Just felt that the lighting especially in the bathroom needs to be a bit brighter coz it was too dark in the evenings and the light wouldn’t help much.

We stayed at this hotel for two nights in December, and it was honestly one of the highlights of our trip. We highly recommend it.
The staff arranged for our luggage to be carried to the room due to the steep steps, which was greatly appreciated. Breakfast is tailor-made and delivered to the room — the French toast is a must and one of the best we’ve ever had.
The views from the hotel are absolutely breathtaking, and its location is ideal, within close proximity to everything in Oia. The owners truly go the extra mile to ensure guests are comfortable and well taken care of.
The room itself was very spacious, adding to an already exceptional stay.
We would highly recommend this hotel to anyone visiting Santorini.

Ducato di Oia is an absolute dream—beautiful, welcoming, and unforgettable.
The rooms are immaculately constructed with stone and concrete in a traditional Greek style that perfectly reflects Mediterranean living.
From the moment you book, the staff shows exceptional professionalism and warmth. They contacted me a week before my arrival to arrange transportation and confirm arrival details. When I reached the drop-off point a few hundred meters from the hotel, they met me immediately, carried my luggage, and pointed out the beauty of Santorini as we walked to the property.
The room itself was stunning. It featured a large hot tub with breathtaking views, a very comfortable bed, and a refrigerator stocked daily with a liter of water—a thoughtful touch.
The view from both the front door and the balcony was unbelievable. You can see the Caldera, the Aegean Sea, and the iconic buildings with blue domes. Watching both the sunrise and sunset from the balcony was simply magical.
Breakfast was equally impressive. The cook-to-order meals were delicious, offering a variety of Greek favorites, fresh fruit, eggs, meats, and drinks. The day before, you simply scan a code and choose what you want and when you’d like it delivered. Every morning, the food arrived fresh, hot, and perfectly on time. Enjoying an incredible breakfast while watching the sun rise is truly a once-in-a-lifetime experience.
I am 63 years old, and Greece is the 44th country I’ve visited. I’ve stayed in hundreds of cities—and Santorini is my favorite by far. Ducato di Oia stands out as the best place to stay because of its reasonable price, incredible views, professional staff, outstanding service, and delicious complimentary breakfast. There is no need to research any other hotels—book Ducato di Oia right away.
The place is so amazing that I’m returning with my wife in March 2026 to celebrate our 36th wedding anniversary. You will absolutely be happy you stayed here.

Wow what a gem of a hotel this is… in the cliffs of Oia, over looking the sea, it is perfect. Never have I stayed in such a breath taking place before, the hotel and location was utterly perfect.
This didn’t bother us, or have any impact to our thoughts of the hotel, but if you don’t like cats then this location isn’t for you. This isn’t just down to this hotel, the whole island has cats everywhere.

The location of the hotel was excellent. A bit hard to find at the beginning but it was fine. Beds were comfortable, despite the mattresses being too big for their location and the house and pool were lovely.
It states that they have free parking. Given that they are on a cliff we expected that they would own some sort of location where we would be able to park, which wasn't the case. Their free parking means: go ahead and find some parking somewhere on the area.
We were a group of 4 and we had only 2 glasses, 2 cofee pods, 3 pillows, etc. More of those were provided on request, but I think it's not something that we would need to ask for, since the booking was for 4.
On the morning of the check out it seemed to be some sort of power issue on some sockets (i.e. fridge, aircon, stove, lights and few sockets would work but some sockets and the Wi-Fi were off)
In principle this isn't a bit issue since we could just plug items on the functional sockets, and we all had data for Internet purposes, however I received a message from reception letting us know about the breakfast and due to the outage it would be delayed. We got offered yogurts and cereal instead but since the outage wasn't full and we knew that there was some electricity, we opted for waiting for a full breakfast, and I asked for possible alternatives in case they wouldn't be able to deliver. They just said that the outage wasn't their fault. At this point there was no news about our breakfast but we kept seeing everyone around us getting cooked breakfast: freshly fried eggs, toasts, omelettes, etc... when contacted reception again she told me that those were delivered "before the outage" (I saw them being delivered, much after the power issues started). Eventually someone came with our breakfast tray, didn't even replied to our good morning (or my husband's Kalimera), just placed the tray awkwardly on the table, said: ok? And left. No reply either to the thank you and bye (we tried both in English and Greek). Overall not a massive problem, but it was handled very poorly from the reception staff (and the rudeness of the delivery person).

Photos cannot do this justice. If you come to Santorini this is the place to stay , 5 minutes up the stairs is the crazy busy streets of Oia , in your room with a private pool is an oasis , we hardly left our room it was so spectacular!

The location was sublime, offering breathtaking views, exceptional service, and thoughtful touches like breakfast in the room and assistance with reservations or transportation.
The only drawback was that the suite had one AC unit located in the hallway rather than the bedroom, which wasn’t ideal during the hot August summer. Adding AC in the bedrooms would make the stay perfect.

