Extremely clean and well located. Silvia was an excellent host.
There are 3 rooms here. Room 1 apparently the smallest and had not even a place for a small chair. The only place to sit was on the bed

Location was excellent. Everything was super clean. Hosts were very kind and also very responsive. The only reason for a 9 was that it was super hot when we visited Rome and our room didn’t get as cool as I would like.

Location was good because shops and taxi rank nearby. Host was informative, kind and provided a map. Loved the 13th century lift.
The breakfast did not cater for a coeliac. Separate toaster, a hob to cook poached eggs. Stronger tea bags needed. The room was noisy due to air conditioning/heating and fridge.
