Amazing, perfect location that was an oasis from the busy city. It is like staying in a private villa in a park. Just lovely, and quiet, waking up only to the sound of birds. Spacious, charming, and comfortable.
Hot water was a bit hit or miss - but the pluses and convenience to all Rome sites outweighed that small issue. And hey, the days were hot!

It’s got a lot of character as you stay in an old barn type building. Very high ceilings and exposed beams and the site itself is in a kind of private park Staff were very friendly and nice we contacted them and when they introduced us to the room etc
They hold events there which can be quite noisy and go quite late. On one occasion it kept us up until 1am when we had something booked early the next day