The hotel has an excellent location with breathtaking views of the caldera and iconic Santorini landscape, including the famous blue domes. Our room was clean, spacious, and featured a well-located hot tub with a stunning view — a definite highlight of our stay.
The amenities were not particularly impressive. One major downside was the breakfast service: it had to be scheduled in advance and delivered to the room, but it was consistently late, which disrupted our plans and even led us to skip it a few times.
On the positive side, the hotel offered us a late check-out and a bottle of prosecco, which we truly appreciated. The staff was friendly overall, but we found some of their recommendations to feel a bit commercial. In fact, they discouraged us from taking one of the tours we had booked — thankfully, we didn’t cancel, and it turned out to be one of the best experiences of our trip.

Being in a cave house.
Access to the house we booked was not good. No handrails and very steep steps. The substitute we were given had no view, air conditioning did not work and bugs infested the bathroom.

The location was great, staff were super nice and made us feel welcomed! Rooms are fun and have a nice feel to them, we really enjoyed the views from the room, the bed nook and its window and the pool and waterfall. It was a good vibe
The taxi service that the hotel uses dropped the ball on pickup from airport. But the hotel made it up by having two little Moet champagnes bottles ready for us when we got there and they were very nice and apologetic about it and when we were checking out they provided us with complementary luxury transport to the airport. Super nice gesture.
Other than there were few little extra cleanup points that needed attention that I noticed but I’m hyper observant about these things and it wasn’t a problem for me :)

If you want to be in Oia then this is a good location. Cave hotel without tons of people walking by, but there will still be some tourists walking in front of your room. The views are pretty but it’s not the sunset view in Oia.
We checked in late and they neglected to tell us that we have to press a button (not next to the bathroom or in the bathroom) to have hot water, so we showered with cold water one night. The hot tub didn’t have bubbles (broken). They also got something wrong in my breakfast every day. I feel like they were just off with the service and standard during my visit. Also, there are TONS of stairs as these apartments are quite low down the hillside so anyone with mobility issues would have major problems getting to their room.

This was absolutely beautiful, it completely exceeded our expectations. The pictures really do not do this place any justice. The whole staff is super friendly, and very attentive. The views are stunning, the pool was very much appreciated after a long day in the sun exploring the town. Everything was amazing and we cannot wait to come back!

Our stay at Ducato di Oia was filled with memorable moments, largely thanks to the hotel’s incredible location and exceptional service. The property is perfectly situated in the heart of Oia, offering iconic caldera views and easy access to the village’s shops, restaurants, and sunset spots. From the moment we arrived, the service stood out. The staff were warm, attentive, and professional, and everything from check-in to daily assistance was handled smoothly and efficiently. The organisation of the airport transfer was also seamless. We were met punctually, and the hotel arranged for our luggage to be transported from the transfer point directly to our room—something we really appreciated given Oia’s many steps and steep paths.
One of our favourite parts of the stay was enjoying sunset drinks at Sun Spirit Bar, just a short walk from the hotel. It offered what we felt was the best view of the sunset in Oia, without the heavy crowds. Another highlight was our catamaran day trip with Santorini Yachting Club. This was an unforgettable experience that included stops at the volcanic hot springs and picturesque beaches, along with a delicious BBQ and drinks onboard. The crew were friendly, the boat was spacious and comfortable, and the whole excursion was a standout moment from our time in Santorini. We also ventured down to Ammoudi Bay, which was a steep 10-minute descent down many stairs, but the views and waterside lunch at the bottom made it worth the effort.
While our overall stay was very enjoyable, there were a few aspects that didn’t quite meet expectations. The breakfast, although served in a lovely setting, lacked variety and became repetitive during our multi-day stay. The private pool, while visually stunning, didn’t include any seating or ledges inside, which made it less comfortable to relax in for extended periods. Additionally, the air-conditioning struggled to cool the room effectively during the hotter parts of the day, which was a little disappointing given the outdoor temperatures.
Another minor issue was the bathroom, which had no window or ventilation fan. As a result, there were occasionally a few drain flies—nothing major, but noticeable. These small drawbacks didn’t take away from the overall experience, but with a few improvements, the hotel could easily elevate itself from great to exceptional.

The location, the view to the Caldera is magnificant, fabulous staff, clean. Had a slight problem with room and Anna changed us to another, nothing was a problem for her. Our room was a fair way down, but much quieter.

This must be your go to hotel if you’re visiting Santorini! The staff will go above and beyond to make sure you have a good stay especially Anna and Nadia. The property is central location, close to everything, very clean, serves delicious breakfast, and has breathtaking views . I seriously can’t recommend this hotel enough!

Amazing overall! Beautiful hotel with stunning view of a blue dome church of oia and caldera. Spacious room (an apartment rather) with a private indoor hot tub. The welcoming and warm staff even offered a small bottle of champagne. In our opinion, It’s great value for money despite the price.

Amazing view!
I specifically booked this room for the hot tub/jacuzzi. After the first night the jacuzzi was cold, I spoke to 3 staff members that morning who all assured me it would be fixed that day, very disappointed to return that evening and find it still cold. We only stayed 2 nights so couldn’t use it at all. Also disappointed we could only book our breakfast for 10:15am the next day as were told all other spots were taken, the next morning we checked out before 9am and were given a sandwich in a bag.
We also requested a driver for airport transfer the day we left, the driver did not arrive.
Room also had a bad smell, possible plumbing issue.
