A beautiful Paihia spot.

Fantastic location to explore Paihia. When the tide was out we enjoyed the walk down and across Sullivans Beach to get into Paihia. Lovely and responsive hosts. Being up on the hill we enjoyed the privacy and the view. The bed was comfortable and the studio had everything we needed. It's super helpful to have a spot to do some laundry during a longer trip and the kitchenette was outfitted with the basics to cook a simple meal.

No complaints, a great spot in The Bay of Islands.

Outstanding sea view accomodation

From the warm greeting from Theo and his excellent orientation to the suite and area to leaving 3 days later everything was perfect. The accomodation is clean, comfortable and central. The views and beach access are wonderful.

Gorgeous view of Paihia Bay and Bay of Islands from a beautiful deck. Studio was roomy and thoughtfully included all things to make the stay easy. Theo immediately responsive to any requests and always very pleasant. Our stay was impacted by the worst storm in 30 years and we still enjoyed it because the accommodation was so nice. You could use the beach at low tide to walk into town.

In a superb position overlooking a quiet beach and various islands, our apartment had a large terrace with sun loungers and table and chairs. We were unfortunate with the weather so I enjoyed a warming bath after a trip to Russell and the bathroom was very smart. My husband enjoyed fishing off the beach.

No hot plate but there is a bbq, electric frying pan and microwave. There are several great restaurants nearby and we enjoyed eating at The Blue Door, Zane Grey and the Duke of Marlborough in Russell - all excellent.

A beautiful location with very pleasant hosts. Would definitely recommend!

The property was exceptionally clean and spacious. On walking through the front door we were greeted by the most spectacular water front view, the best view I have encountered, beautiful blue waters with a parade of sea craft coming and going . The apartment had 2 bedrooms well appointed kitchen and BBQ on the balcony where we sat most of our stay. There was private beach access and the water quite warm !

The driveway was incredibly steep but Theo gave good instructions on how to negotiate the turns.

Amazing apartment in Paihia, perfect for any Bay of Islands visit

The apartment is in a quiet road with amazing views of the surrounding bay. I was met by Theo who showed me the apartment and took the time to explain the local area and some possible sightseeing options. The quality of the apartment exceeded what I expected, from the cleanliness, to the facilities, to the amazing views. The main beach and town were a short 20 minute stroll away, or 5 minute drive.

Beautiful view from balcony. Nicely appointed apartment with access to beach and informative host. 25 mins walk from Paihia when the tide was in - perfect to be away from the bustle of the town but easy to access when wanted.

Shared space for washing machine and no hob/mini kitchen in apartment. Extractor fan in bathroom that could not be shut off at night (activated by movement).

Wonderful stay in Bay of Islands ( Sullivan's Road)

The view from the apartment was amazing. The beach was gorgeous, the water was clear and lovely to swim in. You could walk along the beach to the town when the tide was out. The owner helped us settle in. There were kayaks to use during our stay. It was a beautiful, peaceful location, perfect for a getaway.

The TV in the living room was tiny- high above the cupboard. I would have preferred a larger screen on the wall in the lounge. The price for the time of year (Dec) is a bit on the steep side. Locals can still use the beach & walk dogs so it's not a totally private beach for the occupants of the residential homes you are renting in front of the beach.

Amazing views across the bay. Close to nature- hearing the bird song and seeing tui feeding by the house. A warm welcome from Theodorus when we arrived and lots of good tips for visits around the area.

We loved our stay at Bay of Islands Beachhouses. The apartment had everything we needed and was clean and comfortable with stunning water views. Theo was very friendly and helpful.

Parking was a little tricky at first as we had quite a large rental car but we got used to it.

Stunning views at a very modern place to stay!

From the word go everything went very well! We walked through the door, dropped our bags and were instantly entranced by the view! Theo, our host, was very welcoming and thorough in explaining what the area had to offer. The rental unit was immaculately clean, very comfortable in terms of amenities and design. The neighborhood is very quiet. We hated to leave and would definitely return. A down day of relaxation here was just what we needed.

There is absolutely nothing we could find fault with during our stay in the Seashells. I can't say anything more on that point.

I will be staying here again!

We recently stayed in the Sunrise Apartment with a sea view in the Bay of Islands, and it was absolutely incredible. The apartment was spacious and beautifully designed, with every detail thoughtfully considered. It was fully equipped with everything we needed, making our stay both comfortable and convenient. The bathroom was a standout feature — truly spectacular, with a huge bathtub and a stunning shower that overlooked the rainforest. It felt like a private luxury retreat. The master bedroom and the lounge both offered breathtaking ocean views, and waking up to that scenery each morning was unforgettable. A special mention to Theodorus, who was extremely helpful. He took the time to explain everything about the property, including how the indoor lift worked, which made settling in seamless and stress-free. Overall, an exceptional stay — we couldn’t recommend it more highly.

