Excellent location! Right near Spanish steps. Lots of restaurants nearby. Excellent communication by host. Super clean and comfortable.

Top location near Spanish steps. You could actually go to all major sights on foot. Common kitchen with fridge to keep your things and an espresso machine for free coffee. Big bathroom with plenty of hot water.

The bathroom was equipped with only one toilet paper for 4 days stay and it was never restocked. You could hear someone walking all night above our heads on the 3rd floor but I understand that is because it is a very old building. There is a need of a chair in the room in order to be able to sit down for a while and not sit on the bed. The only window of the room has a view to a very dirty back yard that's common to other buildings too, and we were cautious to open the window at night for fresh air in case any bugs or flies would come through the window, maybe a window screen should be installed.

The location was great and easy to find. The shower was great and fresh, cooled water was provided. Everything was clean and you can store your luggage on-site after check-out. The room as airconditioning, with is very nice in the warm Roman weather! The bed is also nice and soft.

The "luxury" part was missed in our opinion. The matras was shorter than the bed frame and the provided pillows were very flat. The curtain and shutters don't block out all the light and there's a small window in the hall that doesn't have a curtain or shutters at all. Because this is an old building, you can hear everything very well. The front door slams and when someone entered the apartment above ours, it sounded exactly like someone was entering your room. Providing earplugs would probably be a good idea. Worst thing was the locations attempt to communicate with us beforehand. There's clearly a couple of automated messages that you receive after booking. These messages tell you you need to enter your details through a link, but the link doesn't work. They also threaten to terminate your booking if you do no enter your details. Any attempt to reach the owner about this problem or at least clarify weather your booking is still valid are ignored. If you call, they either won't answer at all, or tell you to message them. This made the months leading up to our holiday super stressful, trying to reach the owner, contacting booking and hoping our booking wouldn't be cancelled last minute (and where would our money go in that case?). In the end, we were just glad things worked out.
