The Property is excellent very clean and well presented all facilities are great and the host was very polite and helpful

1 very minor detail is the pillows , would suggest changing to some better quality they are a little thin and flat

Good location right on a bus stop and 5 minutes walk from a station. Friendly hosts!

Tight for 5 people but the property did make us aware of this so not holding it against them. There was an odd smell in the toilet room not sure what it was but had to have the window open to clear it.

I recently stayed 7 unforgettable days at the Royce Hanazono, and it truly exceeded every expectation. From the moment I arrived, I was warmly welcomed by Tetsu-san and his wife, Kimiko-san—an incredibly gracious and thoughtful hosting duo. Their kindness and attentiveness set the tone for a wonderful stay, and it was clear from day one that they genuinely care about their guests’ comfort and experience. The apartment itself was spotless, beautifully maintained, and in excellent condition throughout. Despite visiting in the winter, I was never uncomfortable—the AC/heating system kept the place perfectly warm during the chilly Kyoto nights. After long days of exploring temples, markets, and scenic streets, the hot tub became an absolute highlight. There was nothing better than sinking into a warm soak and letting the day’s miles melt away. The location couldn’t be more convenient. The home is just a 6-minute walk from Hanazono Station, which itself is only five quick stops from Kyoto Station. Getting around the city was incredibly easy, and for even more flexibility, there are two bus stops right outside the apartment—ideal for short-distance local travel or spontaneous trips. I also loved learning that Tetsu-san and Kimiko-san run a salon, which they warmly welcome guests to visit. Anyone needing hair services or maintenance during their stay will be in excellent hands—another thoughtful offering that shows how much they enjoy taking care of others. Overall, I couldn’t recommend Royce Hanazono more. The apartment is wonderful, the amenities are perfect for travelers, and the hosts are responsive, helpful, and always available when you need them. If you’re considering staying here in Kyoto, book it—you will be extremely glad you did.

If I had to think of one “downside,” it would only be that the apartment is located on the third floor, but even that felt like such a minor consideration compared to everything else this stay provided. The quality, comfort, warmth, and hospitality far outweigh the extra flight of stairs.
