All linens are professionally cleaned, packaged and delivered to the property prior to your arrival.

The property itself was very nice with a beautiful view and location. Rooms were all very nice with beautiful spacious decks. Place definitely needs some updating to the downstairs deck and stairs going from the first floor to the ground. Mattresses for beds could have been better and more comfortable. Cleanliness of the inside could have been much better. The outside area yard could have been mowed of groomed much better. Some of the blinds were nonfunctional or broken. The bedrooms could have had blackout blinds so people could sleep in a little without being bothered by the sunrise. All around good experience. If these things that I listed were fixed or enhanced, I would stay here yearly. Especially the beds. People need to feel like they are in their own beds. Especially the master bedroom. And TVs in the other 2 bedrooms would also enhance people’s time.

We loved the house, especially the open floor plan upstairs. It had a great setup for cooking, dining, playing games, watching movies, etc. We also enjoyed the decks and the screened in porch. The setting was quiet, which is what we wanted. We had fun exploring the beach, which was steps away. We learned alot about horseshoe crabs. Overall the location was convenient for the things we wanted to do.

Our second time staying at this house. We love the kitchen and common room - it's perfect for family get-togethers, playing games, cooking, and just hanging out.The beach is just steps away down the lovely walking path through the dunes. And the beach isn't crowded at all. Our only wish is that the beds were more comfortable. They were pretty squeaky and it was tough to sleep some nights.

We had a great week at this house. It is very clean, is close to the beach (I timed it at a 5 min walk from the house to beachsite), and is in a quiet location. The house is big and has 3 separate bedrooms with a fourth "bedroom" in the hallway (it has a bunkbed) so I think 2 families could stay here comfortably. 2 full baths (with one a tub and the other a shower - we did have some trouble with the tub stopper staying down, but it wasn't too bad). There are 3 porches and beautiful bay views from the top level. The house has lots of light and windows. There aren't any curtains in the bedrooms, so it can get bright in the morning (it makes for an early wake up if you have kids). It is kid friendly and we appreciated the children's books, step stools and sand toys. Carl (the owner) was very responsive to any questions we had. The house is well stocked and I was able to make several dinners (including pulled pork in the slow cooker and hamburgers/hotdogs on the grill). It had all the cooking/dining tools and utensils we needed. It has both a drip coffee maker and a Kerrigan which was great. All the rooms were very clean and the air conditioning worked perfectly. It was colder on the lower level but was fine. Overall, our family had a nice and relaxing stay at Broadkill Beach - it is a hidden gem among the DE beaches and I would recommend it for anyone who wants a quieter, relaxing atmosphere.
