to be any heaters or radiators working despite altering the settings. Having got soaked clothes during heavy rain it would have been really useful. Thankfully the room temperature itself was ok given the external temperature but the ability to use the radiators was needed and unable to use these.

It’s a great bonus to have access to a kitchen and living areas to socialise and meet other people. It has a great vibe. It’s in a lovely location with lots of nearby walks. Plenty of pillows provided on the bed which is rare and much appreciated! The bedding, towels and bathroom were clean.
The room could do with a repaint and mattress could be more comfy.

The kitchen and communal areas were a real highlight. The kitchen is well equipped and really comfortable and convenient.
We also loved the location - remote but accessible - and the grounds and stream.
We stayed in the family suite which suited us perfectly - two spacious bedrooms with a shared bathroom.
Really hope to come back again.

Property is very well set up and with a very good, clean kitchen for everyone to use. There’s also two communal lounge rooms which were very cosy
The room we stayed in was nice and clean, however, the mattress was really uncomfortable. - I would recommend the owner upgrades the mattress . We could feel the springs and had to sleep on top of the duvet for some comfort

A great big house with self-catering and lots of rooms. Stayed 2 nights as a solo hiker (no car). Easy check-in, shower pressure was amazing. Would be great to book with friends or family for a big gathering.
15min walk to Boot to find a pub for drinks, dinner and breakfast that are not served at the property (Boot Inn was great and they also make packed lunches).
The property was mostly empty during my stay and it's a bit isolated which can get a bit scary. Had requested a double room but got two single beds instead, make sure to confirm your request in the chat.

There were no staff on site, it was like an AirBNB, just a phone to call them on.
TV had no sound.
All the fire doors were held open.
There was no instructions in our room to tell us what to do in the event of a fire alarm, so when there was a fire alarm, it was very disconcerting.
There was no hot water in the morning, they said there should be! not very helpful.

Excellent self-catering style accommodation set-up -- individual rooms and shared cooking facilities with an adjoining, airy and large dining room area. Kitchen is well equipped -- microwave oven, two kettles, two fridges, dishwasher, etc., and larder storage too. Plenty of cutlery and crockery. Labels for labelling refrigerated and stored food also provided.
We stayed in a twin room with en-suite facilities. Very good shower pressure, with enough hot water.
The building itself is full of character and charm.
Enough parking spaces at the front of the property
Lack of drying room is a major drawback for what is one of the wettest parts of the UK.
No clear signage to tell guests that they have to clean, dry and put away their pots, pans, cutlery and crockery.

We intended to stay at the hotel for only one night after hiking, but we were pleasantly surprised by it.
The facilities were good, and the rooms were spacious enough for 3-4 guests.
The process of finding, parking, checking in, and checking out was effortless.
The hotel is near a great area that has a path leading to the river.
Meeting some Ukrainians at the hotel was enjoyable.

Nicely sized room with a large bathroom. Comfortable bed. Communal kitchen is very useful, equipped with everything you would need to make a nice meal.
While staff would easily reached by phone, I don’t think I saw any in the duration of my stay.

Good value for money. Beds comfy, shower was nice and powerful. Great location for climbing Scafell (about 20 mins away) and other lovely hikes. Was able to check in later too, which was a bonus.
Did request two single beds, but was given a double. Wasn't too bad in the end though, shattered after day of hiking.

Fantastic location and stunning garden & views. Roomy and we’ll set up. Lovely bath. Bed were comfortable and tea/coffee & snacks were adequate. Staff were friendly and helpful!
The rooms were very cold and radiator heating was inadequate.
I would have liked direct communication from management to advise about the kitchen facilities available and to be made aware of the temperature of rooms (during winter): it would have helped me prepare better and bring our own food & more suitable clothing & pyjamas.
