Comfortable and good location. Good messaging from host beforehand. Good price. Comfortable beds and pillows.

Not entirely clean (see pictures) and needed a bit more maintenance. We were supposedly in a newly renovated bedroom but there were some shabby elements. Carpet in hallway was shabby and it was a bit messy there too. There was cutlery and dishes for two but not much matched. There was a rail to hang things but a mirror behind it which defeated its purpose. Kitchen area had no sink and was difficult to wash things in the shallow bathroom sink. In Ample cereals provided with milk, coffee, tea but no kind of bread or pastry even though two kinds of jam were in the fridge. A continental breakfast should be more than cereal and wouldn't cost much at all to provide. There was a very noisy parrot in a property next door and noise from tennis courts outside too. We didn't feel the property matched the rave reviews we read. A bit more tlc in the room would remove most of these observations but not the parrot or tennis players.

Would have been great to have the personal touch...a phone call or contact after check in. All done through Booking.com and efficient, but lacks the hum a n contact and reassurance.

The family room was just perfect , well laid out still giving privacy from 2 separate rooms. It was like a little flat which was a lovely surprise

Probably just because it’s new, but it lacked things like hooks, airer, chair or stool in bathroom, not many places to hang stuff. heating was dodgy, kept having to ask for heating on, seemed there was an issue with hive/wifi Couldn’t access Wi-Fi or get any TV channels other than bbc1 Microwave located high and in corner and almost impossible to access
