Villa La Perla, Bellagio

We were a group of 8 adults and spent 7 days at the property. Superb location and property. The photos of the property on the website do it very little justice. The property is at 3 levels and so difficult to give an idea of the living space via photos. The property is very large with a large well tended garden and plenty of areas to sit and relax without infringement to privacy. The views of the lake and of Bellagio are superb from multiple areas of the property and many balconies that benefit the property. A 20-30 minutes walk down to Bellagio although a walk back involves walking uphill which was not an issue at all in our group. There is also a possibility of taking the 'Bellagio train' (5 Euros per person for multiple trips) from and to St Giovanni. There are 2 kitchens and plenty of crockery , cutlery, pots and pans if one wishes to use them. Fans provided if required although we had excellent weather and did not need them. We did not require to use the AC provided in the 2 rooms at the top floor. Most of the family had taken a taxi (People carrier ) which could not reach the property and had to drop the luggage around 100 yards from the property. It was not an issue at all of our group We also had a medium sized car to drive around locally. We could take the car up to the garage in the property ... with care.

Everything was excellent...although a clothes dryer would be of help in wet weather.

Overall the home is quite nicer than what the pictures portray online. There was plenty of space for our big group! The views of the lake and the mountains are stunning. Irina is also an excellent host and communicates quickly.

What we didn't like had nothing to do with the house. It is a walk to and from town or grocery stores. While there is a bus system in Bellagio, it is not always reliable and taxes are very hard to find.

This villa is perfect in every way, it is spacious, luxuriously fitted and has everything you could ever need. The pool was wonderful, the gardens delightful and the outside dining area huge with a lovely lounge area too. The kitchen was beautiful,as were all the rooms and they were all very well equipped. The bathrooms were numerous and really spacious too. There was even a downstairs kitchen, a lounge and a gym too! The views from the numerous patios, balconies and terraces on all levels that surrounded this glorious villa were breathtaking and there was so many areas to sit and relax. Irina , the villa manager was incredible, she looked after us all wonderfully and was always on hand if we needed anything at all.Alex attended the pool daily. The holiday was quite simply one of our best and all our family thought so too, this villa was truly outstanding. We will remember it always, it was perfect.

We loved it all

The appearance of the villa is exactly as pictured, and the views are incredible. It is a beautiful place in terms of its appearance and surroundings. The hosts are almost always at your disposal and available for any requests. We appreciated Alex specifically, who was able to pick up food from the local supermarket for us when we encountered problems and was generally very helpful throughout our stay. The villa was also very clean throughout.

The journey to and from the villa on foot is extremely steep, long and unsuitable for older guests. After reading that the villa is a "10-15 minute walk" from the town, we did not expect such a significant hike after arriving in San Giovanni via ferry. The host's failure to mention the climb to get to the villa without a car felt irresponsible, as the pictures make the town seem much closer. With older family members, this was concerning. While supermarkets are, in fact, within walking distance, the property description also does not acknowledge that most of this walking will be on a main road without pedestrian footpaths. I would definitely not recommend this villa to anyone who is planning on travelling on foot during their stay. The walk to the San Giovanni village restaurants does, however, have a pedestrian route. The house has an ant infestation (pictured) both inside and outside, from the bathrooms to the kitchen cabinets. During heavy thunderstorms, rain will leak through the bottom of multiple doors on the second floor and into the bedrooms. In a property of this stature and price point, you would not expect this. Other minor problems like power cuts, occasionally having no hot water, sinks that do not drain, a leak in a bathroom, and the distance between the house and its garbage bins added up and made our stay a not-so-luxurious one.

Villa was spacious and had a stunning view + cute garden. Kitchen was well equipped. Not so many restaurants nearby but walkable distance to Bellagio with many options.

Water in the pool wasn't transparent most of the time, so we weren't able to enjoy the pool.

The photos on your website were well done...however the property is far below the quality. I am wondering if the photos were staged? You might want to check on it.

It was full of insects, bugs and spiders. We were told that the sheets are only washed monthly so no idea how many bed bugs might be there. We arrived very late in the evening, slept in our clothes and left early the next morning to finds a new hotel!
