Room was nicely spacious especially for the money, staff were extremely helpful to the point of even substituting parts of the breakfast I didn't like with things I did at no extra charge, general atmosphere had lots of personality to it, handy side-entrance for late nights.
Given the more industrial-focussed location, be ready to rely on public transport for things outside of the B&B, as there aren't many places to eat/resupply nearby.

The friendliness of the staff, Lynn the lady who served the breakfast was very friendly, efficient . The size and quality of the breakfast, the sausage and bacon was very tasty, I also appreciated the fact that a member of staff had put a fan into the room I occupied and turned it on prior to my arrival to cool the room, it was an exceptionally hot day.
The bed was comfortable, I had a good night sleep.
The mould present in the shower room.
The location of Shanahan's (the area is very run down) but to be fair there is nothing the owner can do about this fact, the property is located in an industrial area.
The smell of drugs in the main areas, of the property (weed).
The locks on the doors also need updating.
