Good location, basic rooms, clean and comfortable bed, cheap, does the job.

Only 4 parking spaces for all of property, with 11 rooms, first come first serve basis. We were luckily enough to get one but very annoying if we didn’t get one. Continental breakfast ok but not great, all on one dinning room table awkward to be with other guest.

It is not super central, but I like walking and convenient for train station.

Bathroom was cold (missing double glazing)

Very spacious, warm, gives real English home setting with all the comforts, furniture and etc. We stayed with the family, all felt very much comfortable! The owner was very much welcoming, very fresh and diverse breakfast, easy to reach to the city centre and very peaceful neighborhood. All is clean and nice!

All was excellent

Location was great! The breakfast was well prepared. The manager was kind and accommodating.

The shower door was broken and it took some effort to open and close. The water in the shower was almost impossible to turn off and on. If you are allergic to dust this is not the place for you.

Lovely house accommodation and warm, accommodating staff. Lovely breakfast options. Only a few minutes walk from the train station. I would definitely recommend and return for another stay.

Nothing bad to say about this guest house. Everything was as it should be.

Great Location. Bed was comfortable.

Attic room was fine for me but a tall person would have struggled with ceiling height and bed size. Shared bathroom had been soaked/splashed by other guests.

It was a nice clean room. It is worth paying a little bit for the bigger rooms.

It was dirty outside the property, very run down looking. The room itself was large, but looked awful. The room had damp on the walls and mould all around the windows. There was condensation all down the windows so you could barely see out. The on-suite bathroom was a disabled bathroom that was dirty, there was a seat in the shower that was absolutely filthy, see my pics. No one should ever sit on this seat, it looks contaminated by many nasty bacteria’s. Some previous tenants left their toothpaste in the shower, which makes me think it has t been appropriately cleaned between users. The wires looked unsafe and should not be strung up like this. There was a dead orchid. plant in the room, It was run down and completely inappropriate for the payment especially as the cost was identical to many other properties that were available. There was no way I was going to stay here it gave me the creeps. For £115 I would expect more at least a clean room. This place is awful. Needless to say we left immediately and was forced to drive home over 2 hours away, ruining my weekend away. I was told by booking.com I would receive my money back however the owner Biplab refused to return my money saying he never received the email to respond to booking.com who did say they sent it more than once. I said I would leave poor feedback if I didn’t get my money back as I was there for 15 minutes at the longest and early in the day so he could get another victim to stay here however he has since refused so I am £115 out of pocket. I am leaving this poor feedback in response as promised due to their refusal to return my money. No compensation from booking.com either so a completely wasted weekend away.

Clean, comfortable bed, good selection for a continental breakfast, good communication & instructions

Self check-in instructions were clear, very comfortable bed, immaculately clean! Very good location, can walk to Oxford Train station in under 10 minutes. I had a very comfortable stay and I would recommend :)

The check-in procedure, very comfortable bed and pillows, room temperature and very good continental breakfast. Also excellent communication with Biplab.

I felt that it was a little expensive. Perhaps £85-90 would have been more reasonable.

Very comfortable bed; clean, good quality sheets; lots of pillows; a space heater in the room to take the edge off a cooler night; wonderful big bathtub; impressive soaps for the chemically-sensitive among us; very pleasant and accommodating host; extensive range of options for breakfast including a very cool coffee machine; a lot of interesting guests to speak with over breakfast. And, when we arrived not only did he let us drop our bags early, he let us sit down to a cup of tea and a bowl of many of my favorite chocolates to welcome us and take the edge off our trip. This host clearly puts a lot of thought for his guest's comfort into his amenities.

The guest under me snored all night long, which even earplugs did not address. Also the bright light in the stairwell that came on every time I went to the bathroom (which unfortunately was many times), woke me up even more, when there was plenty of ambient light to see. Also unfortunately, the other guest with whom I shared the bathroom, instead of waiting in his room in the morning when I was already using the bathroom, waited outside the door -- not pleasant first thing in the morning when I was still in my pajamas and in no mood to be sociable... None of these the hotel's fault (tho he did acknowledge he might reduce the wattage of the bulbs in the "nightlight"), BTW.

Perfect location for walking to where I needed to get to / from. Train station, Waitrose and The King’s Centre all within easy walking distance. Excellent communication prior to arrival. Exceptional continental buffet breakfast laid out. I couldn’t be happier.

My room was lovely and cosy. The host was really kind and helpful.The breakfast included ample supply. And the communal breakfast space provided a friendly set up for guests to chat. The inside of the hotel is light and peaceful. TIt feels like the owners really care for the guests comfort

The bed was comfortable. The room was tired but clean. Entry instructions were accurate.

Our room on the ground floor was filled with a collection of mismatched junk shop furniture. The net curtains didn't extend across the whole of the bay window & we were only around 3 foot from the pavement. Whilst there was a fully accessible wet room, not a need for us, but I wondered how a wheelchair user would enter the building at all as there was no ramp at either entrances. Breakfast was plentiful but dining room was cluttered & cramped.

Quiet, spacious room which was perfect for travelling with my child. Comfortable and clean and very close to the train station. I was able to check-in a bit early with no problem. Friendly, helpful host to welcome us. Easy access and departure. There was a huge selection at breakfast ! Gluten free options too :)

I would request a bath next time instead of shower

Comfortable bed, decent shower and fantastic self-service breakfast with a great coffee machine. Self-check-in instructions easy to follow and great to be able to leave bags the next day.

Decor a bit tired especially in the bathroom.