Definitely must do…not really suitable for anyone on a stick or frame as very steep but stunning!!!

The courtyard has an amazing hot rock sauna and outdoor shower absolutely stunning views from the beachfront balcony although it rained and tgat made it very slippery and as it had no cover we were getting soaked to have a cigarette, first world problems I know but that’s how it was haha! Theo is an amazing host and can’t do enough for you! The drive down is a bit hairy but Theo was there with his little buggy to guide and then deliver the luggage as the carpark is the next level up! Extremely well appointed kitchen and loads of towels, robes and a lovely fireplace and sitting room! Walking into town on the beach was beautiful but the walk to the beach from the house is very steep and not for those of us who are a bit disabled and or scared of heights lol so, I suggest walking straight ahead on the path Theo goes to the beach in the buggy on, better still, ask him to drive you in the buggy! Can’t rave enough about what an amazing time we had there, the hole in the rock cruise or bay of islands cruise is a must as it’s an amazing history lesson on top of the incredible scenery

Just the steep tracks all around but only as I have a fused ankle so have to go sideways but I’m also scared of heights so it was a bit freaky but ten minutes of being scared was nothing compared to the incredible things we did and saw!

Great views, but not worth the money.

The view. The manager Theo was very helpful and friendly.

Unfortunately it was not one of our best stays; the noise transference from either side and above (on the first night) was very loud and intrusive. I tend to prefer AirBnB and booking.com to steer clear of that hotel feeling and that I’m sharing my holiday with my neighbours. This apartment down a corridor, felt just like a budget hotel. The views are amazing yes, but the room and facilities quite basic, I would have expected a little more for the money. Some basic essentials ie coffee and sugar would not cost a fortune. If catering for yourself, the fridge should really have shelves so as to store your food. The kitchen area was very tired and needed some TLC. Parking was difficult, one small gap on the bottom of a very steep incline, or at the top of the incline, which was unlit and difficult to park at night.

A taste of paradise, amazing location and hosts.

Stayed in the Beachfront standard apartment, located on the hill side, short walk down though a tropical garden to the beach and sea. Easy, short walk down the beach and over a few rocks to the town. Close to supermarket, bars and restaurants. Amazing to have the use of kayaks, which we thoroughly enjoyed and kayaked to several islands close by. Space to park a car. The apartment was spacious, clean and very well equipped with everything you needed and more. Woke every morning to the sounds of the birds and sea and felt like we were in paradise. We were able to completely relax for our last 4 days in NZ. Lovely veranda to sit out on, looking out to sea and amazing views. Made use of the BBQ and outside seating area. Outside shower and sauna were an amazing touch. Great to have a washing machine and plenty of space to hang your washing outside. Theo was lovely, an amazing host and he made the stay so special. He greeted us at the top of the hill and led us down to the apartment, had a welcome drink ready for us and filled a bowl full of home grown fruit. He gave us lots of information to help make the most of our stay and was there if we needed him.

Beautiful apartment in a beautiful location

Very high specification apartment beautifully presented by the hosts who meet you at the top of the drive to guide you to the apartment. Steps adjacent to apartment allow you to access a small beach where the hosts keep some kayaks for residents use. The views from the terrace are stunning.

Nothing really, but maybe worth noting that the access to the apartment is very steep with a couple of sharp bends. You get used to it after a couple of goes - but its a bit of a challenge first time!

We asked to change apartments. The bedroom in ours had a possible moisture issue, as it gave off heavy musty air, not relieved with doors open all night. Theo, was friendly and responsive but a change was not possible and he provided a dehumidifier.

Apartment was spacious, well equipped and appointed - lovely view, relatively close to town so easy walk in when tide allowed. Made use of kayaks. Host provided good advice and booked trips for us.

Excellent location. Direct beach access with 10 minute walk to town (at 1 hour +/- from high tide). Views are incredible, and Theo is a excellent and attentive host and very helpful with the challenging (for me lol) driveway parking (it is beach front but steeply inclined). He met us, welcomed us with non-alc bubbly, and filled us in on everything. House is very well equipped and furnished. We had the 2 bedroom apartment, and it was incredibly spacious for 2 people. Everything clean and had an excellent supply of towels as the apartment is not serviced daily.
