We booked this place because of the breakfast and central location. When we arrived we were told that the will be no breakfast but we can get a better room instead. It was quite a disappointment so it's better to check if they really serve breakfast. There is a common room where you can use kettle and cups, but as it was not heated we were unable to stay there long enough to have breakfast. It was also a bit uncomfortable that there is no internet in the guesthouse. Adress listed on booking as well as location on the map are wrong. Our taxi driver needed to call in order to get instructions about the location of the guesthouse.

Incredibly comfortable beds and duvets. It was perfect for a long night's sleep after a bumpy ride from Tbilisi to Mestia. Quite central and close to most things you could probably need in the town.

The owner didn't even know we had a reservation, and she was surprised (and seemingly unsatisfied) that we were there. The Wi-Fi only existed in the principal building, so we had none. The shower had no curtain, and the light of the room could not be turned on/off without turning on the common terrace's light first, which was very inconvenient. The address on Booking was also insufficient, so we had to play the detective once we arrived.
